BEDROOMS
- As you make your way through the luxe expanses of this expansive retreat, you’ll find yourselves 4 spacious, well-maintained bedrooms set across 2 Units.
- Both units are set apart by a distinctive courtyard and all rooms are on the ground floor of the property.
- Oozing warmth and comfort, all bedrooms offer a cornucopia of amenities such as a king-sized bed, AC, Wi-Fi access, wardrobe, heater, and splendid view of the lawn.
- 3 of the bedrooms offer a king-sized bed and 2 sofa-cum-beds, whereas the fourth bedroom is equipped with a king-sized bed and an extra bed.
- All rooms are also equipped with an ensuite bathroom.

BATHROOMS
- There are 4 attached bathrooms and 1 common bathroom - near the pool area.
- All bathrooms have geysers, towels, hairdryers, wardrobes, and basic toiletries.

COMMON AREAS
- Curated with tastefully done furnishings exuding utmost comfort and a dash of luxury, the interiors of Unit 1 feature 2 spacious living rooms.
- Set on the ground floor, the first living room has an L-shaped couch and chairs that can comfortably seat up to 9 people.
- With views of the pool and lawn, the room is replete with amenities such as a portable music system, AC, and Wi-Fi access.
- The second living room with equally opulent furnishings features sofa-style seating that can accommodate up to 4 people comfortably.
- It is equipped with amenities like AC, TV, and Wi-Fi access.
- Making your way through the living room, there is a separate dining area replete with snug furnishings for 8 people.
- It is equipped with an AC and offers a scenic view of the lush green lawn.
- The indoors also offer a designated games room with a variety of indoor board games and a pool table.

- Guests can access the pool till 11:00 PM.
- The outdoors also offers a great place to engage in some fitness activities. The 400 m. walking track laden with beautiful plants on both sides is the ideal place for early morning walks.

- Vegetarian meals can be provided at an additional cost.
- The costs for the aforementioned food and beverage offerings and events are subject to an 18% GST charge.
- Prices and items may vary subject to availability and peak season rates.
- Guests are requested to adhere to the meal timings.
- Consuming non-vegetarian and eggetarian meals from external sources is allowed. However, preparing non-vegetarian dishes and eggs on the premises is prohibited.

GUEST ACCESS
The guests have access to the entire villa except for the kitchen. In response to the COVID-19 pandemic, guests may have restricted access to all the shared amenities. 

INTERACTION WITH GUESTS
The host is not present at the property but is always accessible via call or message. A trained and responsible caretaker is present to resolve any concerns and help you have a perfect stay. The caretaker will be available at all times. 

STAFF ACCOMMODATION
We are unable to provide accommodation for your personal staff.

The quietude that surrounds the premises of this property offers the guests a rejuvenating experience. Indulge in a refreshing splash in the private outdoor plunge pool. A competitive game of pool is definitely on the cards. Guests can also play outdoor games such as badminton, cricket, frisbee and football and bring out their inner child.

ADD-ON SERVICES
- Vegetarian meals can be provided at an additional cost.
- The costs for the aforementioned food and beverage offerings and events are subject to an 18% GST charge.
- Prices and items may vary subject to availability and peak season rates.
- A bonfire setup can be arranged at an extra cost of Rs. 2000.
- Guests can use a hookah for an additional charge of Rs. 2000.
- Prices may vary subject to availability and peak season rates.
- Extra guests can be accommodated at an additional cost of Rs. 1000 per person, per day. If someone brings an extra guest at the time of check-in, without booking or pre-informing, then the extra guest charges are Rs 1500. Furthermore, the additional guest fee is Rs. 1500 if a guest checks in without making a reservation or prior notification.

HOME TRUTHS
While we do promise you a welcoming home and a great stay, here are a few things we’d like to mention so as to ensure there are no unpleasant surprises later!
- All-male groups are not allowed.
- Please note that ID verification will be required at the property.
- This is not a pet-friendly property.
- There are various units in the vicinity and the stay is a part of a gated society.
- In case of a power outage, the 25 KVA generator can support all electrical appliances for up to 6 hours.
- All mobile networks work fairly here.
- Guests can stay connected with complimentary Wi-Fi. Network is subject to availability at any given time.
- Consuming non-vegetarian and eggetarian meals from external sources is allowed. However, preparing non-vegetarian dishes and eggs on the premises is prohibited.
- Please be mindful and keep noise to a minimum after 10 PM.
- There are CCTV cameras that capture the common and external areas of the property for security purposes.
- The property is home to 2 friendly and well-trained dogs.
- The caretaker resides on the premises of the property and will be available at all times.
- Please note that prices for organising events may differ from our regular stay prices.

POLICIES
- The full payment must be made for your booking to be confirmed.
- The number of guests must not exceed the count mentioned at the time of booking.
- Only the guests who have been accounted for are allowed at the villa.
- All guests must be able to share valid ID proofs when asked. This could be at the time of booking, and also upon arrival.
- All foreign nationals must be able to share their passport and visa details prior to their stay.
- Any damage to the property caused by the guest will be charged as per the actual cost of repair or replacement.
- Any illegal activity - including but not limited to prostitution and the use of narcotics - is strictly not permitted.
- Any commercial activity is strictly not permitted.
- A refundable deposit may be collected before check-in. 
- This entire amount is refunded within 5 working days, provided the total number of guests does not increase and the check-out time is adhered to. 
- Should the property be utilised for commercial filming, video shooting, or group activities that exceed the parameters of the initial booking, the guest shall be liable to incur supplementary charges in addition to the standard villa booking fees.
- Furthermore, an extra refundable security deposit shall be required to address any potential damages arising from the extended usage of the property.
- Failure to settle the specified commercial charges for exceeding the original booking scope will result in the cancellation of the reservation and denial of check-in.
