Located just 8 minutes from the Bellagio Hotel, spread out in style in this 4000 sq ft 5-bedroom* heated* pool home. Themed with the color gold and featuring famous Las Vegas shows throughout history. House features a projector movie room, billiards table, poker, X-men arcade game, smart TVs in every room, granite, ceramic-travertine tile, American custom-made cabinetry, cotton sheets, gel pillows, two central HVAC’s, shutters, black out curtains, & a formal dining area.

THE SPACE

Entertainment: Enjoy our 120-inch projector screen with surround sound, outdoor propane grill (guests must refill propane if empty), patio furniture, heated pool*, jacuzzi*, foosball table, dart board, board games, X-men arcade game, professional concrete 8 ft. pool table, 5 smart TV's. Smart TVs are Roku Smart with streaming enabled so you can stream from your phone to the TV. Smart TV's include HBO Max, Amazon Prime, Disney Plus, Netflix, and Paramount Plus. Xfinity cable is available for your smart phone to stream to the TV if you have a sports event or news you need to watch. House has board games, poker chips and cards. Internet service is provided by Verizon Wireless 5G and is 100mb/s with unlimited data and no throttling.

Comfort: We have 100% cotton bedding on our beds with white bedding (microfiber duvet). Beds feature a blanket in addition to a comforter. Do not trust vacation rentals that don't have white bedding. All mattresses are medium firm and free of harmful chemicals. Beds feature plenty of ultra-comfy gel pillows. The house is tiled in much of the common area with new carpet in bedrooms and parts of the living area. We blackout curtains on all windows to assure darkened sleeping areas in rooms. Eco bee thermostats are installed in the house and the house has two separate HVAC units to handle the summers. All full-size bedrooms and living areas have ceiling fans and we have box fans available by request. We have two separate 50-gallon water heaters to assure that larger groups have adequate hot water. Lighting throughout the house is warm 2700K temperature.

Outside: House features a shaded covered patio with two tables and plenty of chairs for outdoor seating along with a propane grill. Our pool is optionally heated with a solar blanket and heated with natural gas and will provide a steamy luxurious unforgettable experience. The solar blanket needs to stay on throughout your stay when pool is not in use to conserve up to 90% of energy loss. We also have an optional jacuzzi. The back and front yard is fully landscaped with cypress trees, sago palms, oleander, wax leaf privets, and Mexican birds of paradise.

Area: The house is 10 minutes east of the Bellagio hotel off the strip off Pecos between Tropicana Avenue and Flamingo Blvd. We are 4 minutes west of the 515 freeway, which provides fast access to Henderson, the lakes, Hoover Dam, and the Downtown Freemont Experience.

Inside: Walk into the entryway to a towering, vaulted entry way and Italian ceramic tiling throughout most of the living area with natural wood baseboards and crown molding throughout. House is painted a warm Revere Pewter and Winter gates shades of grey. To your left is the family room with a wood-burning fireplace, 120” projector with two white leather couches, and movie chairs. The projector is casting enabled and features Roku with surround sound. Off the family room is a massive informal dining with a full-size dining table adjacent to the extra-large and fully stocked kitchen, which features American made weathered wood cabinetry, plenty of cooking supplies, gas wall ovens and a gas cooktop, an XL 3-door fridge with an ice maker and water dispenser, a garbage disposal, free coffee and a coffee machine, and a dishwasher. The kitchen looks out to the gorgeous and massive backyard. Off the kitchen is a formal dining room, which is adjacent to a living room which we have for the gaming area featuring darts, a professional slate billiards table, and an X-men arcade game. Off the massive living area on the east end of the home is the massive master suite featuring a fireplace, a walk-in shower, travertine-ceramic tiles, granite counters, a separate toilet room, two vanities, a separate bathtub, and a walk-in closet. The second walk-in closet has been converted into a sleeping area. The opposite west wing of the house features a laundry room with a brand new smart American-made GE washer and gas dryer, three large bedrooms with two walk-in closets, and two full bathrooms with a shower/tub combo. We have an extra walk-in closet on the home’s west end that we’ve also converted into a sleeping area.

