Family cottage overlooking the duck pond, on a farm near Norwich City

Pond Cottage is one of 6 cottages within a large converted 1700s stable building set among beautiful scenery with ample farmland & woodland walks. Take advantage of the peace & quiet relaxing in our gardens, taking in the scenery. Or go exploring around our grounds, enjoy the duck pond & see the wonderful wildlife. Children will enjoy the games barn (open all year, wrap up in the winter) with a pool table, Air hockey. table tennis & toys to enjoy. There are swings & climbing frames around the grounds.
Located across the farm (a 2 minute drive or 10 minute walk) at the north end is our outdoor heated swimming pool & Grass tennis court (open from May to the end of September). We operate a booking system for those that would like a private swim and there is also a free swim session where all guests can use the pool at the same time. On the opposite side of the farm there is our hard tennis court which is open all year round.
If you need more space for your family and friends, Swallows cottage can be booked alongside this cottage as they interconnect via the lounge doors.

Lovely Cottage

Pond cottage is lovely and the grounds it sits on are too. It's a beautiful location. The games room and outdoor play ground kept our children happy. Jack was very accommodating to our need to change dates of our stay. The owners and staff were very friendly. We will definitely be visted again and would recommend Spinxworth Hall Cottages to everyone.

Pond Cottage Stay

All of our family stayed in the Spixworth Cottages for our wedding which we have in the barns. My family who stayed in the pond said it was very tidy, clean and a cosy little cottage. Very appropriate for our needs.

A great place to stay

These are lovely cottages, we have stayed in two and wish we had found them before. They have everything you could need whatever the reason for your visit. The owners are very helpful.

A great place for a short September break

We enjoyed staying in Pond cottage on this, our second visit, as much as we did the first one a couple of years ago. This time we particularly enjoyed the swimming pool and were amazed by how warm it was, seeing the ponies in the small yard across from our kitchen window and visiting places of interest (the Broads, Blickling Hall, the radar museum) all of which are just a short drive away. We'll hope to come again.

Mini break at Pond Cottage

The cottage is amazing. Very cosy with good size rooms, an en-suite to the main bedroom and a cloakroom with shower to the second bedroom. It has its own garden looking out on to a pretty pond. We made lots of use of the pool and games room on site. These are managed with a booking system which means you can have them all to yourself for timed periods each day, which makes it feel very special and relaxing. Staff were welcoming and helpful. They are also very discreet - we only really saw Jack because we asked for his help with something. Me and my husband are both from Norfolk but don’t live there any more. We wanted a holiday which would help us connect with the things we love about Norfolk and this fitted the bill: as the site is a convenient distance from Norwich, The Broads and the coast we were able to explore them all.

Great stay

Pond Cottage is a lovely, clean and well-equipped home from home :). The surroundings are peaceful - just right for a quiet getaway. My grandchildren enjoyed playing in the games barn and the playground when they wanted to let off a bit of steam and a good time was had by all.

Ideal weekend getaway well located for attractions.

We really enjoyed the stay in the well appointed cottage. There was a bit of noise from other tenants which was intrusive to a rural escape but it was kept to reasonable hours and could be expected given the number of units on the same site. The booking arrangements were easy to follow and there was good friendly interaction from the proprietors.

Winter stay Pond Cottage

Another excellent stay at Hall Farm Cottages. We love staying here, very quiet, comfortable and so friendly, we have stayed several times. The new games barn is really excellent with a full size snooker table, new table tennis table, darts and tv. Great for adults and teenagers. Looking forward to returning in better weather and using the fabulous tennis court and swimming pool.

Charming place in a fantastic location

We enjoyed our time in Pond cottage. It was very well equipped and had a lovely garden. The swimming pool was warmer than expected and we enjoyed being able to go for walks in on the farm. The location was fantastic. I can’t think of a better base to explore the broads, coast and other fantastic attractions. Would definitely recommend

Wonderful Wedding Weekend

We had our wedding at Spixworth and it was absolutely perfect. Sheela and Jack put so much hard work and love into the cottages and grounds and made us feel so welcome and at home. Everyone of our guests loved it. The place is georgeous, the facilities brilliant and they really do set the bar high. Thank you to everyone for making our time so special here.
