House Rules & Agreements

Primary guest must sign the House Rules & Rental Agreement.

Security Deposit Hold

A $500 security deposit hold is required 2 days before arrival.
• Airbnb: Collected via secure emailed link
• VRBO: Collected at booking
Held and released after checkout if no damages are reported.
Your stay also includes $3,000 in accidental damage protection.

• Max daytime visitors: 6 (16 total on property during the day)
• No tents, RVs, campers, vans, or car camping permitted

River & Seasonal Conditions

River conditions vary with tides, drought, and seasonal flows:
• Beach location may shift between grassy hillside and riverbed
• Water levels can rise (high tide) or recede (low tide)
• Summer heat + low flow may increase algae
• Practice safe water habits: rinse off after swimming & avoid algae blooms
