We are committed to providing every guest with a clean, comfortable, and enjoyable experience. Unfortunately, due to past violations that caused property damage and impacted future guests, we must emphasize the following rules.
Violators may be held financially responsible for damages, extra cleaning, fines, or other penalties.
🚫 House Rules & Conduct
- No parties or loud noise. Please respect the quiet enjoyment of the neighborhood.
- No smoking, vaping, or e-cigarettes anywhere on the property. A cleaning fee of up to $800 will be charged for odor removal.
- No pets or animal hair are allowed under any circumstances due to severe allergies. Unauthorized pets will result in a $100 charge per pet, per night.
- No illegal activity or drug use. Violations will be reported to local authorities.
- Do not exceed the number of guests listed in your reservation. Unauthorized guests may result in penalties and reservation cancellation.
🧹 Cleanliness & Housekeeping
- Do not stain linens, towels, or other fabrics. Stained items will incur an additional cleaning fee or, if necessary, replacement and restocking charges.
- Please thoroughly clean the kitchen after preparing greasy or heavy meals. The standard cleaning fee does not cover deep cleaning.
- Dispose of all garbage in sealed bags, and place them in designated outdoor bins, chutes, or dumpsters. Loose trash may not be collected in certain resort areas.
- Only soft food waste is permitted in the kitchen sink disposal.
- Toilets are for toilet paper and human waste only. All other items may cause plumbing issues. Guests may opt to use our paid plumbing service in the event of a clog.
💥 Damage, Late Checkout & Lost Items
- Please report any household damages before checkout so replacements can be made for future guests.
- A $60 late checkout fee will apply for checkouts delayed more than 10 minutes, up to one hour. Late departures delay housekeeping schedules.
- Don’t forget personal belongings. If an item must be mailed, a $50 trip fee plus postage will be charged.

- All resort amenities are managed by the resort, not the homeowner or host.

🛠 Equipment Use & Repair Policy

- If so, we will coordinate repairs as quickly as possible.

📆 Reservation Changes & Rescheduling Fees
If you need to change your reservation, the following rescheduling fees apply depending on how close the change is to your original check-in date:
- 60% of total cost – Within 28 days
- 70% – Within 21 days
- 80% – Within 14 days
- 90% – Within 7 days
- 100% – On or after the check-in date
Shortened stays are treated as partial cancellations and are subject to the cancellation terms based on your original reservation.
🏊 Private Pool, Spa, and Hot Tub Disclaimer (If Applicable)
The pool, spa, and hot tub are serviced weekly by a specialized cleaning company (except during holidays).
By using these facilities, guests agree that:
- Use is entirely at your own risk
- Children must be supervised at all times
- Guests accept full responsibility for injury, illness, slips, drowning, or accidents
- The homeowner and property manager are not liable for injury or death
- All posted safety rules must be followed
Important usage reminders
- Please treat the pool, spa, and hot tub respectfully — these are not bathtubs.
- Do NOT use soap, shampoo, lotion, creams, oils, or similar substances in the pool, spa, or hot tub; these products cloud the water and can damage the filtration system.
- Shower before entering to remove any cosmetics, oils, or other residues.
Excessive cleaning fee
- A $300 cleaning fee will be charged if excessive cleaning is required due to improper use (for example, use of soaps/lotions that necessitate draining and chemical re-treatment to restore safe water quality).

Guests may use the outdoor gas/propane grill at their own risk. By using it, you agree to:

Orlando Family Reunion
This home was our base camp for Disney World. Family of 8. Location was great. Comfortable beds. 3.5 baths were a convenience. Pack and play crib and high chair..Clean. Livingroom seating was minimal with one small, hard couch that seated three adults. Gas BBQ is an additional cost. Nice home.

Thanks a lot for choosing to stay with us, we are happy that you had enjoyed your vacation and our home and location. We had recently added more seating in the living room, we also replaced the sofa with a bigger leather sofa, if you have senior guests, they don't have to climb the stairs anymore as we now have a master suite downstairs with a queen bed and double sofa bed and private en-sutie bathroom. Thank you very much for your stay, but we wish you had communicated with us about your concerns during your stay so that we could have come and address any of your concerns right away. We have done a lot of changes to the house since your stay, we now have 2 master suites with one downstairs for guests' conveniences. We also have themed kid room for kids to have a lot fun. We have replaced the living room sofa with brand new leather sofa, the dinning room chandelier was replaced as well. Welcome back to your a total different and better experiences

Good location
Good location. Nice place. Clean. Close to the parks. Would definitely stay again. Unit was a little far from the pool. Didn’t have an iron for the first day but owner brought one over the next day. Not enough silverware, no cooking sheets for oven, not enough garbage bags. Overall, happy with our stay.

