BEST SUNSET in the Keys, Ocean Beach Front, 2 bedroom, 2 bath ensuite, newly remodeled Condo with new furniture.
Perfect get away for a week or a month.
BEACH is 30 feet from our balcony.
150 feet to pool with hot tub.
Great fishing right off pier with no license for our guest only, not friend's of guest.
The beach is right out your front door.
You can sit on our deck and talk to your family just below on the beach.
COMPLEX DOES NOT ALLOW PETS! SORRY.
Key Colony Beach is an unusual find.
Its off the rushed path of the Keys, in a more up scale neighborhood.
People are out walking, running and biking all hours of the day. There are biking trails with in .5 miles which allows cycling off the highway, this is my thing, cycling.
NEED TO WORK, many of us do while on a trip. Master Bedroom has a work desk.
Sunday nights there is usually live, free music at Sunset Park right next to complex.
On site tennis courts
Par 3 golf course .5 miles away.
Fishing charters are also .5 miles from complex.
Our unit has
Brand New AC unit and water heater.
Brand new furniture
Great open floor plan for cards, game or just to talk while dinner is being cooked.
Two bedrooms, each with a ensuite bath.
Full size washer and dryer.
Mile marker 53.5
We like to fly to Key West, less work!!!
Local restaurants and stores are as close as .5 miles to less than 5 miles away.

Rent and Rules
(a) You are renting this Property for the dates and rent rate specified on the rental site VRBO.
(b) The Management Company: KCP Vacation Rentals will be sending you a rental agreement which needs to be signed and returned to them.
(c) We can accommodate 4 guests Max.
(d) NO PETS OR SMOKING ARE ALLOWED!
Payment Methods:
Payment shall be made to VRBO site.
Taxes: Florida imposes an accommodation tax of 12.5% of the total gross rent payment for all short term rentals. This tax is in addition to the rent base rate, will be charged to and paid by Tenant to VRBO.
Home condition and cleaning:
Tenant is responsible for leaving Property clean, free of damage, ready to rent and in the same condition found at the start of the rental period.
If any of the items listed below are an issue, there will be damage deposit deductions. .
Home is a mess
Garbage still inside
Dishes not done
OR generally very dirty including exterior.
There will be a loss of some or all of your damage deposit.
Any of these items listed will be considered damage, severity will determine the fee for the damage.
ANY Damage caused by Tenant or Tenant's guests during Tenant's occupancy must be reported before departure!
Tenant shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners.
Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be a material breach of this rental and grounds for immediate eviction. This section also applies to any and all of the Tenant guests. No refunds will be given if eviction is required.
Maximum Occupancy:
MAX 4 guest. Occupancy of the premises will be limited to the number of guests specified in Schedule I. Tenant shall not permit the property to be occupied beyond Maximum Occupancy over night. Violation of this policy will result in a material breach that allows refusal of occupancy, termination of this rental, and eviction without refund.
Bedding arrangements in the Property are to illustrate possible sleeping arrangements and may not be taken as a representation of permitted occupancy.
Hosting of parties in the condo, on decks, or anywhere else on the property beyond the eight total people is a violation of this rental. Tenant agrees to be responsible for ensuring that Maximum Occupancy of the Property is not exceeded during their stay.
Cancellations:
With-in VRBO there is a 60 day cancellation policy.
All cancellations by Tenant must be over VRBO’s site. When a cancellation request is submitted to VRBO prior to the Check-In Date and closer than 60 days, if the Property is subsequently re-rented during the booking period, Tenant shall receive a refund equal to their total rental fee minus any fees incurred due to rental loss and or rebooking fees.
Rules:
The renter and their guest must follow the KCP Vacation rental Rules
Non-availability of Property: In the event that the property is unable to deliver the Property to Tenant at the Check-In Date because of fire, eminent domain, bankruptcy, receivership, foreclosure the Tenant's sole remedy and maximum damages recoverable as a result of any of these conditions is the full refund of all funds previously received from Tenant minus fees paid to third parties for additional services or goods.
Evacuations: THERE WILL BE NO REFUNDS DUE TO INCLEMENT WEATHER, INCLUDING
HURRICANES. If local authorities order a mandatory evacuation of an area that includes the Property, the Tenant shall comply with the evacuation order. IT IS STRONGLY RECOMMENDS THE TENANT OBTAIN INSURANCE WHICH COVERS FOR ANY REASON/ TRIP INSURANCE TO ADEQUATELY INSURE TENANTS FOR LOSSES AND RENTAL OBLIGATIONS TO
VRBO AND TRAVEL DUE TO INCLEMENT WEATHER or other un-foreseen issues.
Other Refunds: There will be no refunds. The malfunction of air conditioning, kitchen appliances, electrical equipment, or plumbing will not automatically render the property unfit and uninhabitable. Damage to certain structures including but not limited to screen porches and outside walkways will not automatically render the property unfit and uninhabitable. Public utilities are beyond KCP control and their failure will not be grounds for a refund. No amenities are guaranteed. The failure or absence of amenities including but not limited to TVs, computer equipment, pools, hot tubs, telephone service, internet service and Wi-Fi will not entitle Tenant to a refund. Every effort will be made to ensure repairs are made and that all equipment is kept in working order. Please report any inoperative equipment to KCP promptly. No refunds shall be granted due to acts of nature, delay in check-in, early departure, surrounding construction, the condition of nearby beaches, or noise.
THE RIGHTS AND OBLIGATIONS OF THE PARTIES TO THIS RENTAL ARE DEFINED BY LAW EXPEDITED EVICTION OF TENANTS.
YOU’RE PAYMENT OF MONEY, BOOKING OF THIS RESERVATION ON VRBO OR TAKING POSSESSION OF THE PROPERTY IS EVIDENCE OF YOUR ACCEPTANCE OF THE RENTAL AND INTENT TO USE THIS PROPERTY SOLEY AS A SHORT TERM VACATION RENTAL.
HOUSE RULES:
PARTIES/EVENTS: Absolutely no parties, functions, or events are allowed!
GUEST COUNT: Should guest count exceed that from your reservation for any reason what so ever, additional charges will apply.
CHECK-IN: 4:00 PM
CHECK-OUT: 10:00 AM
SMOKING: No smoking is permitted in any indoor space, indoor areas open to the outdoors or in the pool area.
$1,000.00 smoking cleaning fee will be assessed for violation of this rule. If you must smoke, please go for a walk.
Please do not leave butts at our home!
PETS: Pets are prohibited on the property. A $1,000.00 pet cleaning fee will be assessed if evidence of a pet is found.
HURRICANE POLICY: We do not offer refunds! We strongly recommend an, any reason cancellation trip insurance policy.

