The space
This comfortable 1,500 sq ft two-story townhome offers all the amenities you need year-round, including central AC and heat, high-speed Wi-Fi, and YouTube TV (a live streaming service similar to cable) on both Samsung TVs via Roku. Guests can also log into their own streaming accounts using the Roku devices.

• Primary Bedroom (Downstairs):
Originally a fully enclosed room, this bedroom was professionally opened up by a previous owner to create a more spacious layout. The original wall and door were removed, but privacy curtains are installed for comfort. The room includes a queen-size bed, a small walk-in closet, and an adjacent bathroom with a walk-in shower. A large front-facing window offers natural light and views of the front yard and street.

• Living Room (Downstairs):
Relax on the sofa with two power recliners, USB charging ports, and side control panels. Enjoy a 65" Samsung TV with Roku and YouTube TV included.

• Kitchen & Laundry (Downstairs):
The kitchen is fully stocked with cookware, dishes, utensils, a stove, oven, microwave, coffee maker, and more. A side-by-side washer and dryer are located inside the walk-in pantry for your convenience.

• Backyard-Facing Bedroom (Upstairs):
Includes one twin bed, a small glass office desk, and a futon couch that converts into a full-size bed.

• Street-Facing Bedroom (Upstairs):
Features a full-size bed, a 55" Samsung TV with Roku and YouTube TV, plus a large desk perfect for remote work.

• Bathroom (Upstairs):
Located between the two bedrooms and includes a tub and shower.

• Backyard/Patio:
The fully enclosed backyard offers a quiet, seasonal retreat with tall trees that provide shade, color in the fall, and open skies in winter. Enjoy cool Flagstaff breezes from the back deck. Outdoor furniture and a gas grill are available for guest use (propane levels may vary and a full tank is not guaranteed). Furniture is stored under the patio cover, and cushions are kept in the garage. Guests are welcome to set them up as desired.

• The Neighborhood:
Located in the peaceful Continental Country Club community, this home sits in a quiet, residential area ideal for rest and relaxation. The nearby golf course (open for walking after hours) and local walking paths make it easy to enjoy the outdoors. Shops, restaurants, and grocery stores are just minutes away by car.

• Local Amenities:
Guests may request a transfer of Continental Country Club membership for an additional fee. Alternatively, the nearby Flagstaff Athletic Club is a popular option and may offer more amenities at a better value.

• Flagstaff Seasons:
Flagstaff experiences all four seasons: warm (but typically mild) summers, beautiful fall colors, snowy winters, and a refreshing spring. It's a great place to enjoy year-round.

• Parking
Guests may park for free in the attached two-car garage (note: a tight fit for large or tall vehicles) or on the driveway (which is steep). Street parking is also available and free, but please note the City of Flagstaff’s Winter Parking Ordinance prohibits on-street parking from midnight to 7:00 a.m. between November 1 and April 1, and violations may result in tickets or towing.

• Guest access
For check-in, guests must enter through the front door using the keypad. Once inside, you’ll find the house key and garage remote, which will allow access through the garage for the rest of your stay. You’re welcome to use either entrance after check-in.

Other things to note
• This is a quiet neighborhood, and the townhome shares walls with neighbors. Quiet hours (10PM - 8AM) are especially important, particularly when using the washer and dryer.

• For added security, cameras are installed on the front porch, back patio, and inside the garage for safety and property protection. There are no cameras inside the townhome.

• The fireplace is non-functional and not available for use.

• Some closets and kitchen drawers/cabinets are locked for personal storage, but guests have never reported a shortage of space.

• No parties, events, smoking, or drug use are allowed anywhere on the property.

• I'm readily available via the VRBO app, text, or phone if you need anything during your stay.
