Hello travellers ! I welcome you to your modern 2BR APT in the heart of San Gwann, Malta with outdoor space.

Just renovated, this APT is perfect for couples, families, or groups of friends looking for a comfortable and stylish base from which to explore the island.

The rooms are decorated in a contemporary style, with neutral colours that create a calming and relaxing atmosphere. The APT also has a fully equipped kitchen and the living room is bright and airy, with plenty of natural light.

All the apartment has air-conditioning and wifi!

Living Spaces| A sunny front balcony equipped with tables and chairs where our guests can enjoy and relax. Also, the apartment is equipped with a dining area and sofa looking at the TV.

Balcony also equipped with outdoor furniture.

The sofa can also be converted into a SOFA BED to accommodate additional guests if needed.

Kitchen| Fully equipped kitchen with all utensils and necessary things to fix a good meal! This is perfect for short and longer term rentals.

Bedrooms| 2 Bedrooms, one of which with a double bed, and the other with 2 single beds.

Bathrooms| 1 bathrooms.

Linens| At 360 Estates, we love a good night's sleep, all linens provided are of the highest quality, and all beds are made! We also provide 2 towels per person on each bed. If the sofa bed is used, we would also provide and prepare the bed accordingly.

Laundry| Apartments have access to washing machines, cleaning equipment, iron, iron board, toiletries, and anything our guests would require to make their stay that much more special.

24/7 Access to all the amenities of the apartment.

San Gwann is a small town located in the central region of Malta. The town is predominantly residential, and the neighborhood where your apartment is situated is likely to be a mix of residential and commercial properties. The area is relatively quiet, making it a peaceful place to stay, away from the hustle and bustle of some of the more touristy areas in Malta.

The town of San Gwann is known for its tree-lined streets and quiet neighborhoods, and there are several green spaces in the area, such as the San Gwann Garden, which provides a pleasant place to relax and enjoy the outdoors. The neighborhood is also home to several local shops, restaurants, and cafes, offering a taste of traditional Maltese cuisine.

San Gwann is well connected to other parts of Malta, with good public transportation links, including buses that run to nearby towns like Sliema and St. Julian's, where you can find beaches, shopping, and nightlife.

Very important notes before booking:

1. For over and above 3-week bookings, an additional 50 Euro per person per month is to be paid, which will be sent via AIRBNB as an extra cost after booking which will cover the extra water and electricity consumed. (Max to be paid is 150 Euro)

2. Locally we have STRICT noise policies throughout the day when booking our apartment, you are agreeing that you are respecting not only the house rules but also the neighbors, especially with respect to extra noises. Not abiding by these rules can come in unwanted fines by local authorities. This is not a party home, so please respect it as such.

3. During the lovely summer season, although we do sanitize, some ants are to be expected, unfortunately, this is part of our climate but we do provide spray and traps when needed. (Although this is not common)

4. An early check-in, can be done, but only if the apartment is vacant and is cleaned in the morning.

5. Check-ins are done by one of our team or by self-check-in where we will send you all the details beforehand.

6. Waste schedules are given at the check-in and even beforehand, putting the rubbish at the right time, is imperative as otherwise we will have problems with the authorities which will fine us.

7. What is included in the apartment? (Generally includes for the first 3-5 nights)

1. Shower gels
2. Liquid Soap
3. Toilet paper (2 rolls per bathroom)
4. Dishwashing tabs (if dishwasher available) which is enough for 3-5 nights depending on the usage
5. Garbage bags
6. Linens for the bed
7. 2 Towels per person

8. Once the booking is confirmed we will also create a WHATS-APP group with all the persons involved there so that if you need anything during your stay you will find the person who will help you with any issue. The group can be used by all the people within the booking.

9. No additional guests who are not part of the booking are allowed to sleep at any time on the premises. The apartment is always insured on the guest amount you book. If you will be having any other guests it is important to get permission first, a nightly fee could be charged for the extra guest.
