**********THE CONDO**********
WHY STAY WITH US?
** We are not your typical vacation rental. Our condo is privately owned and managed, so you’ll deal directly with us — not a rental company. We take pride in keeping it sparkling clean and are nearby if you need anything. Guest satisfaction is extremely important to us, and we keep it well maintained and invest money back into it to consistently keep it a top notch rental. We have experienced what it is like to show up at a rental after spending a lot of time and money planning, to find the rental far different that it appears or is described, and that is something we'd never want our guests to experience.
ALL LINENS PROVIDED FREE – bed, bath, kitchen, and beach towels. Beds are made before your arrival, and everything is sanitized between guests. Washer & dryer in-unit for longer stays.
We also supply:
Dish, dishwasher, hand & travel-size laundry soap
Trash bags, starter paper towels & toilet paper (You bring your toiletries & paper product refills)
We personally oversee all cleaning, unlike many rentals that rely only on third-party cleaners.
Location: In the Villages of Five Points – just 2 miles from Lewes & Rehoboth, with free parking right outside the door.
2nd Bedroom: Two twins (can convert to King with request), semi-private bath with comfort-height toilet & full tub/shower

**********DOGS**********
1 Small dog approved on case by case basis for an additional $20 per night fee. Dog MUST BE CRATED when left alone. NO EXCEPTIONS.
We are in a condo building with attached neighbors. Your dog must not disturb others. If your dog is an excessive barker, we aren't a good fit for your situation as the dog will be required to be removed from the condo
FEES: Any fees listed below are charged separately outside of the nightly rental rate. While some owners do include these fees in their nightly rate, this increases the tax rate charged to you. By listing these fees separately, it reduces your overall cost. The Pet Fee (be sure to select pets under Travelers), Cleaning Fee and Credit Card Fees, if applicable, are all reflected under the combined "Host fee" displayed on VRBO and is included in the Total Price show on VRBO, excluding tax. **NOTE: THE TOTAL PRICE DISPLAYED ON VRBO INCLUDES VRBO'S SERVICE FEE. THIS MAKES THE NIGHTLY RATE APPEAR INFLATED, BUT PLEASE UNDERSTAND WE HAVE NO CONTROL OVER THE FEE THEY CHARGE TO GUESTS. 100% OF THAT FEE GOES DIRECTLY TO VRBO.
RENTAL AGREEMENT: A Rental Agreement, including liability and hold harmless, along with a valid government Photo ID and names of all guests is required within 24 hours to confirm booking to avoid cancellation. We communicate with our guests as part of the Rental Agreement process.
PAYMENTS: Our Reservation Software is integrated with VRBO, Therefore, we manage our own payments. VRBO requires that you pay their Service Fee on their Platform, and then the remaining payment and damage deposit is paid directly with Cabana Beach Condo at The Villages of Five Points.
PAYMENT OPTIONS: Credit Cards: Visa, Mastercard, Amex and Discover. (3.2% Credit Card Fee applies and is reflected in the total Host Fees) Card holder name must be the same as the person making the reservation
Checks & Zelle: Pay by check or Zelle and the credit card fee is waived. In addition we also offer an additional 1% discount on the Rental Rate, for a total savings of about 4.2%. Checks are only accepted if enough time to clear prior to arrival.
CLEANING & DAMAGE INSPECTION FEE: A $125.00 Non-Refundable Cleaning & Damage Inspection Fee applies. This fee is reduced to $70 from October 15 - April 14 for stays 3 days or less. Fee will be adjusted at time of booking and may not reflect in pricing quote. We recognize some owners may included this fee in their nightly rent. However, we list it separately as it reduces your tax rate
Guests must keep the unit tidy, clean dishes, and take out trash at checkout. We handle bed stripping and linens. Excessive mess or bodily fluids may result in additional cleaning fees.
REFUNDABLE DAMAGE & RENTAL DEPOSIT: $500 per week (may be reduced for shorter stay). We do not offer "damage waivers" by charging a fee you can't get back. We'd rather offer a fully refundable security deposit
CANCELLATION POLICY: Reservation Dates that include May 15 through October 15 Cancellations and refunds are allowed only up to 60 days before the rental start date. A $175 Cancellation Fee (or 25% of the rent amount, whichever is the lesser amount) applies. Refund only applies if payments are not in default. After 60 days, refunds are only possible if the property is re-rented, minus the cancellation fee. If re-rented at a lower rate, the Guest pays the difference. If not re-rented, all payments are forfeited, and the full rent is due. No reschedules or date changes permitted. Changes require cancellation and rebooking.
Reservation Dates October 16 through May 15 100% refund, minus any credit card fees, applies up to 14 days before the rental start date. A 50% refund, minus any credit card fees, applies 7-14 days before the rental start date. No refund is offered after 7 days before the rental period start date. After 14 days, full refunds are only possible if the property is re-rented. If re-rented at a lower rate, the Guest pays the difference. If not re-rented, all payments are forfeited, and the full rent is due. No reschedules or date changes permitted. Changes require cancellation and rebooking
**NOTE - VRBO Can only display one cancellation policy so the cancellation fee above will show when requesting pricing for these dates. The Rental Agreement, which you are able to view before signing, will show this relaxed policy.
**********THE BORING BUT IMPORTANT STUFF**********
Primary guest must be 26+ and must be with the rental party the entire length of the stay. No third-party bookings permitted..

