Venice Townhouse Short Drive to Beaches

Located in the Stoneywood Cove community, this town home offers the perfect Winter retreat. Store the winter gear, pack your bathing suit and head South for the Winter. Two story unit with bedrooms on second floor and living space downstairs. Tastefully upgraded and well decorated, this home appeals to all tastes. Screened lanai off the rear overlooking a lovely water view. Take your morning Joe outside and enjoy the tranquil environment. Sandhill cranes are sure to say hello.

The home has a lockbox for entry. The lockbox code will be sent via text on the morning of the reservation. The Welcome Guide in the home will include the information about the home, wifi, trash day, etc. in addition to information about the local area. A contact number is in the book to reach me when needed.

Deed restricted area comprised of town homes. Heated community pool and lovely water views. Bird watching is fantastic. Close to everything. I-75 a few miles away. Beaches a 15 minute drive. Shopping, dining and recreation all nearby.

Following, for your convenience, is a condensed summary of the rules and regulations from the
Declaration plus additional community rules approved by the Board of Directors.
Please take time to review ALL the restrictions and rules below.

Rule & Regulations

RENTALS

• No dwelling shall be leased for a term of less than thirty (30) days.
• Any owner who enters into a rental agreement with a tenant must complete the Rental
Application Form and submit it to Argus Management.
• Owners must provide tenants with a copy of the Stoneywood Cove Regulations and
Restrictions.

ARCHITECTURAL RESTRICTIONS
• No attachments to the exterior of dwellings are permitted.
• No changes in common areas are allowed unless approved by the ARC or the Landscaping
Committee if landscaping is involved in the change.
• Holiday decorations are allowed but must be removed within two weeks after holiday period.
• Basketball back boards or any other outside play structures are not permitted.
• Motorcycles, trailers, campers, motor homes, boat trailers, canoes, boats, commercial vans,
tractors, service vehicles or other commercial vehicles are not allowed.
• One passenger van or one pick up truck for personal transportation purposes only, without
advertising on the exterior, and which is not used for commercial purposes
• No vehicle maintenance, repair, painting or sanding is permitted.
• Flower baskets or decorative ornaments are not permitted.

POOL RULES AND RESTRICTIONS
• No lifeguard is on duty. Swimming is at your own risk.
• Children in the pool, under the age of 16, must be accompanied by an adult.
• No diving or jumping into pool is allowed.
• No running or horse play is allowed in the pool area.
• You are responsible for keeping the pool area clean. Please clean up after yourself and put all
trash in proper containers.
• Return lounge chairs to upright position and ensure they are moved away from the edge of
pool.
• Poolside tables and the surrounding area should be clean, chairs returned around table, and
umbrellas put down and tied before you leave.
• When leaving the pool area, please take all belongings with you. Furniture cannot be
“reserved” by leaving personal items.
• Restroom doors at pool side are to be locked before you leave the pool area. Please make
sure toilets are flushed, restrooms are left in clean and working condition, and lights are turned
off.
• No glass containers of any kind are allowed in the pool area.
• Pool umbrellas should not be used on windy days.
• Shower before entering pool.
• No animals are allowed in the pool area.
• “Swimmy” type diapers must be worn by infants and toddlers entering the pool.

MISCELLANEOUS RESTRICTIONS

• No trade, business or other type of commercial activity is permitted except for showing a
dwelling for sale or lease (1 month minimum lease).
• No illegal, noxious or offensive activity is permitted. Nothing that may become a nuisance or
source of embarrassment, discomfort or annoyance to other residents is permitted.
• No animals for commercial purposes (including breeding) are permitted.
• All pets shall be kept on a leash outside the owners dwelling and shall be under the control of
the owner at all times.
• Any animal which becomes a nuisance may be ordered to be removed from the property after
a hearing before the Board, (i.e., feces collection).
• Owners shall be allowed to keep two animals per home, and no animal shall exceed 30
pounds in weight.
• No poisonous animals are permitted.
• Feeding of wildlife (e.g. birds, alligators, turtles, fish, and water fowl) is not permitted.
• Dumpsters are provided for all trash, garbage and refuse. Please close all lids to the
dumpsters as they do attract animals.

Guests have full access to the home and heated, community pool. Washer and dryer inside unit.

Located in the Stoneywood Community, this townhouse is certain to please the most discriminating of guests. Just pack your toothbrush and bathing suit, because the Owners have supplied the rest. The downstairs floor plan offers an upgraded kitchen, separate dining area, open living room and half bath. Screened lanai to the rear with a lovely water view. Nothing better than starting your day with a sipping coffee or tea on the lanai and watching nature at play from your own backyard. The upper level features a master suite with queen bed and private bath, guest bedroom fitted with two single beds, full bath and loft area with sofa. Heated swimming pool just a short walk away. Prefer the beach? Several gorgeous Gulf beaches to explore and just a short drive away. Convenient location and close proximity to shopping, dining, golf and countless other recreational activities. One month minimum rental required along with HOA approval. Great for those needing some time as their new home is nearing completion.

Car is highly recommended for exploring all that beautiful Venice has to offer.

An HOA application must be completed and signed via personal email. The reservation will not be considered complete until this form is signed and returned.

Effective for reservations booked after June 17, 2021:

**All cancelations subject to 10% CC Fee.

$50 of the cleaning fee is subject to refund if the following list is completed in its entirety and the agreement is signed and dated by the party who initially reserved the home. Please review the following list in advance.

TO DO:

1. One (1 )set of sheets can be left per bed to launder-all additional sets must be washed, dried, folded, and returned to the appropriate bedroom closet. If any of the sheets you have washed come out stained, please place them in a pile on the kitchen table for our cleaners.

2. One (1) towel can be left per guest to be laundered. All other towels must be washed, dried, folded, and returned to the linen closet. If any of the towels that you washed come out stained, we ask that those towels are placed in a pile on the kitchen table for our cleaners.

3. Please leave any beds used beds unmade. Please place all used sheets, linens, and towels by the washer and dryer.

4. All dishes should be run through the dishwasher the night before departure and dishes returned to the appropriate kitchen cabinet. Any pans that did not come clean should be washed by hand, dried, and returned to the appropriate cabinet. Any dishes produced from breakfast may be placed into the dishwasher and dishwasher started prior to your departure. Please do not place any soiled dishes or utensils back in the cabinets.

5. Refrigerators, freezers, and kitchen cabinet food contents should be properly disposed of before your departure.

6. All trash in the home should be bagged and then placed into the curbside can.

7. Please do not place the outside trash receptacles on the curb unless the staff of Realty by Dale Thomas has reached out and requested so.

8. Please return any moved items to where you had found them upon arrival. The home should be left in a neat and orderly condition. If any furniture has been moved please return it to its original location

9. Make sure all fans and lights are turned off. Please turn off all televisions and radios.

10. Please make certain both the oven and stovetop are turned off . Please unplug the small appliances on the kitchen counter.

11. Please make sure all windows and doors are locked.

12. Please lock the front door and return the keys to the lockbox (as applicable) if you have removed them. Please make sure the garage door is completely closed.

13. Place the garage remote and the spare key (if applicable) on the kitchen counter.

*Charges will incur as a result of lost or missing keys and/or remotes.

** We thank you in advance for your assistance. If all of the tasks are completed, the agreed-upon cleaning fee return will be initiated within 7 days.
*** Please sign both pages. We require that the signature is of the party that made the reservation. If not signed by that person, the return cannot be provided.
