The Space:

Welcome to this charming 49 m² 1-bedroom apartment on the ground floor of a building without a lift, perfectly situated in the heart of Abbeyhill. The apartment is professionally cleaned before every arrival so you can settle in straight away.



Bedroom: 1 double bed. The flat has a shower room accessible via the hallway; the toilet is in a separate water closet.



The living area is a great space to unwind, with a flat-screen tv and dining table and chairs.



The fully equipped kitchen has everything you need: full fridge, oven, microwave, gas stove, Dolce Gusto coffee machine, and electric kettle and toaster. A washing machine is available for your convenience. The flat has individual radiators for heating throughout the cooler months.

Good to know before you book



Check-in: From 3:00 PM via self check-in — simply collect the keys at a nearby location. If you’re arriving after 7:00 PM and need someone to meet you with the keys, please let us know at least 24 hours in advance. Late arrivals between 7:00–9:59 PM incur a £50 fee; 10:00 PM–12:59 AM is £90; after 1:00 AM is £120. Please note that any late check-in fee must be paid in cash upon arrival. We’re flexible when we can be — just give us a heads-up!



Check-out: By 10:00 AM.



Damage deposit: A refundable damage deposit of £800 is required before arrival. It may be processed via a third-party payment provider such as Stripe, Swikly, or Flywire. The deposit is returned in full within 14 days of check-out following a standard inspection.



Max guests: 2 people (including children and infants). Please keep within this limit so everyone is comfortable.



Smoking: The apartment is non-smoking throughout.



Events: The apartment is a private home and not suitable for parties or events.



Guest Access:

The accommodation is private and exclusively for guests during their stay. Free Wi-Fi connection, information on Edinburgh and restaurant recommendations, sheets, towels, soaps and much more.



The Neighborhood:

Set in the Abbeyhill neighbourhood, just east of the Royal Mile, this apartment sits in one of Edinburgh's most characterful and quietly popular residential areas. The neighbourhood has a genuine village feel, with independent coffee shops, a farmers market, a beloved local pub and a small cinema all within easy walking distance.



Holyrood Park is practically on the doorstep, with Arthur's Seat rising dramatically just minutes away. The Palace of Holyroodhouse, Dynamic Earth and the Scottish Parliament are all a short walk along the foot of the Royal Mile. The Old Town is reachable on foot in around fifteen minutes, and Leith Walk connects the area quickly to the city's vibrant port neighbourhood.



For transport, several Lothian Bus routes run along London Road and Abbeyhill, connecting directly to Princes Street, the city centre and beyond. Waverley Station is about twenty minutes on foot or a quick bus ride, and the area is well placed for cycling into town along the quiet residential streets.

Wi-Fi may occasionally be affected by area-wide connectivity issues. Please note a noise monitoring device is installed at the property entrance for extra security and to ensure the peace of the property. This device is not located in any sleeping area or bathroom. Photos are as accurate as possible — minor updates may not always be reflected immediately. Management may occasionally need access to the property for inspection, maintenance or viewings (between 8:00 AM and 7:00 PM with reasonable notice). In genuine emergencies, access may be required without prior notice. We’ll always communicate as much as possible and be respectful of your stay.
