1. Check-Out & Clean-Up
Before you head out, we simply ask that you:
• Take out all garbage and recycling.
• Wash any used dishes and put them away.
• Toss used towels in the laundry bin.
• Return all furniture to its original spots.

Leaving things in good order helps us avoid extra cleaning fees and keeps our nightly rates budget-friendly.
2. Smoking & Shoes
• Smoking isn’t permitted inside. A $1,000 de-smoking fee applies if this rule is broken.
• Please kick off your shoes at the door to preserve spotless floors. Please feel free to use the indoor slippers provided.
3. Noise, Guests & Parties
• Quiet hours run from 10 PM to 7 AM.
• Max occupancy: 6 guests.
• No unregistered visitors—$100/guest/night fee for extra people.
• Parties or loud gatherings that disturb neighbors will result in immediate cancellation without refund.
4. Arrival & Departure Flexibility
Need a little more time?
• Early check-in or late check-out (until 12 PM) is available for $40 + tax if requested 24 hours ahead via Airbnb.
5. Damages & Missing Items
• Treat the home like your own. Any broken or missing items will be charged at retail cost through Airbnb.
• Report accidental damage right away so we can resolve it together.
6. Extended Stays
• For bookings of 20 + nights, a $300 security deposit and an additional $200 cleaning fee apply.
• Homes that require extra deep cleaning due to excessive dirt may incur extra charges beyond the standard cleaning fee.
7. Shared Building & Privacy
• Your suite is fully private, but an upstairs unit is occupied by other guests. You may hear normal daytime activity.
• Please note that the guests do not have access to the backyard.
• Outdoor video cameras monitor the exterior for everyone’s safety.
• For stays over 10 days, we may schedule a 1–3 hour routine inspection with 24 hours’ notice (except emergencies).
8. Safety, Liability & Communication
• By booking, you agree not to hold us liable for injuries, lost items, or accidents on the property.
• We require respectful communication at all times. Any threats or profanity toward our team will lead to immediate cancellation without refund.
9. Included Essentials
Condiments & Pantry Items
Ground coffee, Tea, Sugar, Salt & pepper, Assorted spices and Breakfast items: cereal, oats, pancake mix. Please note these items are supplied in shared containers and small quantities to minimize waste. We cannot guarantee prevention of cross-contamination, so if you have food allergies or sensitivities, use with caution.
Hygiene & Cleaning Supplies
Body wash, Shampoo & conditioner, Hand soap and Toilet paper
For stays longer than a few days, you’re welcome to restock these items or bring your own to suit special diets and allergy needs.
