Welcome to our Utica Estate guest suite. Please browse through the photos and read the descriptions underneath them. The private hot tub is available year-round. Perfect for relaxing and de-stressing during your stay. The pool is open May 1 - Oct 1. You can stay in and binge watch movies from our collection of DVD's or your Apple TV app favorites on the 110 inch screen in the theater room. There is so much to do and enjoy at Utica Estate and the surrounding area! You’ll love our home because of the location...close to downtown Louisville & Jeffersonville but tucked away enough for a peaceful, relaxing stay. We are located just minutes from Big Four Station, the popular walking bridge over the Ohio River connecting Jeffersonville, Indiana to Louisville, Kentucky. The pool is open May1 - Oct 1. PLEASE take a few minutes to READ through EACH section of our listing (photos, why this property, unique benefits, house rules, rooms and spaces). It is full of helpful information. There are also a description with each photo to help you get a better idea of the layout. ** We do not allow early check ins or late check outs so please plan accordingly.
We are exactly 5 miles from downtown Louisville. The 2nd Street bridge is a toll FREE bridge (a.k.a. US-31). You can't miss it because it was painted bright yellow. It is also the fastest route to downtown Louisville. We are only 5.2 miles from the new east end bridge. That bridge goes to the east end of Louisville and is a toll bridge. If you want to avoid the tolls, the free 2nd street bridge will get you to where to need to go in Louisville. Once you get on the bridge your GPS will reroute you. It will add about 3 minutes to your commute.
*This is a completely smoke free rental. We do not allow smoking on the property inside or out. If you or anyone in your group smokes this is probably not a good fit for you. *We do not make exceptions.
The rental space, attached garage, pool, & hot tub are completely private with your own entrance. We do live on the property, upstairs from the guest suite.

We stayed here for Louder Than Life 2025 music festival, so we didn’t spend much time at the property. But it was a nice place to spend the nights, and there was certainly enough things there to cook, eat, stay busy. Our host was very kind, and even sent us some local news snippets once she knew we were going to the festival. Thanks!

This was our third year in a row to enjoy the beautiful accommodations at Utica Estate! Our one-bedroom basement apartment, as always, was impeccably clean, well appointed, and comfortable! We spent four full days in and around a crystal clear private pool that is just one feature of a large and tranquil backyard. This was the perfect getaway for two avid swimmers and readers, thanks to our superior host, Melissa! We will be returning next summer for visit #4 to Utica Estate!

Great Stay!

This is a great place to stay, easy to access, great location in a beautiful neighborhood. Everything you need, and the theater room our kid loved to watch movies of an evening. The host is very kind and responsive if you have any questions.

Perfect New year stay

Looking for something different to celebrate new years found this great location, the property was perfect to have different things to do.. cleanliness was top notch and hosts were outstanding when it came to make our stay more enjoyable.

Great place, quiet neighborhood

Exactly as advertised. Great for sleeping late being in the basement. Lots of restaurants close by and the pedestrian bridge. Would stay here again.

Great place with a hot tub.

Perfect for my husband, two small children and myself. We were attending a conference at the Kentucky Expo Center and this was convenient and in a quiet neighborhood. The guesthouse had everything we needed and the spa was nice. We will definitely stay here again. The host was very helpful and accommodating.

Great little place

This was a great place. Great for a couples weekend which is exactly what we did. The pool and hot tub was exactly what we needed. Melissa the property owner was great. We thoroughly enjoyed the twin cats! Great little addition. So close the KY so much to explore. Would stay again and recommend as well.

Great Getaway!

We absolutely loved our stay here! Melissa has to be the best host ever. So helpful with recommendations for the area. Close to everything, but far enough away from it all to relax and recharge. We loved the backyard, everything was in bloom and it was so peaceful. Highly recommend!

We had the best time at this stay! Melissa was an excellent and responsive communicator. The house was immaculate with a lot of fun amenities and touches. Very well thought out for guests. We enjoyed the hot tub and pool, the theater area. There was plentiful parking and easy access to the expressways and shopping. We will definitely be returning for next year's Louder Than Life festival, and hopefully will stay there again!

