A modern single story property with 1 x double and 1 x twin bedroom each with own ensuite. Large lounge/kitchen diner/family room. Private sun trap rear patio and front courtyard (adjacent to owners property). 2 small well behaved dogs welcome. Access to most of 9 acres of owners garden/land which is perfect to exercise yourself or your dogs. Near Instow. Bude and Hartland 30 mins, and easy access for shopping in Bideford or Barnstaple.

Great for Instow beach, Westward Ho! Etc

Lovely walks or biking along Tarka trail about 10mins away.

We have a small model village too !

* Caution - Please be aware of a few steep steps beyond the back patio, but not if you don't venture further.

* CCTV - To protect your data, security and privacy we wish to inform you we have CCTV operating on the property which will capture your arrivals and departures in your vehicle. Please note there are none in the courtyard of the front of cottage, in the cottage itself, or at the back of the cottage. The cameras only cover the main drive and rear of our house. If you do not wish us to have the CCTV in operation during your stay please advise and we will delete any records of your stay

* Owners Dog - Please note we have our own well behaved (mostly!) dog on site

The property was exceptionally clean and well presented throughout. The kitchen was well equipped, even if you wanted to stay in and cook a meal.The host was very knowledgeable about the surrounding area, giving us great ideas of where to visit and where to eat.The gardens are huge for walking the dogs prior to days out.

Very well equipped for our holiday. We took 2 91 year olds with us who loved the accommodation but it is not suitable for the disabled ,but it does not claim to be .The owners were so kind ,leaving us scones , wine ,jam , strawberries and clotted cream , also milk in the fridge . We were also given tomatoes , cucumber and beans fresh from the garden which were so tasty . Thank you Graham and Andy and Sam for all the care you give to your guests

In spite of losing a signal on my phone and unable to connect with my host he was very understanding and only concerned about our safe arrival.Delightful spot which is situated well back and hidden from a main road. Accommodation was spotless and spacious. What bliss to have a well ordered kitchen and all facilities clean and functional. The dog really enjoyed the spacious grounds to run around in and we all really enjoyed our stay and thank our thoughtful hosts for their high standards in providing such good accommodation.

Graham and Andy were great host very helpful.The property, we visited with my partner mum who is 86, the entrance and small steps in the property were a challenge for her, so bear this in mind if your are taking elderly parents.The amenities in the property, lovely open plan living,kitchen dinner, large tv, utensiles to enable all levels of cooking.Doubleroom with double bed very comfortable, wardope and chest of draws so plenty of space for clothes, ensuite bathroom with bath, overhead shower, spacious, clean, one thing could do with shower with adjuatable head as no avoiding getting hair wet.Emersion heating hot water, iron and vacumm provided.Twin room spacious but did feel damp, and although there is a window its not to the outside with wonderful views, but straight into the garage space.Two single beds, very comfortable, with ensuite shower with small step up, very nice shower, but again a adjustable hose would be great.Grounds of property were fabulous.The location fantastic, but you do need a car.I would definately stay again and very much value for money. Local swimming pool friendly and value for money for training.

I’m so glad this vacation rental was available when I was looking: who wouldn’t want 9 private acres to amble over, sit on a bench to enjoy a shade tree on a warm day or have the scent of honeysuckle wafting through the open kitchen door? Fun and cheerful hosts Graham and Andy made sure to greet me upon arrival, walked me through my rental “how to” and then left me with fresh scones, strawberry jam and clotted cream, along with some essentials and a bottle of wine! I was the lucky recipient of their abundant summer vegetable garden and they very respectfully allowed me my space as they tended to their many vegetable and flower gardens during the heat wave. I was given lists of restaurants, beaches and local events, weekly linen changes and they became my heroes when, after losing my car keys at an area beach, they drove my second set out to me, despite literally just having received family guests into their home. I was at peace and felt so very safe, day or night. I knew if I needed anything Graham and Andy would be there for me. Spacious interior, various comfortable seating thoughtfully arranged and a fully stocked kitchen all on a single level. Rarely is something so aligned with the needs of its tenants. Bideford and Great Torrington are close. Plenty of parking. Squeaky clean.

Excellent Holiday Bungalow

Excellent stay at this spotlessly clean and spacious bungalow in perfect grounds if have a dog, hosts were perfect, on hand if needed and great to have a chat with, would stay again and highly recommend.

We had a fantastic two week stay. The property was great, very spacious, clean and fully equipped.Graham an Andy were prefect hosts, friendly, helpful and very responsive to requests.The location was good. Very quiet with a magnificent garden and grounds. Prefect for walking the dog. A car is essential, however.

Lovely property, nice peaceful location and wonderful hosts. Had 1 small issue mid way through our stay, but Graham was over in a flash with his DIY tools and came to the rescue. Delicious welcome treats for all (including our dog) and a folder with literally every piece of information about the cottage and local area you could ever need. Overall: fabulous, definitely recommend.

Amazing holiday cottage

Cottage, hosts, location all excellent. Very quiet. Cottage has everything you need. Hosts are so helpful and kind. Fabulous with a dog, large enclosed area plus huge grounds to use as well. Really enjoyed our holiday there.

Lovely cottage in North Devon

The cottage was perfect. It was, spacious and had everything you needed within the property. The bottle of wine and cream tea was a nice surprise. The hosts were very welcoming.

Devon cottage

A really lovely property very comfortable and spacious had everything you needed for a lovely relaxing break good position to get about Graham and Andy were exceptional host loved the scone cream &strawberries and we had some lovely strawberries from there garden our 2 doggy's loved the space to run around so they enjoyed there holiday too would definitely come back and stay in this wonderful cottage we were very lucky had fab weather

We bought the 9 acre Hillandale House and Cottage on the 1st March 2021 after both taking early retirement so this is our first holiday let but having been in many ourselves we want to make this as good for you as we can.

You have access to 9 acres of our land. You are welcome to use the lower garden at the back of the main house to walk, sunbathe, exercise your dog, or use for games, football or picnics. We even have our own Model Village !
We are dog friendly, max 2 well behaved dogs welcome.
