Hampton Bays is the Hampton's best kept secret with access to beautiful beaches, some of the best waterfront dining options and no traffic! Our home is just 2 miles from Ponquogue Beach, which has a great concession stand and lifeguards. Bay beaches are a short walk from the house and are great for launching a kayak or stand-up paddle board.

We are close to beaches, playgrounds, parks, tennis courts, shopping (including Tanger Outlets), antique shops, wineries, marinas, fishing, bars, restaurants and more! Hampton Jitney and LIRR are less than 10 minutes from the house. We are walking distance to bars, restaurants and coffee shop.

The property is beautifully landscaped and the home has been completely renovated from top to bottom. The open floor plan includes a brand new fully equipped kitchen, four beautifully decorated bedrooms and two and a half bathrooms. The house features beautiful hardwood flooring, central air and fun beach decor. There is a huge guest bathroom with double vanity, and a powder room off the rear entry for easy access from pool and patio. The master bedroom has its own en suite.

The finished basement is the perfect place to hang out on rainy days or for movie watching on the the huge 65” television complete with Netflix, Hulu & Disney plus, etc.. We have tons of games and a foosball table to keep everyone busy on rainy days.

The backyard features a huge heated saltwater pool, BBQ grill (with dedicated propane line), fire pit with Adirondack chairs, and huge patio area for outdoor dining and lounging. And a new outdoor shower starting summer 2022!

The home is fully equipped with everything you need (linens, towels, kitchen utensils, beach towels, etc) for the perfect family beach vacation.

Sleeping accommodations as follows:
- master suite with a private bathroom.
- bedroom with a full size bed,
- bedroom with a queen bed.
- bedroom with two sets of twin bunk beds.

***Pool is typically open from Memorial Day weekend until approximately October 1st. Please inquire for specific dates.***

Incredible stay! House was awsome, very well prepared, clean, excellent location. We had a wonderfull time there, at the pool, barbecues at night, great neighborhood, quite and safe. Host was really on line on whatever question we had, entry and checkout very easy!

Hampton Getaway

The house was a great size for 2 families and the outdoor area was fantastic. Having the pool for the kids when we weren't at the beach was great. The basement is wonderful for the kids to play while the adults got to visit. I would definitely recommend to anyone looking to get away!!!

2nd Stay

This was our second stay and the house was just as clean and family friendly as we remembered! Backyard is big and beautiful with lots of pool floats and we used the great s’mores pit.

blissful summer vacation

My family-my husband, 7 year old daughter and teen son, who live in Manhattan adored the 2 week stay at this well-appointed, sparkling clean home. The owners were incredibly helpful, responsive and welcoming. The outside area-large, perfectly heated pool, fire pit, barbeque, and outdoor seating was even prettier than pictured. The shed had voluminous floaties, beach chairs and even some wood for fire making. The beds were comfortable and I've not stayed at a better stocked house. The large, cozy and bright finished basement with a closet of family games and the foosball table entertained us on many nights. The area was new to us and we enjoyed driving around, walking to the lovely local bay to play in the sand and swim, walking to the Hamlet cafe for breakfast and taking short rides to ocean beaches in the area. The owner thought of everything--waffle maker, coffee grinder, blender, essential spices and even skewers, graham crackers and chocolate for s'mores. There were plentiful pool towels and bath towels and everything is in good condition. My youngest enjoyed the bunk beds in her kids room and the toys and books left. Thank you for the experience. We loved every minute.

Excellent Hamptons Vacation

This was one of the best VRBO rentals I have stayed at. The house was absolutely gorgeous, better than the pictures. The owner was very quick to respond to all questions. Best things about the house: Pool - nice shallow end for kids, heated perfectly, very large, good seating in pool area Outdoor Area - grass space around the pool nice for kids, fire pit was great, shed was well stocked with floats, nice Tommy Bahama beach chairs, sand toys, etc. Bedrooms - all very nice with super comfortable beds, love the bedding and decor throughout, appreciated the matching alarm clocks, laundry baskets in each bedroom, good hangars in each room Kitchen - not huge but perfectly arranged with great appliances, loved that the cabinets were so organized with labels on where things go, love the full matching sets of dishes Basement - huge bonus area, loved the foosball, kids loved that Nintendo Switch was provided Location - excellent, close to nice beach choices and good restaurants, yet not as crowded as Southampton or other areas Negatives... None!! In trying to be helpful to the homeowner, I will list a few but they are super petty and in no way took away from our excellent stay... - Ceiling fans in bedrooms would be nice. - Although I appreciate the practicality of plastic plates and cups in the kitchen for a rental, a set of glass pint glasses and wine glasses would be good. - Basement space is so big that a ping pong table would be great. - Beach umbrella in the shed could be helpful. But like I said, these are not even complaints, just suggestions, that not implemented would still not make us think twice about returning. Thank you for a great stay!

