With room to accommodate 12 guests, the substantial 400m2 home is gorgeous, warm, and inviting with a fabulous feel and central heating to keep you warm. The home also has 2 large wood burner fireplaces for extra heating and atmosphere. In the heat of summer, you can keep cool with the aircon situated in the living/kitchen/dining area! The house is set on one easy family-friendly level with 6 large bedrooms, 3 bathrooms, and 4 toilets located in two separate wings with the living area in the centre. Linen is supplied and you will have been charged for this.

BED SIZES
There are 3 of the double beds that can be divided into 2 king singles. All of the 3 beds that can be divided are a standard king size (not super king) The other three are made up of 2 standard king size and one queen.

IMPORTANT If you require the dividable beds to be made up as singles we need this information at the time of booking thanks, otherwise they will be left intact.

The gourmet kitchen is fitted with modern, upmarket conveniences and the family room and dining area opens to a sun-filled patio.
There’s a separate TV lounge, (Netflix can also be accessed on the large TV) and the massive garage has been set up as a gym and a games room complete with a full-sized billiard table, ping pong, exercycle walker, TV, and just perfect for rainy day fun with a new log-burner to keep you warm in winter.

When you feel like venturing out, there are so many activities to experience in this popular lakeside neighborhood with a jetty and boat ramp nearby. Paddleboarding, kayaking, and boating on Lake Rotorua, fishing (with a license), or perhaps enjoying a leisurely round of golf at the 9-hole golf course. There’s also plenty of scenic waterfront walking.

The owners have added all kinds of extras to the property including a security access gate, upgraded central heating, a new heat pump, 2 new fireplaces for ambiance, a full-sized billiard table and ping pong, spa pool, and even a massage chair, it just goes on with this owner's wish to make your experience the best! Not to mention the Al paca's, kune kune pig, and chooks. The owner is likely to give you some fresh farm eggs!
There are 2 separate gazebo areas on either side of the house, so you can choose a suitable exterior entertaining area depending on the wind direction.

This idyllic escape is not far off the beaten track, being just a 20-minute drive from Rotorua CBD, 20 minutes from the spectacular Okere Falls, close to tourist attractions, and 45 minutes to Mt Maunganui beach.
