Awesome location

I could not have been happier with the location and the condo. Condo was fully equipped with everything you could need and the location for a family with two children could not have been better. The owner's were a pleasure to deal with and gave great instructions and recommendations.

Perfect get away for our family

My husband and I stayed at this sweet condo with our two small children in early October, when the water is still warm and the temps are not so hot. The condo is on the bay side which made it perfect for our two kids to play in the calm water. We also enjoyed the gulf side of the beach on calmer days. The condo was clean and well equipped and the owners were very easy to work with. We loved that the condo is the last development before you reach Ft. Pickens, which made you feel very isolated from the crowds. The large windows made it fun for us to watch sailboats and kite boarders on windy days!

Southern property mgmt needs lots of improvement

Southern does not have a good relationship with HOA causing many issues such as water being turned off with no notice in the midst of taking a shower. Consturction obstruction making it difficult to enter and leave premises. Big heavey hunks of 18" x 4" steel left in front of door, and much more

I am sorry there were so many problems due to the construction on the other buildings in the complex. We are not booking guests during our buildings renovations. Due to the unique weather in Florida there is more repair projects always ongoing. This is unfortunately out of the control of the owners. I hope you were still able to enjoy the stunning views over the water and accomodations.

Continual issues with plumbing & Air conditioning

I guess we were jinxed. From our first full day until we left we had water dripping from the condo above us and two holes cut in the ceiling during the search for the plumbing leak. Our first two full days were also without air conditioning. An air repairman did come on the third day and replace the thermostat unit that was faulty. The plumbing drip was repaired on our last full day in Florida, but the two large hole in the Sheetrock ceiling were still there the next morning when we left. What a circus. Tommie Cheatham

Location Perfect, but comes with issues.

Can not beat the location: at the end of all development so you can walk right out onto the Fort Pickens National Lakeshore. The condo was large and we enjoyed the full-size kitchen rather than a galley. Having two open and one glass-enclosed balcony was really nice. The reasons why I can only give this three stars: The first time we used the small shower we ended up standing in ankle deep soapy water with other people's hair from the drain. When I called they came immediately, but I shouldn't have had to call. The cleaning person should have told them it was not draining well and prior reviews mention this many times, so they are aware of an ongoing problem. There was also a leak in the wall that caused water to spill onto the master bathroom floor through a vent in the ceiling and water to leak from the ceiling to the enclosed balcony. They may not have known of these leaks; I an including them so that you can ask if they are repaired before renting. Also, these are older buildings and the soundproofing is not good. We could hear people above us walking and thudding a lot. Again, this has nothing to do with the property owners; I am simply including for your consideration.

Great location but some issues...

Sent to mgt. Hoping these things are fixed for the next people. It's not anything large, but several smaller but annoying things. 1. The master bed is NOT a king. It's a queen, if that. 2. The blinds are bad. One fell in the sunroom and i took it and rigged it to an important spot in the master. Several missing amd apprently under the master bed. 3. The router is in a ridiculous place. The note even says the cabinet is a problem. Well... freaking move it out of the cabinet! Its crazy that i have to move it around to get a decent signal in the front bedroom. 4. The tv guide does not match the channels. Its annoying, especially with kids wanting cartoons. 5. Master tub is incredibly slippery! Needs some kind of mat. 6. The guest tub drain is slow. Im sure its hair, but housekeeping should have the water running long enough to notice ankle deep water, if they are cleaning the shower properly. Not one thing is a huge issue, but several small things and and it is a nice unit, but i would not want to rent it in the same condition.

Family w/young kids vacation May 2012

We brought our two young kids (1 and 2) to the condo in Early May 2012. We weren't sure what to expect as we hadn't been to the area before. We were concerned about the second level with the kids, etc; but in reality the entire condo is on one level, the patio railings are narrow enough to prevent either kid from falling out or sticking their head between. We just put all the breakable stuff up high and had a nice week. The two deep covered parking was very nice, we used a double wide bike kid trailer to take the kids, umbrella, toys etc to the beach and just left it in front of the truck every night. The sound beach was so convenient, like walking across my back yard to get to the ocean; plus is was calmer so I didn't hear "Daddy the water coming, water coming" in a panic. The kitchen was well equipped and the condo was in nice shape, we didn't go to the pool once. Shopped at the Gulf Breeze Publix, really nothing on Pensacola Beech. Would recommend the Gulf Breeze Zoo (North Florida Zoo), buy the feed and feed on a stick, the kids didn't want to leave. "Crabs, we go em" and "Flounders" were nice places to eat with kids as they had playgrounds built into the beach within the restaurant, you can sit and eat right next to the beach and the kids can play while you wait. "Crabs," had hermit crab races that quite amusing, unfortunately had my daughter wanting to go back nightly to see her "momo" crab. She even walked about 1/2 mile from the ocean side beach of the condo towards the boardwalk cause she associated the fishing pier with "Crabs." Blue Angels from the end of Ft Pickens Beach was very cool, right overhead, some neat birds, crabs and jellies down there to show the kids as well. Hope to go back yearly!

