The expansive 50m² private lakeside deck is the true centrepiece of the property, offering uninterrupted views across Lake Annecy and the surrounding mountains. With direct access to what is widely claimed to be Europe’s cleanest lake, guests can step effortlessly into crystal-clear waters for swimming, paddleboarding, kayaking or waterskiing, with summer water temperatures reaching a comfortable 24°C. Designed for relaxed lakeside living, the deck features a dining table for eight, generous lounge seating for twelve, a Webber BBQ and a lakeside jacuzzi - creating a tranquil space to unwind, entertain and enjoy long days by the water away from the summer crowds.

A lakeside jacuzzi and traditional finnish sauna are new additions to our luxury accommodation which makes it the perfect escape any time of year.

A modern chef’s kitchen and a dining room for 10-12 guests set the stage for shared meals and lively conversation, while the formal lounge, anchored by a double-sided fireplace, offers an elegant yet cozy place to relax. Perfect Place

The Villa offers everything needed to spend great time with family and friends. The interior design is well thought through and coherent. The kitchen and its equipment leaves nothing to be desired. The media and entertainment room let you recall the Cinema‘s feeling. We really enjoyed our stay and had needed deep and good sleep and were able to reload our batteries. Thanks again Marilyn for your friendly support and perfect organisation.

Had a great time!

We had a great time at this house. It's about 30 min outside of town and has a lovely property (fenced in yard & 30 second walk to the beach). The water itself is pretty rocky so would recommend bringing water shoes or we bought some when we arrived. Also note that the bottom floor (including 1 bedroom) does not have Air Conditioning. It's a very lovely home, has great space for 14 people, and has great space for kids. The views are gorgeous and we got to see paragliders fly over us all the time! Would recommend!

Great space and perfect spot

We were a group of 9 - 5 adults and 4 teens. We spent a lovely week in this great house. Everyone had their own space indoor and out plus there are plenty of bathrooms. The house is well equipped with lots of outdoor towels to use lake side. The interior is high spec and everything was of good quality. The outdoor space is perfect with plenty of seating areas and a great awning for shade. The deck area by the lake is very peaceful and the children loved paddle boarding etc The beds were all comfy. Marilyne the host was extremely helpful pre trip booking various things for us. The house is on a fairly busy road but most of the bedrooms are at the rear of the house. The downstairs is not air conditioned and neither is the downstairs bedroom so this was too hot to use / sleep in. There is a big shared private driveway that allows for plenty of parking. The lake access / private deck is what really gives this property the wow factor. An amazing spot. Overall a really great house for this size group and we would definitely return.

Good and elegant house but not with all amenities disclosed in the website working properly

The house is very good but we had some problems that were not solved during our stay and we felt very desapointed because they were relevant . It really damaged our holiday. One of the rooms was not used because of a bad smell coming from the room's bathroom. We had to distribute the group into the others rooms. One of the second floor's room has a Tv with no cable, so it was not possible to be used. The living room's TV had problems with the cable tv provider Orange and also did not work properly. Some visits from the managers were made but all the problems remained unsolved. The only reward we were offered was a free house cleaning which was not even necessary. In conclusion, we felt a little disappointed with the problems above and more with the way that the managers took care of the whole situation.

Beautiful property on the lake

This place was just like the pictures, only better! We, a group of paragliders, stayed here in September. We loved the location and the convenience of being on the lake. We could watch the our paragliding friends right from the deck! The home was clean and beautifully remodeled. Can't wait to visit again!

Fabulous location and house

We have stayed at this property before and it’s location is wonderful as is the house itself. It is perfect for a large group gathering. Our only disappointment this year was that a number of things were not working including the hot tub and canopy. In addition the kitchen was not properly equipped for a house accommodating 12+ people - for example the number of cops/mugs was not adequate, the size and number of pots and pans

Gorgeous house. Perfectly furnished. Incredibly well equipped. Everything we could possibly want.

Our family of 11 had an incredible time. Extremely comfortable beds. Great kitchen. Kayaks, paddle boards, even wet suits and life jackets for the kids. Marilyn, the property manager attended to our every need including shopping for our first breakfast, finding a wonderful babysitter, making dinner reservations and finding us a superb caterer for a special birthday dinner.

Stunning Property set in Stunning scenery

A beautiful holiday stay, appreciated the privacy of home and garden yet walking distance to great restaurant, magnificent views up the lake. Quality of house finishes outstanding , fantastic breakfasts and evening meals organised.Lots of fun to be had on the lake and surrounding bike and hiking paths. Highly recommend.