December Super Fun Holidays

We stayed at John’s house for 5 days towards the end of December, and had a blast. The place was spotless and well stocked. The kids enjoyed all the games and the foosball table in particular! It was cold so we didn’t do much outside. Overall, a great stay, and highly recommend to families with young children.

Perfect vacation

This property was just perfect and better than the pictures. The house had everything and more. Extra linens, towels and a very well equipped kitchen. The backyard had ample pool toys and beach gear. The basement had toys for rainy days and a great entertainment system. The owner was extremely responsive and we really didn’t need anything. Hampton bays is lovely with close proximity to the beaches and great restaurants. This was one of the best vacations for our family and the highlight of our stay was this amazing house.

Hampton Bays - Pristine Property

Immaculate property. Location, ideal ( beaches and fresh fish market 3 minutes away, we timed it). Met lovely neighbors. Decor; charming, everything brand new. Bedrooms spaced out. Upon entry, expect to be excited, like you hit lotto. Owner professional and gracious via emails and texts. Run, don't walk to this rental.

Perfect stay!

This house is absolutely immaculate and even better than pictured. It's incredibly well organized and stocked with everything labelled and easy to find. There was everything from kitchen needs, to bathroom toiletries, to beach gear. Our kids had a great time with the toys both inside and poolside. John was very easy to contact. We'd love to make this an annual stay!

Well equipped home away from home

We really enjoyed our stay at John's house. The backyard is a spacious oasis. The house finishes are really nice and the kitchen was well equipped. We made most of our meals at the house allowing us to spend a lot of time at the house with an infant in our group. We were a group of 7 adults & and infant. I'd definitely recommend John's house if you are looking for a place to stay with kids (or even without!).

Wonderful family vacation!

Great house with a wonderful backyard to spend time with our family! The house was clean, family-friendly, and had everything we needed for our stay. It was the perfect location for visiting the beach and other various sites in the area. Wonderful stay!

We had a great week at this home. It was spotless, spacious and family friendly! Our kids loved having their own basement with Foosball. The kitchen was great (nice appliances) with everything you could need organized very well. The host responded quickly to any questions. We look forward to returning when we can enjoy the pool and backyard in the warmer weather. Highly recommend!

Great home!

The photos were accurate and the home was very clean! We especially loved the backyard which is gorgeous with the perfect mix of sun and shade. The finished basement did indeed come in handy during rainy days. The host was very responsive via text. Great stay, smooth process, would definitely recommend the property!

Perfect Long Weekend

The house was the perfect size and the backyard was nice and big for having dinner, swimming in the pool and relaxing by the fire pit. It was also the perfect location to walk to the bay or short drive to the ocean. We really enjoyed our time here.

Amazing Time

John, Thank you so much for allowing my family to stay at your home in Hampton Bays. The house was better than we expected. Nicely and newly designed with plenty of room to relax sleep, cook, etc. The best part of the house is the backyard, the pool is beautiful and set up like a resort. My kids appreciated all the games both inside and out and we used them quite often. The home is on a quiet street and only 2 miles to an amazing beach which we actually walked to. The Perfect Vacation House

A perfect vacation spot in Hampton Bays. The house was very clean, well equipped, beautifully updated and had all amenities that a family would need. Pool and outdoor gathering areas were large enough to fit a large family. We had 4 adults and 4 kids in the house and never felt like we need more space. The location was great! Walking distance to great places to eat or have a drink. Close to the bay side/beach and less than 2 miles to Ponquogue Beach. Many family friendly restaurants in the area and also near a Shopping area (grocery store, Starbucks, bagel place, etc.) The owner, John was very responsive and communicative from booking to check-out. We were there during the recent tropical storm which caused a good amount of debris to fall into the pool and his pool maintenance company immediately came out the same day to clean the pool.

Perfect house, amazing backyard & pool!

Everything was absolutely perfect. The backyard is amazing & the pool is great. We were there with 3 kids age 3-6 and everything was perfect for them: pool, toys, backyard, huge basement/playroom, TVs. The house has everything you need, everything is well thought out and brand new. We cannot wait to go back! :)