It is so very nice to hear about the happy times others have at the condo and share their stories. Our grandsons love to do those same things and no worries on the Sound side of the water either for them. There are so many lovely things to do there and everytime we go we find more. That end of the island is a perfect spot for a quiet and relaxing time and still close enough to the center to get there in no time. Riding the trolley is a fun experience they enjoy and is memorable not to mention a good way to travel (its free too). Thanks for letting us know and we welcome your return.

Great location, cute place, some minor issues

The location is great, there’s a nice view of the bay and it’s right across the street from the gulf. Which allows for a great view of the sunrise AND the sunset. The beds are comfy, although very small. There’s plenty of sitting space in the various rooms and on the balconies, but there was 4 of us so we did have to move chairs through the house to one side so we could all hang out together. The kitchen was honestly the worst part of the whole place. 1) The oven did not work, it took probably 45 minutes for it to read 350. I don’t think it was actually to 350 because we tried to bake something and after another 45 minutes (on something that takes 8 minutes usually) it still wasn’t cooked thoroughly. I could stick my hand in it and keep it there and it was warm, but definitely not hot. 2) The stove or burners are crooked, so you can not step away from the stove or your pans will slide off, that’s pretty dangerous. 3) The dishwasher was not secure. When you open the door and slide out a rack, it falls out of the cabinet, this also could be dangerous if you have glass on the rack and it falls out and breaks. 4) There were cockroaches or some similar insect running all over the counters—before we even had any food in the house. But I will say that for dishes, they are well stocked. The bathrooms had plenty of towels, but the drains drain super slow. The blinds are also really terrible. They’re cheap and falling apart and in the way of the view. Overall we had a great time, but for the next guests, I hope some updates are made.

Arrived to No Air Conditioning

We discovered no air conditioning at 4pm when we checked in. Reported it to management at 4:10 and then the communication was minimal. No one with the property management came to see the property, no one knew what was going to happen, and there did not seem to be a plan. Around 8:30pm, we were finally given options of other units to move to, which we promptly did so, as it had been 86 degrees inside this unit for the whole time. My take away from this, we lost 4 and 1/2 hours of a beach vacation, because no one first checked the unit for arrival. And not one customer service rep had any idea what the next steps should be. Its like they had no plan at all, and we were stuck, with a bad unit, a bad vacation and a bad experience. We did finally move from this unit, but never saw anyone from property management or from an air conditioning repair service. We did get some refunds, which did take some of the sting out of it all, but still, at 4:15, the customer service reps should have a play book on how o handle a vacation crisis. The unit itself seemed lovely and well stocked, and had the views we desired. But we moved to a less desirable unit for the remainder of our time.

Nice condo and great location BUT

The condo was beautiful, spacious, and the couches and chairs were very comfortable. We loved the bay window looking out to the bay. Just across the road (Not a busy road) was the wonderful ocean beach. The kitchen had everything you would need. The beds were a little hard for us but everyone has a different preference. What was odd is that the beds had plastic somewhere in the pad I guess because you could here it when you sat on it or turned over. The pool was nice and not to crowded. There was ample chairs but only three umbrellas for shade. Still a very nice place. On the down side is that we could not use either balcony. The first night there we sat in one of the plastic chairs and the leg broke off . We tried another chair and the legs started to buckle so we gave up.. We used to hang our wet clothes and towels on. The other balcony had very old frayed wicker furniture. The frayed part was very sharp and we were afraid the toddler would get hurt. Like I said the condo was well furnished except there was only 6 forks barely enough for breakfast. So you had to do dishes after every meal. You had to completely rinse every dish before you ran the dishwasher or food was stuck in cups and glasses. As a side note we will not come back to Pensacola Beach because it took us 2 hours to go the final 10 miles to the beach. It was bumper to bumper traffic the whole way because of the toll booth. Locals say that most condos rent Sat to Sat so everyone comes down at the same time. My daughter flew down from St Louis and it was only a 2 hour flight then she had to wait 2 hours in the traffic.