Should you require any assistance after hours, please leave them a message and they will respond to your call just as soon as they retrieves your message.
NOISE: We are located in a residential neighborhood, Key Colony Point Florida is a condo association. Accordingly, we ask that you be mindful of our neighbors and lower the volume on any amplified music to a level that cannot be heard from the neighboring properties. Loud music is not allowed by the condo association.
LINENS: A basic supply of clean linens is provided. The rental does not include daily housekeeping or linen cleaning services.
RESTRICTED AREAS: Tenant and Tenant’s guests are prohibited from accessing any area of the Property that is locked or designated restricted by Owner or Agent.
KITCHEN: Tenant is responsible for ensuring that the kitchen is clean and free from damage at the end of the rental period. Essential kitchen appliances, cutlery, utensils, dinnerware, glassware, etc. Tenant is responsible for ensuring that all kitchen equipment is accounted for at the end of the rental period and clean!
POOL: Tenant agree to the following pool rules: (a) Use amenities at your own risk and dial the appropriate authorities for any emergencies; (b) No diving, running, or reckless play allowed; (c) Report all problems to us immediately.
Swim at your own risk, there is not a lifeguard. No swimming alone, and supervise children at all times and do not leave them unattended; Use all pool equipment for its intended purposes only; No glass containers or food are allowed around the pool; Do not add any chemicals or other agents to the pool; Test the water depth before entering; Avoid alcohol use with pool; Unsanitary condition(s) resulting from Tenant’s use that require drastic measures such as water replacement will be charged to the Tenant.

Coni and I retired 4 years ago, after being in private practice dental field.
We enjoy traveling and are always look for nice properties.
We have owned vacation property back to 2001, 8 years in Whistler in 2001, 7 years in St Thomas starting in 2017 and currently still there with a 6 bedroom home on the ocean, VillaStThomasUSVI.
We look for properties we want to be at, make them the best we can and hope our guest and us enjoy the homes.
