Owner’s responsibilities in Greece

Obligation regarding registration numbers

Please note that according to Article 84 of Greek law no. 4472/2017, you may be required to obtain a registration number (AMA) before you list your property on the VRBO platform.
According to the above-mentioned law, the Owner/Property Manager should be registered in the “Short-Term Stay Property Registry” held by the Revenue Authority (I.A.P.R.). All advertising, promotional and marketing material in digital format or any other format must include the relevant registration number, which must be clearly displayed on all listings for properties based in Greece.
In cases where the Owner/Property Manager has a Special Operating Logo (ESL), they are not obliged to be registered in the “Short-Term Stay Property Registry” and obtain a registration number, but they are obliged to add the ESL or registration number to their listing when uploading the property on VRBO, as well as any to any other promotional material.
The following are exempt from the obligation to obtain a registration number:
  1. a property leased to a lessee under a leasing contract that is being subleased,
  2. a property belonging to a Holy Monastery of Mount Athos or a part thereof and that is being leased or subleased by the Holy Monastery,
  3. a property with a right-of-occupancy dwelling which is not used by the rightsholder and is being leased by the owner,
  4. a property that is being subleased and is owned by a Central Administration Entity (or by the Public Sector or the State) as defined by the provisions of Article 14 of Law no. 4270/2014 (Greek State),
  5. a caravan, mobile home, or boat.
