4/3 home. Sleeps 14. Master: King. 2nd bedroom: King. 3rd bedroom: King. 4th bedroom: Queen. Also: 4 Futons. 2 Dogs Allowed additional $25 per night per pet. MUST BE 25 TO RENT. Renter's ID and Credit Card must be presented at check in or via email. In addition, the electronic rental agreement must be signed prior to check-in.

This beautiful Guadalupe River front home accommodates up to 14 people. It has three bedrooms with king sized beds and one room with a queen. Additional sleeping for 6 with sofa sleepers. Everything you need to make lasting wonderful memories is in this large house on the river. Offering free access to Wi-Fi and a smart TV since we know you need some of the pleasures from back home. This home has 2 kitchens including: refrigerators, oven/stove, microwave, coffee makers, blenders, pots, pans, plates, glasses etc. Each kitchen has it's own connected dining area and breakfast bar which together seats 14. High quality linens are provided for all beds and baths. BBQ pit available for use as well as two kayaks. There is one 10 foot and one 12 foot kayak. There is a fire pit (fire wood not provided.)

This property is dog friendly with a 2 dog maximum, 40lb max weight limit, an additional $25 per day per dog. Please make sure your breed is not on the do not rent to breed list. This property is down river from the historic Faust St. Bridge and immediately down river from the IH 35 public boat ramp only 1 minute off Hwy I 35. It is up river from Lake Dunlap. To float either the Guadalupe or Comal River, contact Rockin' R River Rides. Host must be 25 years of age or older to make a reservation and must be staying at the property. Parking for up to 7 vehicles. This home has a maximum occupancy of 14 guests. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed.
To comply with city and county short-term rental permit restrictions, the outdoor areas of this home are monitored by video camera. This property includes accidental damage protection up to $1500.

The setup outside was perfect for what our family wanted, everyone had their own little "hangout" spot. The bottom deck with the fire pit was a personal fave for me, as it allowed a spot and not everyone was bothered by the smoke. We are already planning our next trip there

Beautiful property

This is a beautiful house with a beautiful backyard right on the water that has lots of picnic areas. The house is very clean and was a great size for our large group. I love the area- close to lots of things to do. I would definitely stay here again!

Texas Eclipse

We stayed here while in Texas to see the eclipse. Good location with easy access to interstate to travel to San Antonio or Austin. We had a group of 4 couples and there was plenty of room for everyone. Great view of river too.

The house was a perfect size for our group, and being right on the river made for beautiful views and a relaxing atmosphere.A few things to note: the futons werenā€™t very comfortable and offered little support, and the home could use a bit more detailed cleaning and minor cosmetic updates. The dishwasher was okay, but some dishes needed rewashing. The kayaks were a fun bonus, though they were quite worn and losing buoyancy.Overall, we really enjoyed our stay and would definitely rent here again. Itā€™s a lovely spot with a lot of potential

Perfect for our big families

Such an easy check in process! This property was perfect for our big families to all stay together while having plenty of our own space. We were very nervous for our stay as we are very ā€œpickyā€individuals but we 10/10 would recommend this property! Incredible views with easy access to swim in the Guadalupe river and big deck to sit near water! We enjoyed every bit of the water activities provided and surrounding! It was very convenient to float the comal river as well. Would definitely book again for our next trip!

Incredibly close to the city, and on the river too!

Loved the variety of spaces! Sprawling decks overlooking the river. Meandering common areas which accommodate the varied interests, and separate conversations, of a large group. The upstairs master bedroom is huge! Check-in was a cinch, as was check-out.

Celibrated our 50th Wedfing Anniversary

We loved your home. Thank you! We had a wonderful time with our children and grand children and great grand children. We did some swimming, kayaking, game playing, grilling and cooking. We used the back deck that overlooks the river for our 50th Wedding Anniversary celebration where we repeated our vows in front of our gamily.

The house was nice, but needs some major updates. Starting with drainage. When showering or using the washer, the water comes into the island sink. The shower by main kitchen drains very slow. The refrigerator in the main kitchen is very old. The coffee pot took a long time to brew. The deck had old nails sticking up. The bed in up secondary room, needs a new one - not comfortable at all. For paying 3,000 for 3 nights, there should not have been these issues.
