Zyanya is a unique one of a kind oceanfront property located on Punta Sur. The home contains four large master bedrooms each with their own private master baths all with views to the ocean. The downstairs bedroom which is also wheelchair accessible is not only facing the ocean but open to poolside for easy access. Each of the three upstairs bedrooms has a private balcony with the most incredible ocean views. There is one central tub room upstairs with a large oversized bathtub for the whole house to enjoy and escape after a long day at the beach, pool or exploring the island. The large oversized double living room and kitchen with ceiling to floor sliding doors open to the outside allowing for ocean breezes to fill the house. Large Oceanside infinity pool and deck equipped with lounge beds, dining area, and chairs are perfect for entertaining.
There is a Chef's kitchen and an extra-large laundry area. The House has the most amazing curated hand made furniture and vast art collection making this a desirable property on the Island.

Every detail of the home was stunningā€”thoughtful, beautiful, and impeccably maintained. It set the tone for an unforgettable week.ā€ØThe staff truly made the experience exceptional. Luis, the chef, was outstanding. Not only were the meals delicious and beautifully prepared, but he thoughtfully worked around multiple allergies with ease and care. He also handled all transportation arrangements seamlessly, which took so much stress off our group and made everything run smoothly. The wifi was easy to connect and fast. Download the SONOS App and listen to music and control the sound level in every room.ā€ØWe hosted the bachelorette party and a post-wedding brunch at the villa, and both were absolutely over the topā€”in the best way possible.The rooms had magnifying lighted make-up mirrors and hair dryers. One less thing to pack!!!ā€ØIf I had to do it all over again, the only thing I would change is having the actual wedding ceremony and reception at the villa itself instead of a nearby venue.ā€Ø One additional note: rather than booking through VRBO, I would absolutely recommend working directly with the owner, Angel. This place was absolutely amazing. The host, Angel, was a 12 out of 10. She went above and beyond in every way and truly treated us like her own family.When we needed a doctor to come to the house, she arranged everythingā€”and the doctor arrived within an hour. When we wanted massages, she connected us with a provider, and they ended up being some of the best massages weā€™ve ever had.The beds were hands-down the most comfortable beds we have ever slept in while traveling. The staff was incredibly kind, warm, and friendly, and fresh coffee was made for us every single morning. The house staff even did our laundry daily, which made the experience feel effortless.The home itself is stunningā€”the surround sound system is incredible, the pool was perfect, and every detail was thoughtfully done. It truly was the best of both worlds: the comfort and privacy of staying in your own home, with the service and experience of a luxury hotel or all-inclusive resort.This was a five-star-plus stay. Zyanya, Luis and the Ladies!Let me start with a few defining tidbits about myselfā€¦.I do not normally write reviews. I travel the USA and parts of the world FOR FOOD. I am from a small farm town originally (less than 1000 people) and I have a nose for people and food. I have 7 kidsā€¦.I am not Mormon or Catholic. Family is the joy of life. Over a year ago my wifeā€¦aka Smokahontis and I began looking for a place to bring our large tribe to on Isla Mujeres. We had been 3-4 times before and countless times in Cancun, Playa Del Carmen and Tulum. Until last year over new years with a group of friends it had only been resorts and honestly that served us well. Now we are a growing family with a granddaughter, two daughter in laws and the rest of our original 9 pack family. We are a loud, food loving, game competing, sports watching, loser face deep consequence type of crew.Angelā€¦.the owner began responding to me with basic answers to basic questions. Which was fine and got us all ready as she easily booked our 3 golf carts, our airport and island transfers and booked LUIS AND THE LADIES. Fast forward to the days just prior to arrival. Angel went into OVERDRIVE from a customer service vantage point and continues to be even now as I type this prior to our departure today. We head back to life as we know it and average food even if we eat out at the best we know. Our flights were all delayed and we had 4 separate groups of US arriving at separate timesā€¦.she handled it al

What a fabulous stay from start to finish. Angel helped us arrange transportation, golf cart rentals and charter catamaran. The house is gorgeous and beds were the most comfortable weā€™ve ever slept on! Our party of 13 enjoyed the pool and huge living room and Luis the chef was just amazing. Five stars all around.

