Thank you for your feedback. We are glad to hear you appreciated the location, but we would like to clarify a few important points regarding your comments. First of all, you did not inform us at any time during your stay about the stained spare bedding. Had you done so, we would have promptly checked and replaced it if necessary. The same applies to the TV. When we came to the apartment to inspect the toilet flush, you could have mentioned that the television was not working. This is also surprising to us, as we carefully check all appliances before every check-in, and no issue was found. Regarding the toilet, you contacted our Support Department at 4:51 pm. Within 30 minutes we were at the apartment to inspect the issue, and the following morning at 10:00 am our maintenance technician replaced the float, which unfortunately can fail without warning. Therefore, the problem was fully resolved very quicky. We believe this response time demonstrates efficiency and commitment, which we would have expected to be acknowledged rather than reflected in such a low rating. As for the electricity, as clearly indicated in the welcome book, in Italy there is a standard voltage limit. If too many appliances are used at the same time, it may cause a temporary power outage. This is why we always recommend avoiding the simultaneous use of multiple high-consumption devices.

We note that the apartment is listed on VRBO as a third-floor property with no elevator — this is stated clearly and prominently in the description, and has been since the listing was first published. It is, in fact, one of the first things a prospective guest reads before booking. We therefore find it difficult to accept responsibility for a situation that was entirely avoidable had the listing description been read prior to confirming the reservation. The information was there. It remains there. We genuinely wish all of our guests a comfortable stay, and part of ensuring that is encouraging everyone — regardless of age or physical condition — to review accessibility details before booking any accommodation, whether with us or elsewhere. We would like to clarify that we are in Italy, not in the United States, and the number of steps may be different from your standard.

Regarding the hot water, the boiler has an 80-liter capacity, which is generally sufficient for standard use but may require some care when taking longer or consecutive showers. For this reason, we always recommend that guests with specific needs—such as long showers or multiple back-to-back uses—check in advance so we can clarify all details and ensure the apartment is suitable for their expectations.