Pensacola Paradise!

This was by far the best location we have EVER had on a beach!! Red flag on the Gulf no worries... just go to the bay right behind you! We loved having both options for the water! Both easily reached within minutes! The condo was EVERYTHING we hoped for and then some. Plenty of items in kitchen to cook everything and bathrooms fully stocked too. Soaps towels spices.. it’s all there. Loved the beach chairs and umbrella and floats provided as well. We dined at Peg Leg Pete’s, Shaggys, Crabs, Whataburger, Tommy’s Snowballs, McGuires Pub and Doghouse Deli and will definitely go back to them all again!! I NEVER say this ... but we will DEFINITELY be back! We were planning on coming back before we even left! Is it too early to book for next June?!?!

Nice area

The condo we stayed in was pretty basic but clean. The bed in the bedroom next to the back patio had a mattress cover that had a heavy plastic liner. Any time you moved it was loud and the mattress was uncomfortable. The other bed was comfortable. We could not get the spa tub to work and it wasn’t clean around the jets. The toilets look like the original toilets and did not flush very well. The outdoor patio was pretty small. We did not get the codes to the gate or door of condo emailed to us as we were supposed to. Staying at condos is new to me and my wife. This is our second stay at one. The first was in orange beach and they had employees working the front desk. I assumed there was going to be an employee here to give us what we needed. To my surprise there were no employees and no way to get ahold of anybody except by going threw the vrbo site. I messaged the owners twice with no answer back. This was around 5:00pm the evening of what was going to be our first night. My wife used her phone to find phone numbers which we called and they were no longer in service. Around 6:30pm I decided we were gonna have to go stay at a hotel. I had pulled out driving away from condo when my wife says I think I found the owners phone number. I pulled over and she called them for me. The call went to an answering machine and I was leaving them a message about who we were and that we didn’t have the codes to get in when a man picked the phone up. He was like okay are you at the door? I said no we can’t even get in the gate. I said we have been sitting out here trying to get ahold of some one. He kept trying to talk over me as I was trying to tell him what had been going on. He didn’t want to hear what I had been dealing with. He said I’m trying to give you the codes to the gate. I was upset from dealing with this for almost 2 hours so I gave the phone to my wife. He gave her the codes for us to get in. Then I received an email from his wife stating her records show that she sent me the codes. I did not receive them. She had to throw in that her records show she sent them. So needless to say our first evening was ruined. The complex was nice and clean. The area was very nice. I would recommend this condo. If you are staying in a condo make sure you have codes before you leave town if you need them . Do all of your asking ahead of time. It’s almost impossible to get ahold of anybody when you are on site.

This guest had an unfortunate arrival that delayed their entry due to a misunderstanding. Once he contacted us by phone it was less than 10 minutes until he entered the property. Even though both my husband and I apologized the guest was frustrated and angry and only wanted to vent instead of listening to the help offered. The HomeAway website has all the information necessary for instructions to find and enter the properties. When you book you are invited to look at them and approximately 1 to 2 weeks prior to arrival you are again sent a reminder if you have not accessed the information. I usually send an additional letter welcoming the guests but I was out of the country until a few days before arrival and it was never delivered. Since we have been doing this for over 20 years and this is the first time an incident such as this as happened I feel this process must work normally and most people could understand and accept some responsibility in this situation.

January in Pensacola Beach

Our view was the bay side of this condo and we enjoyed looking at it daily; the glass enclosed area was wonderful! We could walk the bay beach or walk across the road and be on the Gulf side to enjoy the white sands of that beach. There were parks on both sides. January weather was mostly in the upper 50's and there were few people in the area. The well maintained condo had a spacious, thoughtfully equipped kitchen which I appreciated. We were close to restaurants and could drive across the bridge to Gulf Breeze for groceries and Pensacola for the Naval Air Museum, historic buildings, and other shopping.

We are glad you enjoyed the views. No better sunsets anywhere I have been. A great place for a family reunion with the large park across the street and Ft Pickens right next door.

Perfect!!

This condo was perfectly suited for our group of five. Even spacious enough to have meals with friends that were staying on the Island that weight also . The kitchen had everything we needed to make our own meals. Great location and nice roomy condo!

The condo was perfect. Nicely set up. Beautiful view. Clean. The area was not overly populated. Beaches white soft sand. One of the best trips to Florida I’ve had in a while!
