Luxury renovated and stocked villa close to tennis, beach, golf

Renovated in 2022 by new owners, Ebb & Flow is a luxurious 1 bedroom, one bathroom couple/girlfriend retreat that’s an end unit villa on the second floor in Tennis Club. The kitchen has been fully opened up to let the natural light to pour in and features an open living plan. Close to the Roy Barth Tennis Center, the Sanctuary and the beach, this villa has a Cali coastal vibe and is now furnished with all the things discerning travelers want at hand.

The open kitchen has been fully stocked for the cook - new Calphalon pans, knives, Keurig coffee maker, high powered blender and much more. The dining nook overlooking the tennis courts seats four and and the kitchen is opened up to the living room with bistro stool seating at the island. The large living room has a comfy sectional sofa, large screen TV and Bose sound
system. The bathroom features a large tiled walk in shower with seat and a vanity with storage. The large master bedroom with king bed features blackout shades for optimal vacation slumber and a TV for bed time viewing. The screened porch is set up to enjoy the sound of the waves and the evening ocean breeze with a spacious couch, armchair and outdoor TV.

No pets and no smoking. There is no sofabed or any additional bedding besides the king master bedroom.

When you stay with ESPM for 3-21 nights (not available in low season, late Oct to mid Mar) you will receive a valuable credit of up to $200 to use toward beach gear, bikes, etc. Credit may not be available for last minute bookings, 48 hours notice is required.

Upon booking you will be sent a rental agreement to review and complete online. Your booking is not confirmed until this document has been submitted.

Great property for a couple. Quiet unit with great morning sunshine overlooking tennis courts. Photos are accurate. Very clean and well maintained unit. 5 min bike to beach or 10 min walk. My only feedback for owners is that the Bathroom needs a small table or shelf (or larger vanity) for somewhere to place your toiletries. Would stay in unit again.

Stay at Kiawah

Everything was great but not being allowed to use any of the pools with this rental should be made clear to the renter before they arrive for their vacation

Thank you so much for your feedback and that you enjoyed your stay! The Kiawah Island Golf Resort prohibits use of its pools to guests renting directly through their organization, I'm afraid as we are a private company we are not affiliated and unable to give that access. We do have that information listed in our rental documents and on our website as well but we will work on a way to ensure instructions are more clear, thank you for the helpful info!

Two Week On Kiawah Island

What a wonderfully relaxing 2 weeks at one of our favorite places to vacation. The only thing that would have made it better was if the weather was more cooperative. Loved this unit … with a leisurely 10 minute walk to the beach.

Nice stay!

The condo gets lots of sun and overlooks active tennis courts, which is fun. The screened in porch is great when weather permits. The living space is very comfortable and nicely decorated. The kitchen is well stocked for cooking. The bathroom is cute, but poorly laid out. We enjoyed our 3 week stay!

Fantastic tennis villa

From the beginning of our vacation until the end, this villa was perfect! Very clean and well appointed. We had everything we needed. They even left enough coffee to get me through the week! It is conveniently located to everything that Kiawah Island has to offer. We had bikes and chairs, delivered to the home, which was part of the benefit of this vacation rental, it was awesome!

Good location but not a do over

The owner has a lock on their nest thermostat and it was 63 degrees inside when we arrived. It took about an hour to come up with a solution. Bathroom is teeny & shower tile needs replacing. Unit needs updating, it’s partially updated. For the price inclusive of fees, it was not a good value.

Overall, I recommend this vacation rental. Reviewer Comments: I spent a week here and it was a great experience despite some really hot temperatures. I found the place clean, organized, quiet, and slept better than I have in years. The listing did not show two bikes already assigned to the villa and I rented a bike I didn't need nor would they refund my money. I spent my time biking, kayaking up the Kiawah River alongside dolphins, visited the Ocean Club, Sanctuary, and took an ocean horseback trip at Seabrook Island. I spent two nights practicing my photographic skills and caught some great Milky Way and sunset shots. (can be viewed on my Carolina Exposures FB page) Ate some meals at Salty Dog at Bohicket Marina. Abit far to travel to the beach...about 1/2 mile. I wasn's sure if I had access to golf or tennis courts..this should be mentioned in the amenities for the property. I arrived early and the rental company was very helpful letting us check-in early since I had lots of food in my cooler needing to be frozen.Villa needs the following: A Tea Pitcher, more garbage cans or wastebaskets, a new TV remote. I did some cooking and had all of the utensils I needed and some spices. Ceilings fans were great to keep cool and allowing me to set the thermostat to 68 really helped recover after a 10 mile bike ride in 90 degree heat.

Very pleased!

We arrived on Tuesday to celebrate out 40th anniversary. We were able to pack several things in before having to cut our stay short because of Hurricane Ian. We were very pleased with the condo, location, cleanliness, communication with property manager, etc. we really had no negative situations - except the storm interruption. This is one of our favorite areas. We enjoyed our one night stay and look forward to a return visit!

Stunning Villa on a Gorgeous Island

The information we received through email leading up to our stay was so helpful, any question I thought of were already answered in the info provided. The villa was stunning! The decor was so cute, breezy and beachy. Every space had a personal touch. We enjoyed drinking coffee on the porch in the morning and watching the tennis games/lessons. The beach was a short and easy walk from the villa - less than 10 minutes. Most restaurants (Fresh fields Village) were a quick 10 minute drive away or 25 minute bike ride away which was very enjoyable and scenic. The villa was super clean and had all the essential items we needed to cook, clean and do laundry for our 5 night stay. Easy parking and trash right outside! TVs in every room although the island was so beautiful we barely watched any. We did not want to leave when our trip came to an end. We will definitely recommend this villa to all our friends and family! Absolutely loved it!

Outstanding updated Unit

Pleasantly updated. Fresh. Loved the screened in porch overlooking the tennis courts. Courts were only in play for a few hours in the morning. Truly a perfect unit. Will request to rent it again.

Fantastic condo at Kiawah

The condo is beautifully renovated, stylishly decorated, and extremely well-equipped (extra pillows, blankets, great pots & pans for cooking in the kitchen, along with lots of useful extras). It gets beautiful light, and we really enjoyed the screened-in porch as well. It's a quick walk or bike ride to the beach, and extremely convenient (of course!) for the world-class tennis center. Our favorite 1-bedroom we've stayed at on Kiawah across many trips. Highly recommend.

Great place

We had a perfect stay. We visit Kiawah frequently, but this was our first time by the tennis club. We didn’t play, but the courts provided a different and entertaining view from the usual foliage. This villa was updated, clean and lovely (some over the years, in our experience, haven’t been). Great place!
