All this, and it’s quiet, yet super convenient.

It’s amazing how quiet it is inside this 1 bedroom apartment. With Barclay Reserve across the road attracting the local birdlife and baseball fans, you’ll enjoy that there is so much so close to this stylish pad. Grab a meal at the Sunshine City Club, or you can walk under Anderson Road to Sunshine Marketplace Shopping Centre, Sunshine Plaza and beyond into Victoria University or City West Plaza to enjoy the gastronomic food delights of The Granary Café, Treviet, Gold Leaf (Chinese), Lazat Malaysian or Thuan An (Vietnamese). You’re just one train stop (Ginnifer) to Sunshine Hospital and Sunshine Mercy and Day Hospital – perfect for those doing their nursing or medical residency or maybe vocational training and need a neat comfortable place to stay or visiting professionals to the Harvester Technical College. Or go down to Sunshine station to have a cocktail or beer at the Derrimut Hotel. And for nature lovers, there are endless walking tracks along Kororoit Creek to explore. Less than 500m to Albion station, you’ll be able to travel to the CBD on the Sunbury line, or further afield to Swan Hill or Echuca via Bendigo from this savvy position. There are 4 bus services nearby including the 216 to CBD, 400 to Laverton, 427 to Sunshine West and 456 to Melton. Plus it’s easy to call a taxi or Uber to get to your destination.
House must be left as received (e.g. if you moved furniture, please put them back). Dishes should be washed (or start the dishwasher before you leave). Please clean up after your dog. Please do not wash the linens and towels before you leave as they will be commercially washed.

Please keep the noise down. Please refrain from causing disturbances to the neighbours. Strictly no parties allowed. Infringement on this rule may result in eviction without refund.

We will ask for photo ID of the person making the booking. For 3rd party bookings, we will need the photo ID of the primary guest staying at the property.

Smoking inside the property is strictly prohibited. $200 will be charged if smoking is detected. Illegal substance (including marijuana) cannot be consumed at all, or you will be asked to leave with no refund. Medicinal use of substance can be smoked/consumed outdoor only.

Please be thoughtful and turn off heating & cooling when you are not in the property.

Please don’t disconnect the Internet or Gateway at any time.

If any damage occurs during your stay, or if any appliance does not function, please tell us as soon as possible.

If the Fire and/or Emergency Services are called out due to a guest’s fault (including for false fire alarm call outs), fees will be passed on to you.

Pet fees are applicable and pets should be included when you book. Please don’t leave pets on the balcony as they may bark or meow, and balconies may not be safe for pets left alone.

If you are locked out (e.g. left the key inside the unit, lost the remote), our physical attendance will be charged at $50. Any locksmith or any additional expenses required will be on-charged to you. Loss of key/fob/remote will be charged at cost plus administration fee of $20/item lost.

Check-out time is 10am unless otherwise agreed. If the cleaner cannot clean on time, a delayed entry fee ($10 for every 10 minutes delay) will apply. If you require late check-out, please contact us 24 hours before check-out and we’ll do our best to accommodate your request. If you request a very late check-out, another night of booking may be required as we won’t be able to accommodate last minute booking request on the same night.

If you leave any items behind, please advise us immediately. We can post them back to you (except for perishables, flammables, illegal items or items that are impractical to post). We will charge postage cost plus $50 to compensate for our time. We can also store them for $20/item for up to 3 days for you or a friend to retrieve them. We accept no responsibility if any items left behind were missing or thrown out by our cleaners.

Where a porta cot (or any baby/kid item) is provided, this is used at the guest’s own risk. The owner and hosts do not accept any liability should anything occur during its use.

Please ask for our consent if you operate a business from the premises where you will expect visiting customers. This includes consultation, training, buying/selling or any personal services. We are happy to consent depending on risks and the impact on the neighbours.

Our cleaners do their best to provide quality cleaning. Though no one is perfect, and if there is any cleaning issues, please notify us within 4 hours of check-in; and allow our cleaners to rectify those issues in a timely manner.
