Below are a few details regarding our property:
PASS CODE FOR ENTRY Access to our home can be gained through the front door utilizing a pass code on the keypad door lock. We will provide you with a pass code prior to your stay for access to our home. When you leave we ask that you lock the front door top lock. PLEASE DO NOT LOCK THE BOTTOM LOCK OR THE PASS CODE WILL NOT WORK FOR THE NEXT GUEST. Please make certain you keep your pass code with you when you depart the home for reentry. Please do not at any time lock the bottom lock on the front door. If you lock the bottom lock on the front door your key code will not allow you access to the property. The key code only unlocks the top lock and will not unlock the bottom lock.
PARTIES Our home is a family home and not a party house. If you host any type of party either small or large and individuals not confirmed in your reservation are present at our home you will be charged a $500 penalty for each occurrence. We specifically ask that you do not have more than the agreed upon number of guests in our home. You will be charged a penalty of $50 per night for each person at our home during your stay over the amount of guests confirmed in your reservation. You will also be responsible for any damage incurred and will be charged accordingly. Many of our neighbors are elderly and enjoy their peaceful surroundings. We do not wish to disrupt their peaceful enjoyment. We have a 10pm strictly enforced quiet time. If there is music or noise after 10pm you will be charged a $500 penalty for each nightly occurrence. If the police are called for any reason and charges are incurred, you will be responsible for the charges.
NO SMOKING HOME Please respect our wishes and do not smoke in our home. If you do smoke outdoors, please use the ashtray and dispose appropriately of the cigarette butts.
TELEVISIONS AND WIFI There are three televisions and two dvd players in our home. There are two or three movies located in the living room below the television. We have WiFi however we do not have cable. The Wifi password is located on top of the router located in the living room next to the television. The television in the living room is a smart television with a smart hub. The remote for this living room TV has a smart hub button which you press to access the smart features on the television. Feel free to access YOUR Netflicks account or stream television or movies from YOUR phone using the mirror casting feature. There is a roku stick in the television in the master bedroom. Both the living room and the master bedroom TVs have Hulu on them. The login information is saved on both TVs. Just search for Hulu.
TOWELS AND TOILETRIES There are bath towels, hand towels and wash cloths located in the master bathroom and hall bathroom. Additional toilet paper is located under each bathroom sink. Soap, shampoo and conditioner is located in each shower and at each sink.
TRASH CANS Trash cans are located in the kitchen inside the cupboard closest to the aisle facing the living room. There are two cans, one for trash and one for recyclables if you desire to segregate.
SILVERWARE Silverware is located in the drawer directly above the trash cans.
COFFEE There's a coffee maker on the kitchen counter. Coffee is located in the cabinet directly above the coffee maker.
REFRIGERATOR Please do not change the temperature settings.
POTS AND PANS Pots and pans are located to the left of the stove. Please be mindful that the stove is an electric stove and the house does not use natural gas. Ceramic stove top cleaner is located below the kitchen sink.
THERMOSTAT The thermostat for the heater and air conditioner is remotely controlled. It will be remotely set for your stay. If you message us when you are an hour out from Lake Havasu we will turn on the heat/air for your convenience.
BBQ AND FIRE PIT The BBQ and fire pit utilize propane. The tank for both is located under the BBQ. Please turn on the propane to utilize. Please turn off the propane when done using as the propane will dissipate. Utensils for the BBQ can be found in the laundry room. There is also a wire brush for cleaning, please clean the BBQ after each use.
BACKYARD CHAIRS Please place all chairs back against the wall next to the house when done using. The sun will quickly ruin the new chair cushions if left on the patio or deck.
LOWER BACKYARD OFF LIMITS Please respect our wishes and do not utilize the lower back yard or the steps leading thereto. These steps are newly created and the landing at the bottom of the stairs has not yet been made. Therefore, the area at the bottom of the stairs is extremely slippery. ADDITIONALLY THIS AREA IS NOT CHILD FRIENDLY AS THE STEPS ARE STEEP AND THERE IS MUCH DEBRIS BELOW. You are welcome to use the deck and the patio surrounding the fire pit on the upper level of the property.
DISHES, DISHWASHER AND APPLIANCES Cups are located in the cabinet to the left of the sink. Coffee mugs are located in the cabinet to the right of the sink above the coffee maker. Plates and bowls are located in the cabinet to the right of the coffee maker.
Please clean your own dishes. The dishwasher can be utilized, the detergent is located below the kitchen sink. Please return the dishes utilized to their proper location.
Electric can opener is located above the refrigerator. Matches and lighter are in the drawer to the left of the trash cans.
WASHER AND DRYER The washer and dryer are located across the kitchen through the door to the left of the rear entrance to the house. Please open the outside laundry room door when drying. Please keep the inside door to the laundry room closed at all times. The washer and dryer are for the use of the housekeeper unless you are staying over one month. Laundry detergent is not supplied.
LIVING ROOM LIGHT AND CEILING FAN There is a remote control that controls this fixture. It is located next to the living room tv.
BEDROOM LIGHTS AND FANS These are controlled by the wall switch you must turn on the switch before turning on the fan or the light.
PLEASE TREAT OUR HOME AS YOURS We have put much time and effort into remodeling our home. We ask that you take care of our property and leave it in the same condition in which you found it upon your arrival.
TRASH Please remove all trash from the home. Please place all trash in the trash cans in the carport. Please take the trash cans out to the curb upon your departure.
WATER Please do not wash your boats or vehicles at our home.
PETS Our home is a pet free home. If you have a pet at our home you will be charged an additional $200.00 cleaning fee.
DUTIES UPON DEPARTURE Please make certain the following has been accomplished prior to your departure from our home:
Please clean out the refrigerator.
Please take your trash out and place into the large trash cans and take the large trash cans to the curb for pickup.
Please strip utilized sheets and place them on the floor in the laundry prior to your departure.
Please place used towels on the floor in the laundry room.
Please close the laundry room door after use and upon departure.
Please clean the BBQ with the wire brush located in the laundry room if you have utilized the BBQ.
Please make certain the BBQ propane tank has been turned off so the propane does not dissipate.
Please clean all of your dishes and put them away where you found them.
Please empty the dishwasher if you have utilized it during your stay.
Please clean any areas of our home that have been placed in a position of disarray.
Please put all outside chairs back up against the house so the sun does not ruin the chair pads.
Please clean the outside ashtray if you have utilized it and replace it.
Please make certain that the TOP deadbolt on the front door automatically locks upon your departure. Please make certain you do NOT lock the bottom lock as it is NOT controlled by the pass code.
Please make certain all other doors and windows and closed and locked.
Please make certain all blinds are closed.
Please make certain all ceiling fans and lights are turned off.
Please message us upon your departure to let us know you have vacated the premises.

