OVERVIEW

Located in the Parkwijk / Leidsche Rijn area of Utrecht, our 3 story home is ideal for large groups traveling together, or whoever wants the the comfort of extra space. Welcome!

THE SPACE

This listing is for our entire 3-story house. You will be the only ones there during your stay.

Our picture windows, open floor plan, fully stocked kitchen, spacious living area, and beautiful photography are the first things you will notice. The house is perfect for groups who want to stay together but also have space to spread out.

GROUND FLOOR
• Main entrance to house from garden (through the "studio")
• 1/2 bathroom;
• "Studio" with queen sofa bed, breakfast table, and kitchen. Fits either a single folding bed, or a single or double air mattress;
• garden with ample seating, small bbq, hammock available.

FIRST FLOOR
• 50 m2 open space floor plan;
• Luxury kitchen, large dining table, spacious living room;
• A full spice rack and all the cooking essentials;
• Gorgeous picture windows overlooking the park;
• Flatscreen TV with cable, DVDs, and playstation;
• Deluxe sound-system and lots of CDs.

2ND FLOOR
• Master bedroom with king bed;
• Large bedroom with queen bed, also fits single or queen airbed.
• Small bedroom with double bed;
• Full bathroom with shower and separate bathtub;

PLEASE NOTE: larger groups should bear in mind that there is only one shower in the house, and 2 toilets. Some maneuvering is required!

LONG TERM STAYS: In some cases we may allow longer stays. After 7 nights we require a full professional cleaning of the house (with additional cleaning fee) and again for every additional 7 nights thereafter.

The space is tranquil, and houses lots of books for you to peruse. Our oversized dining table is perfect for dining together, and we have many little comforts to make your stay a pleasure.

Guests have a reserved parking space, and the peace of mind knowing that we are nearby.

Supermarkets are a 5 minute walk away, and there are restaurants and bars in the area as well. Please see our "guidebook" for more suggestions :) We take pride in making your stay as enjoyable and care-free as possible, and are always here to help with suggestions.
The newly opened Leidsche-Rijn Centrum boasts many retail stores, restaurants, cafes, and everyday shops, and is a 12-minute walk from the house, or 4-minutes biking.

The house can accommodate up to 13 adults, so please get in touch to see if we can meet your needs.

HOUSE RULES
- Please do not book our home if you are planning to party in the house.
- Absolutely no smoking in the house. This will result in losing your security deposit and possibly extra cleaning charges.
- No shoes in the house, please.
- Please clean up any spills immediately. Liquids will damage the floors.
- Check-in between 1-3pm is an additional €30/hour
- Only self check-in after 9:00pm
- After 4 beds, we will provide 1 double bed per every 2 persons in the house. For "single occupancy" beds we may charge an additional cleaning fee of €15 per bed (i.e. 6 people in 6 beds will result in 2x additional fees)
- Late checkout is an additional €30/hour
- No smoking in the house.
- One lost key is a €25 replacement fee. Two lost keys is €100.
- Please remove bedding and place in the laundry bin along with dirty towels.
- Clean all dishes, cooking surfaces, and any appliances you used before leaving.
- NO Knives, cutting boards, or wooden utensils in the dishwasher please.
- Be respectful of our neighbors - if you come home late, please keep your voices down.
- Close all windows/doors when leaving AND when it rains.
- Please tell us if anything breaks or is not working.
- Our home is not located in the center of Utrecht (or of Amsterdam). You acknowledge that you are happy to stay in a residential area!