Best trip ever! Angel was a very attentive host. Always very responsive. The house and views are incredible. The staff- Luis, Roxanna and Nancy are the reason we will book this home again. Itā€™s my second time staying here now with friends, we were celebrating our 40th birthdays.Hire Luis the chef! Heā€™s food is AMAZING!!! Worth every penny! and Roxana, oh Roxana is there to pamper you as well, she is there serving you drinks, cleaning, prepping food , snacks and for pretty much anything you might need, everyone there is SO accommodating. The house is spectacular! I canā€™t say enough about it.We tried a new hotel before getting there but I was highly disappointed, nothing compares to Zyanya, the level of detail and care, cleanliness, just everything.Itā€™s just paradise!! A little piece of heaven! You wonā€™t regret staying here!

JUST WOW!!!

If you are thinking about booking, think no longer and just book it. This property is absolutely amazing!!! The pictures definitely don't do it justice! The views are incredible. Chef Luis, Roxana, and Marina were wonderful and the food and drinks were delicious, I would definitely sign up for chef services again. From start to finish, just an incredible trip. Angel, the house host, was very responsive and so helpful in getting all our extras booked...transports from the airport to Isla Mujeres, golf carts, ruin dinner, fire dancers, groceries, etc...basically anything and everything you could every need. We will definitely be back!!!

I donā€™t even know where to beginā€”our stay at Zyanya was nothing short of perfection! From the moment we arrived until the very last goodbye, we were treated like royalty. Planning a bachelorette trip can be stressful, but this experience exceeded every expectation I could ever have.First and foremost, the team. I have never encountered a more accommodating, thoughtful, and genuinely kind group of people. Every single staff member went out of their way to make us feel comfortable, pampered, and completely at home. Chef Luis ā€“ WOW. This man is a culinary genius. Every meal was a masterpieceā€”fresh, flavorful, and presented with love and care. He customized dishes to suit everyoneā€™s preferences (even the picky ones in the group!) and made us feel like we were dining in a five-star restaurant at every sitting. The food alone is reason enough to return. He made this trip for us.And Angel, the owner ā€“ an absolute gem. From our first communication, Angel was incredibly responsive, attentive, and sincere. Truly 5 star experience

10/10 stay for our group of 10 adults on a friends trip (we had the guest house too). Beach towels, toiletries, bathing towels all provided. The villa itself is impeccably designed and the aesthetics and views are fabulous. Amazing private chef (highly recommend opting for this). Chef Luis and his team were amazing and each meal was better than the last (we all agreed they were the best meals we had on the island). They were able to accommodate several dietary restrictions and allergies and even prepared special dishes for a few people as needed. As the planner of the vacation, the host Angel and Chef Luis made my job easy and our group had a fabulous, memorable vacation!!!! I thought the reviews were too good to be trueā€¦ but I was wrong, itā€™s that good.

Perfect Wedding Venue for 9 people

House is perfect with plenty of room. Bedrooms and bathrooms are big but the space just for all of us to be together, really made the occassion. The absolute best thing was Luis the chef and the fantastic food he produced. We had breakfast and dinner each day and let him decide the menu....unbelievable including lobster for the wedding meal. 30 per person per day to hire chef services plus house staff and groundskeeper then you pay for whatever food and drinks you want and they get. Food was approximately 30 per person per day! All communication was easy. Angel, the owner provided suggestions and helped with wedding arrangements.With everything done, this was a very relaxing trip and stunning wedding location.

5 female colleagues all went to this VRBO and had the time of our lives - the property is gorgeous, the private chef was amazing, and we like to go to different places as a friend group but will go back to this one next year - this overlooks the ocean and the house is spacious and comfortable and looks like something from a movie - wonderful place

5 Star Vacation

The pictures online try to do it justice. Thereā€™s just no way. The views are seriously like postcards. The property and grounds are cleaned everyday. We paid to have the chef service. I would highly recommend doing this. You wake up to the smell of a breakfast, fresh fruit and newly squeezed juices. Luis and his team are beyond top notch. The dinners are better than any restaurant. Everyday walking downstairs is like the first day you arrived. The house is spotless. We will come back to jewel. This was the best place I have ever stayed at. The host and team were super communicative. She was available at all times to help anyway and went above and beyond. Chef Luis and the cooking team was the highlight of our stay. The best food we have ever eaten ANYWHERE. They took our trip from awesome to the best trip. I cannot thank them enough for the time and effort they put to making our stay one of the best!