All are welcome, including LGBTQ+ guests
Children must be well-behaved, supervised at all times, and respectful of the property.
No parties or group events allowed
***A RING DOORBELL WITH VIDEO & AUDIO RECORDING is located at the exterior entrance door. This is a self check-in Unit. The owner utilizes the camera to verify the check-in/out & rental compliance if needed.
The Unit is also equipped with noise level monitoring technology, which does not record audio.
*** SMOKE FREE RENTAL: This is a smoking/vaping free vacation rental. Smoking/Vaping is not permitted inside the condo or on the grounds of the condo association.
SUPPLIES: Guest provides their own toiletries, paper products, laundry detergent. A starter roll of paper products and laundry detergent is provided.
Lewes and Rehoboth are an amazing place to vacation, and our goal is to make your stay comfortable. Feel free to contact us with any questions or requests you may have.

Beautifully decorated “ Lewes Beach themed” condo. Kitchen well stocked with meal prep dinnerware & a “welcome basket of sweet treats”! Housekeeping was high quality & pristinely clean throughout. The lovely screened porch provided a quiet respite for reading. A lovely place we hope to return to ! Thank you!

We're glad you enjoyed your stay. The community is what attracted us to this condo as it was first our own vacation home. There is so much to do in just the community between the walking trails, soccer field, tennis and pickleball, pools, etc.
We are also looking forward to the update of Old Orchard Road. It will allow an additional protected stop light entrance and exit to the community.

Beautiful well-appointed condo in great location
This 2-bedroom, 2-bath condo has everything: well-equipped kitchen, stocked with coffee and snacks! A screened porch - the perfect place to enjoy morning coffee and read a book in the afternoon. The beach theme decor is on-point, making you feel like you are even closer to the water than you are - it’s just a short drive away. Walk to grocery and other shopping, plenty of walking trails are steps away from the front door. Bring your bikes, there is a bike rack outside the front door - but no need to lug the beach chairs - they are here and they are new and comfortable!

This place was meticulous. My only small nit was that there wasn’t any body wash body soap. We got in late and were in need of a shower and didn’t find any. Overall I would highly recommend this rental.

Always a pleasure
This was my third year staying at Cabana Beach Condo. The apartment is clean and welcoming and is convenient to everything Lewes has to offer. Rob is the perfect host and I would recommend his hospitality and accommodations to everyone. Looking forward to staying again in the future!
