This is mountain living at its finest! This renovated condo is located at The Reserve, a premier community at the top of Sugar Mountain, one of the only communities where every unit has central heating, air conditioning, and fireplaces. Enjoy your stay at this condo, at 5100 feet, where the average temperature in the summer rarely exceeds 72 degrees and winter sports are a walk away. Regardless of the temps outside, you can spend your time marveling over the unobstructed, layered mountain views and majestic sunsets!

Reserve 25C has level parking (important), a western facing 300 sq/ft balcony, and only a 358 yard walk to the top slopes/lifts.
There is a king bed in the primary, a queen in the guest room, and a luxury queen sleeper sofa in the living room, all complete with cozy down comforters. Each bedroom has a ceiling fan, 32 in. LCD combo TV/DVD, and en suite full-size bathroom. The primary bath has a garden tub.

The gourmet kitchen is fully stocked with service for 12 and all the gadgets your menu could demand. Relax and unwind with a fire in the stacked-stone fireplace, watch your favorite show on the new 65inch Smart TV (streaming only), or head out to the covered patio to rock your afternoon away taking in the layered mountain views of NC, TN, and VA!

Walk to ski slope access or take a quick drive to reach golf and tennis (on Sugar Mountain), hiking, rafting, bike trails, gem mining, antiquing, dining, shopping and other nearby attractions, minutes to downtown Banner Elk and a short drive to Boone. ONE OF THE BEST FEATURES about staying on Sugar is that there are two grocery stores minutes away (Food Lion and Lowes Foods). Whether you do everything or do nothing, you will stay comfortably and stylishly in this beautiful condo.

No smoking. *ONLY TWO(2) PARKING PERMITS PER UNIT. VEHICLES
WITHOUT PERMITS WILL BE TOWED AT THE OWNER'S EXPENSE* Absolutely NO Pets. Max occupancy 4. 4x4/AWD, chains or snow tires needed in winter. Also, EV charging is not allowed at the Reserve. There is a $100.00 fine for anyone found charging one. No Check-ins Thanksgiving Day or Christmas Day. All guests are required to sign a rental agreement upon booking.

Fabulous sugar mountain cabin

We absolutely enjoyed staying in your mountain cabin / condo ! It was very comfortable clean and great vibes ! The mountain was very serene and plenty of winter activities !! we highly recommend this cabin for future guests !

OUTSTANDING

This was our first visit to the area to see the colors/ leaves. We weren't disapponted. Sugar Luxe was nothing short of amazing. The views were breathtaking, the unit was one of the cleanest we've ever stayed at, and check in and check out was seamless. We'll definitely be back!

Fall Color Trip

Our return trip to NC after leaving 40 years ago. Wonderful place to experience the changing of the seasons. Couldn't be a better view from patios to experience early morning fog and evening sunsets. Easy to get to places of interest. Condo was beautifully equipped with everything anyone could want. The kitchen had everything we needed to prepare several meals. Thanks for a grand place to stay in this beautiful state.

Nice property

As advertised. Only glitch was we checked in after the rental office had been closed and the address we were given was inaccurate. Otherwise, the property had a beautiful view and was just right for what we were looking for.

We are glad to hear you enjoyed your stay. As we tell all guests, GPS is not accurate on the mountain and to please use the turn by turn directions and highlighted map routes that we give to guests and GPS can send them to the wrong location.

Second time as good as first

The view to the west from the balcony of the condo is fantastic. We stayed at the condo last year for Memorial Day and this year for 4th of July. Everything needed is at the condo and everything is clean. We remembered how to turn on the water from the closet with the hot water heater. The packet from RRR had clear directions with the door code and map to the condo and wifi password. We will stay again if we get the chance!

Highly Recommend!

I am not one to leave reviews, however, I wanted to make sure I said something about this fantastic condo. It’s better than the pictures, it’s very homey and it has everything you need for your stay, and then some. We were there four nights with our two children and we didn’t even want to leave to go out to dinner. The sunset is beautiful over the mountains and the sunrise is just as gorgeous. Its the perfect location to Sugar Mountain and the lifts. You can walk over and go down from the top of the mountain. We chose to drive down the mountain with our kids. I highly recommend this condo. Thanks for a great stay ☺️

Nice and clean, good location

Property was nice and clean. A few issues were the noise above the unit. We could hear the people walking around and it was very loud. The tv in the main living didn’t have hdmi1 on it so we had to call and the property maintenance came in a put it on for us to have cable.

Good location but confusing ski access

Short drive to the lodge from the condo, but ski access points are unclear. The listing makes it seem like it’s a short walk to skiing areas, but we gave up and drove the 10ish minutes to the lodge. The condo was nicely furnished and clean, and it is more polished and lovely than the pictures in the listing portray. The view from the back porch is spectacular. We did have trouble with check in. We were supposed to receive check-in directions by 4:00, but we had to call the office twice before the directions were sent, delaying our check-in until about 4:15. Both times we called, the office staff answered and attempted to resolve the issue in an apologetic and friendly manner.

Thank you for your review. We are sorry that the trails are not marked very well but are glad that you enjoyed the views from your unit. Check-in can be delayed some on busy weekends but we try to keep it as close to 4:00 pm as we possibly can. We do look forward to seeing you again soon.

Enjoyable with some hiccups

When we checked in the door was ajar, not sure if the cleaning person who didn't pull it closed. The locking mech didn't work so we called after hours and was given a new number rather than the initial one we were given.We checked in Saturday but on Monday we were called by the management company and spoke to Joan. She indicated that the A/C wasn't working and needed to be fixed that day or the next. She said it rained last Friday so they could't work on it and they didn't come in on Saturday which would have been great since we checked in very late that day. Now, I needed to adjust my schedule for the repair people to come in while I was working there or leave and allow them access. It was quite warm the last week of June the first part of the week, but we decided to have them fix it after we checked out. Unfortunately it became a bit warmer so I asked that someone come in to repair it. It became 'messy' so I gave up and said wait until we leave on Saturday. No A/C for a week even though we paid for it and specifically looked for an A/C unit.Apart from that the view was great.

Thank you for choosing Sugar Mountain! We are sorry about the problem with the air conditioning unit, but we did try to offer different times to have a repairman come out, but the different times were refused. We do strive to keep our guests as comfortable as possible, but we do not wish to inconvenience them. Since we were unable to get the unit fixed, we did issue a partial refund. The unit is now repaired. Please come again!

Overall, I recommend this vacation rental. Reviewer Comments: The view is fantastic. Kitchen well stocked. Generally good for 4 people, although only 3 chairs for outside dining. Master bed was too soft. And high, for us short people. But master toilet was unusually low. Living room was ok, but the couches need a cleaning,or replacement(an odor in them). Lastly, more for the owner, lots of cracks are apparent. Could be a long term concern.
