WATER LEVEL & FLOW
As of 2/16/2026, our dam is complete!! The view of the lake is getting pretty again, and we're hoping for a full lake by May. In the meantime, fishing and kayaking should be nice, but swimming won't be ideal. The water's edge is mucky and there's still some debris working it's way downstream. But when it's full, it's stunning!

You'll likely need a car to get around. HEB will deliver groceries, and Uber/DoorDash/Favor are in the area.

This listing is for one side of a duplex. You'll have the carport/driveway, inside living space, and back deck (outdoor dining/grill) to yourself, but the lawn/firepit/hammock area may be shared with up to 5 guests from the other unit. Use of boat lift is limited to owners.

We utilize professional pest control on a regular schedule, but because we're in the country and near water, this does not guarantee a pest-free visit, inside or out.

We do our best to schedule our lawn service when the property is empty. Sometimes we are unable to coordinate this, and the lawn crew may be present for a few hours during your stay.

We live locally and also have local maintenance and housekeeping for needs that may arise during your stay.

**A SECURITY HOLD of $250 is required and processed by host on guest's credit card.

NO smoking. Smoking of any kind (including tobacco, marijuana, e-cigarettes, vape pens, and hookahs) is prohibited at this property, inside and out.

NO possession or use of illegal drugs.

NO pets. Although we are pet lovers, this is a shared property with other guests who may be sensitive (allergic, fearful) to pets.

NO large parties or gatherings allowed. We have neighbors with full-time residence nearby who will report back with excessive noise or groups that exceed the home limit. Parking limited to 2 vehicles. Total guest count (including day guests) limited to 5.