Luxurious Home Away From Home

The gorgeous house at Bout du lac was an idyllic location. Every treasured photo is like a beautiful postcard. Equipped with all the gear to help us experience every aspect of our fabulous location right on the lake, we swam every day, paddle boarded or just relaxed and took in the marvellous vista. Some of us hiked to Forclaz and others enjoyed the manual and electric bikes which were a great hit as we explored the local villages. We loved the convenience of the local restaurant, Chez Ma Cousine and the ferry service to villages around the lake. We have special memories of the beautiful township of Annecy. We would, and have already, recommended this fabulous house to family, friends and business associates.

5 Star quality in a 5 star location

What a marvellous stay our group had in this beautiful house superbly located on the shores of Lake Annecy. Everything need to make this a memorable stay has been thought of. From the ensuites for every bedroom, well appointed kitchen (including a Thermomix!), paddle boards, kayaks etc for fun on the water to the very efficient and friendly managers who organised caterers to cook a meal for us every other day, the hire of electric bikes etc. etc. There is lots of great walking nearby, quaint market towns and the beautiful township of Annecy where we spent a delightful day shopping and sightseeing. Although the comfortable daybeds on the private deck by the lake took much of our time!!

Absolutely fabulous in every way!

Eight long-time friends from Australia came together for a truly wonderful week at this luxurious lodge. Perfect in every way - the location, the views, the quality of the lodge itself and everything in it, and the marvellous amenities included, ensured we had just the best week. The Concierge service, both on arrival and as needed throughout the week, could not be faulted, and added significantly to the experience. We had great fun on the bikes, kayaks, paddleboards, etc and delighted in the local restaurants and markets, the small French villages along the bike paths, and the beautiful township of Annecy itself. We felt very special as we sipped champagne at sundown on our private jetty or dined on the spacious terrace. This truly was the holiday of lifetime and I cannot recommend it highly enough. Joan S.

Top Notch Property in an Idyllic Location

We spent a marvelous week at the property with 4 families and 12 people (4 teens) for a week for my dad's 80th birthday. The house is spectacularly equipped in every way. Every room is spacious and well equipped. Bathrooms are awesome. Bedding is top notch. The walls of the property are massive so the space is very quiet despite being not far from the street. The master suite on the top floor is spectacular and gigantic. The kitchen is large and super equipped (how many rentals come equipped with a Thermomix and Dyson vacuum cleaners?). We could fit 12 people at the dining table (but no more). American renters will find the washer/dryer undersized but that is typical for Europe. Recently remodeled with no expense spared, the house includes every latest technology you can imagine. All lighting is controlled via iPad and led lights are everywhere including along the dock. Music can be played in every room, etc. The patio area is great for a large family and the grassy area can be used to play badminton and other ball games. The deck is awesome with a spectacular view of the mountains. It is not right in front of the house but is easily accessed via a private path. We rented a boat for 3 days and did wake-boarding, wake-surfing and water-skiing to the teen's delight. The lower part of the lake is more intimate than the top part and much more beautiful. The house also comes with 3 SUP boards and a kayak which we used a lot as well. Doussard is one of the biggest paragliding spots in the world so you will be watching them all day (and you will want to try to). The Chez Ma Cousine restaurant next door is a great spot as well. Highly recommended. This made for one of our best family gatherings ever. Make sure to ask for instructions on how to operate the AC as it took us time to find the remotes. You will need the AC in July or August. Property was very clean and the property management team (Francois and Marilyn) was very helpful and courteous.

The best of the best!! Beyond amazing!

I just spent an amazing weekend at lakelodge with my family, and everything about this house was truely wonderful! The house has its own private access to the lake, where you can enjoy all water sports or simply soak up the beautiful sunshine and views. This was such a highlight! Every bedroom was unique and had its own bathroom area. The bed linen was of the higest quality and everyone commented on how comfortable the beds were. This stay is a real once in a lifetime stay, and will be enjoyed by all!

Paradise on Lake Annecy

We had an amazing stay at this magnificent lake front property with my family and parents who were visiting from overseas. There was 7 of us in total and the property was very comfortable and luxurious. All rooms, bathrooms, and fittings were of a high standard and it was a pleasure to stay at the house. The house was very secure, private and in fantastic condition right on the water. You felt like it was a little bit of paradise in Annecy. There are restaurants close by and shops are a 5-minute drive from the house. If you are looking for a fantastic getaway in an amazing property this is the place to go. We look forward to going back there one day soon.

This was a superb holiday rental.

From the minute, we walked in the door, you couldn't fault this property. Absolutely spotless, very well maintained. There was nothing missing. Beautiful linen, well stocked kitchen, superb media room and the Lake just a few steps away. We swam every day, we visited the local markets, we walked to superb restaurants. i highly recommend this home to anyone who is looking for an unforgettable holiday experience where nothing has been missed