Condo was spacious and clean. A few minor issues on check-in but the owner was on it quickly and resolved. Close to Disney, and had a great pool area as part of the complex. Would stay again.

Watch the indoors steps, etc.
For the most part, the property was nice. The most important thing to point out is the slippery indoor stairs. They are highly polished and not safe for navigating. My friend slipped on the stairs the last day we were there and ended up with a large bruise on her buttox. We notified the owners that these stairs need slip guards. The owners were available by text when we needed to contact them; however, they are not hands on and rely on the Cleaning Company for things that need addressed. The windows and window jams need cleaning and hopefully this was addressed as I pointed this out to the owner. There was no dish cloth, dish sponge, dish towel, reserve dish soap, paper towels, or salt & pepper. Few utensils, especially is there are 4 or more people staying here. We were told by the owner that if the previous occupants did not leave those things, it was our responsibility to get them. Last of all, the mattresses are not that firm. In spite of it all, we managed to enjoy our time in Orlando and our last day at the resort pool.

Hi Sandra, thanks for your stay and feedbacks, we believe there were misunderstanding in our communications. We did not meant that you had to use any leftover supplies from the previous guests at all. What we meant was that we do provide initial supplies, but when they are used out the guests will get their own supplies for the rest of the stay (this happens with longer stays or big groups stays), our initial supplies include 2 rolls of toilet paper in each bathroom, body soap/shampoos/conditioners provided in each bathroom, we provide all followings in the kitchen: Keurig and traditional coffee machines with free coffee pods, hot water boiler with free tea bags, utensils, salt & pepper, cookware, dinnerware, bakeware, one role of paper towel, dishwasher pods, dish hand wash liquid, kitchen cloth, several large garbage bags, etc. We also provide bath/face/hand towels as well as pool towels for each guests, free access of washer & dryer with several laundry pods for your conveniences. Kids' Pack'n Play, Highchair and booster seat are provided too.
As for the stairs, in order to avoid similar incident from happening we have moved a Queen bed & a sofa bed to the downstairs 2nd master bedroom, this bedroom has its own en-suite bathroom, this way some guests could choose to stay downstairs master bedroom without needing to climb any stairs. We believe your will love the new setup.
this house was renovated and all carpets were replaced with hardwood floors, we have never had any guests reported the hardwood floors were slippery before or after your stay. But we checked again and made sure the floors were not highly polished, there was a long railing besides all stairs which could be a big help.

Great layout and number of beds
Overall, we had a good stay. Resort wasn’t fully open. We really enjoy the pool, bar and slides. The condo needs a total deep clean that includes walls, ceiling, vents and baseboards. Having a vacuum would have been nice. The master rug was dirty. It claims to be super clean but this did not mean dust by any means.
Size, layout and number of beds and baths was perfect! Although dishwasher worked, it was rusted and needs replaced.

The owners were looking for a vacation home for themselves and their family. They wanted a home that is located in a safe community and very closely to Disney, entertainments, restaurants, town center, golf courts and all other theme parks in Orlando. Once they were introduced to Regal Oaks Resort, they stopped looking. Regal oaks Resort is situated in a perfect location, it is only 3 miles away from Disney World Entrance, 8.5 miles to Sea World, 12.3 miles to Universal Studios, 68 miles to Bush Gardens. It's next door to famous Old Town & Fun Spot entertainment center with thrilling rides, unique stores and restaurants. It is also a couple miles away from local Celebration Town Center. The house and the resort is only 6.1 miles away from The ESPN Wide World of Sports Complex which hosts numerous amateur and professional sporting events throughout the year.
The house provides a resort living style with all amenities anyone can think of: stunning waterfront view clubhouse, swimming pool, whirlpool spa, water slides, pool side bar and restaurant, cabanas, different comfortable outdoor furniture, good size gym with equipment, tennis courts, kid play room, business center with computers and internet, onsite theme park ticket center, 24-hour service front desk with friendly staffs , etc. The resort is gated with 24 hour guard.
The owners bought this house right after it hit the market, it is indeed a great house in a perfect location!

We are sure you will fall in love with this house as much as the owners do when you come and spend time in it. The house has so much to offer, it is a 4/3.5 end unit townhouse surrounded by trees and green plants. It is 1872 sqft and can accommodate 10 people comfortably. It has a private hot tub at the backyard screened patio, you can throw yourself into the hot tub after a long day activities, The kitchen is fully equipped with wood cabinets, granite counter top, stainless steel appliances, you can cook yourself a delicious home-made meal anytime during your stay. The great things about this house is that it has two bedrooms with en-suite bathrooms and one is downstairs. It has a balcony off the upstairs Master bedroom for you to have a private time while enjoying the beautiful surrounding.