We had a wonderful time, The house was very clean and perfect for our small group to stay. We enjoyed having a nice place to come back to after being out on the water all day. Overall great experience. The neighbors are also very nice and friendly

Havasu lake view
Very clean and cozy. Nice location and had everything we needed for a quiet stay. We enjoyed the back yard area where we had our coffee and enjoyed the views. Would definitely stay here again.

The location is very good and for the sun rise and sun set excellent. House very clean , TV reception also very good,For a 4 month stay the kitchen needed few suplies. I think the owner never had a 4 month stay. She was very responding to our needs. Will again rent for next time.Diane & Gary

Better for short term
Stayed here Jan-Feb 2021.
I feel this is a good place for short term rental but it was not the greatest for long term.
Margerie was very responsive to requests and issues that came up.
Pros
- nicely equipped kitchen
- The propane fire pit is great
- Nice neighborhood
- Cute decorations inside
- Nice outdoor seating areas
- Nice views
Cons
- The house is chilly. We did have to purchase a blanket because there was only a bedspread and sheet on the bed. There were other bedspreads in the house and a small throw blanket.
- The furnace is very loud…both inside and out.
- Cannot control the heat; the homeowner does it remotely so you have to contact her to change it. While she said she doesn’t mind it is inconvenient for the renter.
- No tv service, only streaming your own subscriptions (but they do provide Hulu). While I’m fine with that the issue was the internet service was very slow. Lots of buffering and waiting which is very frustrating.
Overall I expected more for what we paid.

Thank you for posting your review of our property.
We stayed at our home the weekend after your departure. During our stay, we found that the heater fan was not operating properly. The heater was on, but was not distributing warm air. We had the service technicians out that Monday. They found the fan had seized, so they replaced it. I can only assume the heater was malfunctioning during your visit and apologize for this inconvenience. I am sorry the house was cold. The heater was set at 68-70 degrees during your entire stay which would generally provide you with a warm environment, but for the issue with the fan. There was an extra comforter in the master bedroom closet, perhaps you did not notice. I also apologize that the unit was noisy, it is a rather large unit and again, the malfunctioning fan was likely the issue. Re the remote only access to furnace/ac thermostat. We did not always control the thermostat. After having a few guests turn the AC down to 60 degrees and leave it at that temperature during their entire visit while leaving the doors open, we were put in a position where we felt it necessary to control the unit. We do, however, act promptly on any requests for temperature adjustment. Re the tvs, we discussed the fact that we only had Hulu at the house prior to your booking as I knew you were requesting a long stay. You advised this was fine as you only watch tv via streaming. It is my understanding that the main issue was the speed, or lack there of, of the internet. I have the highest internet speed connection offered, I do not understand why the system was continually buffering. I would have reached out to the internet provider if you would have advised me of this issue. I will do so today. .
Thank you for also noting the PROS of our property. We try to offer everything you may require in the kitchen. Glad you enjoyed the fire pit. It is very relaxing and enjoyable. The neighborhood, seating areas and views are also enjoyable. Thank you for noting the interior decorations, we strive to provide an atmosphere in which our guests feel at home..
