OUTDOOR EXPERIENCE -- Swimming Pool with Pool Volleyball, Hot Tub & Gorgeous Fire Pit. The hot tub seats 6 adults. The pool has a 6' x 12' tanning ledge where you can lounge in the water. The entire ground floor is dedicated to hosting and a fun outdoor space. Our outdoor space makes an already amazing Lake Travis Rental Home experience even more luxurious! The first level of the home is an outdoor living area. You may spend most of your time here. There is a 70" flat screen TV over the wood burning fireplace surrounded by couches and outdoor seating. The outdoor kitchen is also on this level. It has a propane grill with burner and griddle. Also, a small refrigerator and sink and bar seating for 4. This outdoor living area is completely covered, but is open to the lake with a tremendous view of the cove. Also, on this level is a ping pong table and foosball table. Two sets of stairs lead to the house upstairs. The 48-jet Hot Tub is on this level with a great view of the stars. Near the pool is an outdoor fire pit for roasting hot dogs and smores! There is also a fourth full bathroom on the first level. The driveway at the home can accommodate 4 vehicles.

BOAT DOCK -- Custom designed home, built with discriminating taste and professionally decorated. This home is located on the waterfront of Lake Travis with a two-story boat dock with two covered slips. Both sides of the dock are available for tie up as well. On top is a large 20 x 30' sun deck with lounge chairs and a 6 x 10' shade canopy.

KITCHEN/LIVING -- The kitchen is large, has beautiful cherry cabinetry and Santa Cecilia granite countertops over a natural slate floor. The slate floor extends throughout the home except for the bedrooms, which are porcelain tile. The dining table seats 6 and has a spectacular view of the lake. The great room has a 12' leather couch and four chairs surrounding a large coffee table. Again, a terrific view of the lake looking at the cliffs of Paleface Park. Between the kitchen and great room is a serving/wet bar that seats 4. There is a 65” HD TV over a gas burning fireplace in the great room with home theater. The SONOS stereo feeds 27 speakers throughout the house, the deck, the pool and the outdoor living area. Outside of the great room is the balcony, approximately half is covered while the other half is uncovered. On this upper balcony, a marble dining table seats 6, additionally two more small tables seating 4. Stereo speakers serve both areas of the balcony.

ACCOMMODATIONS -- This custom home has 4 bedrooms, including 2 primary bedroom suites with private bathrooms. Both primary suites have flat screen TV's and stereo sound. The main primary has a king bed, and the second primary has a queen bed. Bedroom 3 has a queen bed, and bedroom 4 has a large bunkbed with double mattresses on top and bottom and a single-bed trundle pullout. Our home comfortably sleeps 11.

THE LAKE -- Island Cove is a wake free, very calm cove, perfect for fishing, swimming, and floating. The main lake is a short, two-hundred-yard cruise. Briarcliff Marina is one mile away, where they offer boat rentals, jet ski rentals, food and gas. They will deliver a boat to our dock, but reservations are recommended. The Lighthouse is a fun restaurant located at Briarcliff Marina with live music and great atmosphere – check their website and calendar! The Island Resort is directly across the cove, within walking distance.

That will allow us to discuss any questions you might have or find out if it is a good fit WITHOUT your credit card being charged.

Please be aware that when you do a Reservation Request, you are booking through VRBO and paying VRBO a service fee. The amount of the service fee is included in the quote VRBO gives you. That amount is not a credit card fee nor is it a fee this homeowner charges. As of April 1, 2019, VRBO started collecting the State of Texas Hotel/Occupancy Tax and paying it directly to the State Comptroller. This State of Texas Hotel/Occupancy Tax is shown on the VRBO payment breakdown as "Lodging Taxes we remit." VRBO does not, however, automatically collect the required City of Lago Vista Hotel/Occupancy Tax. I must collect the Lago Vista tax with a separate payment request that I will send to you after you book my property. The City of Lago Vista Tax is the exact same dollar amount as the State of Texas Tax. (On the payment breakdown as, "Lodging Taxes we remit"). This amount is calculated by adding the rental amount plus the cleaning fee multiplied by .06.

Also, part of our procedure is to have a signed license agreement. As soon as you do the reservation request, I will send you the information needed to write a license agreement. Sometimes our emails go into spam/junk folders so if you do not see it shortly after you do the request, please check your spam/junk folder. Please return this information as soon as it is convenient and no later than 24 hours after the request. After you receive the license agreement, you must return it signed within a week of receiving it. If you do not return it, this may be treated as a cancellation and the cancellation rules will apply. The lease agreement is mailed from my business email address and will be sent either the same day or the next morning at the latest. If you do not see it, it is your responsibility to let us know.

RENTAL POLICY -- No weddings allowed. No groups over 11 people INCLUDING any daytime visitors not spending the night. No groups where most or everyone is under the age of 35. Any group of ALL ADULTS cannot exceed 10 people. No loud, drinking parties such as bachelor or bachelorette parties. All guests must contact the owner prior to booking this property otherwise the owner reserves the right to cancel your reservation. No day events that include more than 14 people--this includes all guests whether or not they are spending the night. We require you contacting us before doing an instant booking or reservation request.** NOTICE- The City of Lago Vista has strict noise ordinances, and you can be fined $1500 or more for violations.