Wonderful stay

We had a great time at Utica Estate. The pool and hot tub were fantastic, there’s good dining within a few miles, everything in downtown Louisville a short drive. The host was very responsive to texts. The basement apartment is fantastic. Lots of room. Thoughtful to provide games and playing cards if the weather is not cooperating. Overall a great trip! Be sure to ask about the kittens! Thanks again!

Large Apartment 5 mi from Louisville

This fabulous basement apartment was everything we needed for our stay. Comfortable bed, well stocked kitchen. Large dressing area. Beautiful shower and bathroom. Kitchen table seat six and we used it to play games. The Living room, theater room, was comfortable. Plenty of space for anything you might want to do. Plenty of coffee! Five miles to free parking for the Big Four bridge. The hot tub was fabulous and we enjoyed it every night. The yard was delightful. Would stay again with pleasure!

A Little Slice of Paradise

Our stay at Utica Estate was all that we hoped it would be! Our basement suite was immaculate and well appointed with all of the comforts of home. Our kitchen and bathroom were stocked with virtually every item we would have found in our own home. We enjoyed the theatre room during both late evenings of our visit. The backyard provided us with a private paradise that included a beautiful pool and deck area. We spent hours in the water and in our lounge chairs! Just minutes away are riverfront restaurants and walking paths as well as a bridge that allowed us to walk from Jeffersonville into Louisville. We have already booked a return visit!

Nice rental, quiet but accessible

We were in town for a basketball tournament. The rental was just outside the town of Jeffersonville. Quiet neighborhood. I loved the quietness of the home and property. The workout equipment and yard were really great too. The rental is in the basement so there is no natural light. I did miss that but it was great for a quiet and dark sleep area! The layout of the basement was a little awkward. The bathroom is located in the direct flow of traffic. When someone was in the bathroom you had to use the back hallway to get to the kitchen or to leave the rental. Melissa is very responsive and helpful with any questions.

We are close to the water front and the walking bridge, many parks, the brand new Topgolf facility, the YUM Center, the Kentucky Convention Center, the Louisville Zoo, the Falls of the Ohio, The Louisville Slugger Museum, the Muhammad Ali Center, Lynn family Stadium, Louisville Slugger Field, Kentucky Fair and Expo Center, the Urban Bourbon Trail and historic Churchill Downs! We are also close to many festivals like Bourbon and Beyond, Louder than Life, Hometown Rising, Abby Road on the River, Thunder of Louisville (and other Kentucky Derby activities). There are many suggestions for things to do and places to visit in our area in the "guidebook" section of our listing.
There is a large eat in kitchen that is well stocked with dishes. There is one bedroom that offers a queen bed and a queen sleeper sofa. There is one bathroom connected to a large vanity area. There is a theater room with 110' 3D projector screen with Apple TV and a guest HDMI cable so you can bring your favorite gaming console. We have a large selection of DVD's too. We also have board and card games. Please see our "guest access" section for more details on sleeping accommodations and amenities. This is a smoke free rental. We do not allow smoking in or on our property. Please read our house rules before booking. These rules are in place to protect our property and our guests. This space is perfect to get away and relax. It is not the place for a party or a rowdy group. We want all of our guests to enjoy their stay so please be sure this is a good fit for you. There is a queen bed and a trundle bed in the bedroom. There is a sleeper sofa in the theater room. There is also a queen air mattress if needed.

Guests will enter using a code on the keypad at the garage. Guests will have access to a 2 car attached garage which leads to the private living space. Guests can also park in the driveway leading to the garage. The garage is outfitted with gym equipment that guests over 16 are welcome to use (at your own risk). Personal training is also available for an additional fee. Contact us for more information if interested. Only those listed on your reservation will be using the space or pool/hot tub. Nothing is shared. We live on the property, so we are here if you need anything! We like to meet guests at check in to show them how to work the pool, hot tub, and outdoor lights. Other than that guests typically don't see us. Everything in the listing is private and not shared with anyone outside of your reservation. Our home is a bit unique. It is basically 3 homes in one. We rent the lower level. We live in the upper 2 levels. This is a smoke free rental. We do not allow smoking (of any kind) in or on our property. We expect all of our guests to respect and abide by all of our house rules. Please read them before booking. If any of them are a deal breaker for you, please do not book. We do reserve the right to ask guests to leave without issuing a refund if any house rules are broken.