Couldnā€™t have asked for more. The staff and the beauty of this house made our experience!! We came with family and friends to celebrate my husbands birthday. Family and friends had rentals nearby and would come hang out at Zyanya all day! Luis and staff are top notch and I wouldnā€™t have asked for anyone better.

Wonderful!

The property, house, everything is so beautiful and well kept. The best part about it though, are the staff. The Chef and the girls who clean and assist the chef are absolutely amazing! Will definitely be back!!

Perfect Vacation!

We had the best time at this beautiful house. Everything is so clean and designed to perfection. We had the best food and drinks thanks to Louis, Roxana, Marina and Nancy. They took such good care of us, gave us recommendations around the island. As we walked out, we started planning out next trip back!

Our stay at Zyanya was absolutely perfect. The home is immaculate and exactly as pictured. Absolutely stunning views and very quiet, we loved that there was no road noise and could just enjoy the crashing waves. The beds are so comfortable that a few of my guests wanted to strip down the sheets and see what mattresses they are. Roxanna and Luis (chef) were amazing. The meals they made were perfect and delicious. The attention to detail was so appreciated as we had a couple in our party with severe food allergies and they easily accommodated this with no problems. We all agreed that we 10 of 10 would book and stay here again. In every aspect they made our trip perfect.

Magical from beginning to end

I honestly do not have words that can fully describe how incredible this experience was. I went with a group of 10 for my 50th bday, and every detail was absolutely perfect. If you're like me, maybe you're thinking...but it's so expensive, so decadent. Yes it is - and it's worth every penny. Or maybe you're thinking, is it too far on the south end and away from 'town?' Nope - you will never want to leave anyway. The location is perfect and it's easy enough to get around. Are you on the fence about hiring a chef? Every single review on here was right - HIRE LUIS! The food was incredible and it was so nice to be taken care of in that way. He cooked breakfast and dinner for us, and it was a highlight of the trip. Everyone raved to no end about his culinary genius. The house is incredible - beautiful art, views, amenities, cozy beds and lounges. Angel is super responsive if you need anything or have a question. She and Luis helped us arrange taxi services, and responded immediately to any inquiry we had. The staff is so kind and attentive, and not intrusive at all. We had my birthday dinner in the ruins, and midway through dinner I was sitting at the table just watching my friends...I kid you not, I was moved to tears. I was just so overwhelmed by the whole thing. The beauty of the setting, the delicious food, the caring staff, and of course, the laughter and smiles of my dear friends. I felt so profoundly grateful for all of it. Book Zyana - you will not regret it!

Absolute perfection!

From the moment we stepped through the gorgeous front door to our last morning at Zyanya, our vacation was nothing short of perfection. The home is incredible! Ocean views from every room and no detail was overlooked. Angel was so helpful in booking transportation and arranging massages and facials. Chef Luis spoiled us with delicious meals and the margaritas were not to be missed! Our vacation passed much too quickly and we look forward to our return to beautiful Zyanya.

Two weeks of pure blissā€¦

Just returned from a 2 week stay at Zyanya where a group of 10 gathered to celebrate two milestone birthdays in the family. Our stay here was perfection from start to finish. Angel was the most amazing host - she arranged for airport and ferry transfers for our group who were arriving from across the country and around the world. She helped us plan a spectacular birthday party, arranged a whale shark tour and Mayan ruin tour and was available to us 24/7 for the duration of our stay. The house is absolutely stunning with each bedroom more beautiful than the last, a pool and deck area large enough for everyone to have private space, stunning gardens and a stoneā€™s throw from the turquoise waters of the Gulf. We hired Luis to prepare meals for us during our stay. Best thing we ever did. The food was incredible and Luis became a friend - he was such a joy to work with and was instrumental in making our stay wonderful. Do not hesitate to hire Luis - I canā€™t imagine a stay at Zyanya without him. If you are fortunate enough to find that Zyanya is available for your travel dates, book it immediately!! You wonā€™t regret it. My only regret is that we couldnā€™t stay longer but weā€™ll be back!
