Located in a quiet area of Vale Navio, Olhos de Água in Albufeira, this house is part of an old tourist development that has been carefully transformed into a harmonious residential area, where modern villas and fully restored typical Algarve houses coexist.



Situated on a cul-de-sac, it offers an unobstructed view and a calm environment, with the privilege of facing the riding arena — ideal for those who appreciate nature and even horse riding.



It is a house especially well designed for families with children: fully walled, with a fenced pool and two ground-level outdoor areas with lawn, shade and space to play safely.



The Space

The house is distributed in a practical and comfortable way:

• Ground floor:

– 1 en-suite bedroom with shower, two single beds and a single sofa bed

– 1 bedroom with two single beds and a single sofa bed

– 1 full bathroom serving this bedroom and guests

• First floor:

– 1 spacious en-suite bedroom, with bathtub, double bed and access to a veranda with open views over the riding arena

– Direct access to the outside through stairs leading to the garden and pool



The villa accommodates up to 8 guests.



The living room is bright and welcoming, with a fireplace and direct access to the outside, creating a very fluid living experience between interior and garden.



The kitchen is separate and fully equipped with everything necessary for a practical and comfortable stay.



The house also has air conditioning in the bedrooms and living room, free Wi-Fi and all essential amenities.



Exterior & Leisure

The exterior is, without doubt, one of the strong points of this house:

The centre of Olhos de Água is about 2 km away, with supermarkets, restaurants and cafés.

Worth noting is the Albufeira Riding Centre, just 400 metres away, where you can enjoy unique horse riding experiences.



Albufeira centre is 6.5 km away and Faro airport is about 30 km away.

Failure to comply with the following rules may result in partial or full deduction from the security deposit:

• Damage caused by misuse or negligence.

• Smoking inside the property.

• Presence of guests not included in the booking.

• Parties, excessive noise or breach of quiet hours between 23:00 and 07:00.

• Security call-out due to excessive noise, removal or attempted tampering with the decibel meter.

• Incorrect use of the parasol/awning, which must be closed when not in use.

• Breach of check-out time, which is 10:00 by default.

• An extra cleaning fee will be charged if the house is left excessively dirty and/or with excessive rubbish on the property.

• Key left in the lock.

• Use of glass objects in the pool, where applicable.



The amenities provided upon arrival are not replenished during your stay. Access to the house is conditional on completing online check-in, blocking the security deposit and paying the tourist tax.



For your safety, close the doors, windows/shutters and activate the alarm (if applicable) when you leave.