Office space: Calling all teleworkers! Our home features office space in multiple rooms. We also have plenty of desk space in the living areas and sufficient desk space in the kitchen.

Conservation: Our home offers some green features. We have LED bulbs in all lighting. We minimize plastic waste with our bathroom supplies. We recycle and expect guests to do the same. Our bathroom fans come on and off automatically based on humidity. We have dual pane windows on all windows and the home is well insulated.

Parking: A maximum of 4 vehicles are allowed to park at the home. Overflow parking is across the street from the house and is a 2-minute walk. We do have parking restrictions of no parking at the house once a week, message us for details (2-min walk to move car).

Tiny “Rooms”: Note our two tiny rooms are a big walk-in closet converted to a sleeping area, they have a light switch, outlets, and an HVAC vent for fresh air. Both have a private entrance from a hallway and you do NOT need to walk through a bedroom to get to them.
Living Room: Sleeps 3 – Couches

Security: We do have CCTV outside the house to help protect us and help protect you and help protect our neighbors.

Optional upcharges*:
Pool Heat: Gas heat is needed to keep pool swimmable from Nov 1-March 30 and is $249 for the first day and $129 for each subsequent day and keeps it at a ridiculously warm 90 degrees. Gas heat in the warmer months from April1-Sep30 is $129 for the first day and $89 for each subsequent day and will guarantee the pool at 90 degrees. If you select one add-on, it must be for all days of your booking, not just one day. 90 degrees is similar temperature to a warm bath. Just let us know after booking if you want to add the gas heat.
Jacuzzi: Jacuzzi is free if your base rate before taxes and platform fees is $300/day, if your base daily rate is less than $300/day, your cost for the jacuzzi use will be $49/day (optional).

Optional butler/concierge: This home has an OPTIONAL concierge/butler available for FREE for premium bookings over $1000 (before airbnb taxes/fees), for each $1000 of your booking you will receive 4 complimentary concierge hours. ($1000booking=4 free concierge hours, $3000 booking=12 free concierge hours). If you want to request any special services during your stay the concierge is available at your service as for daily maid service, cooking (we have full menu available), errand running, and as a local guide (he is unable to drive if guests are a passenger in the vehicle). Please request these services through the platform application. If you opt in for the concierge services, the concierge would be on-site during your stay in an accessory dwelling unit, and you would have complete privacy during your stay as the accessory dwelling unit has a private entrance. This on-site concierge is OPTIONAL. Just let us know after booking if you want to add the on-site optional concierge services.

LLC Disclaimer:
We are consistently looking to attract new members to this LLC to help offset the common expenses to maintain the property. This property operates in compliance with state and local law. It is not a short-term rental. This is a shared ownership, which is not a new concept. It helps offset the common expenses between the member/owners. Ownership is held in an LLC. The governing document is called an operating agreement. This sets out the rights and responsibilities of each member/owner. When you schedule the use of the property, prior to any use of the property you must be assigned a membership/ownership interest in the property through the LLC, thus you will become a member of the LLC with a right to use the property. This online platform is utilized because there are many members. We use this online platform/portal for scheduling and booking of this property on a first come first serve basis. We are consistently looking to attract new members to help offset the common expenses to maintain the property. This property can only be used by members of the LLC only. Tournament Trip
This house was perfect for our team to stay at for a tournament. All info on listing is correct and the house is as shown. Tons of space, heated pool and hot tub, huge kitchen and clean. We will gladly book again for our next trip back to Vegas!

Everything was clean. The heated pool was a hit, they kept it very, very warm. The house is gigantic and was plenty of space for our group. We chose to uber around the whole time and not have a car and it was close enough to where we wanted to be. We encountered no issues during our stay.

Elegance
This is a luxury experience, everything in the house was new, clean, professionally designed, and maintained. We would stay again. There was a cat that wanders the backyard but we thought it was cute since the outside has the leopard theme. The hosts were prompt when we messaged for help with the jacuzzi and the bedding was perfect and beautiful. Towels are on the cheap side but there were a lot of them available.

Perfect stay
