**PLEASE NOTE:
This is the country and you can expect to see many animals, birds, snakes and insects (including ticks) that are all part of the ecosystem. Black Bears live locally although we have not seen them on the property yet. There may be Eagles and hawks in the area so keep small dogs close to you at all times.

**NO proms, college age parties, wild drinking parties etc. NOT a party house. ONLY respectable adults and their children are welcome. Family reunions, religious, corporate and wellness retreats, and respectful adult groups for any occasion are welcome.

**Dogs accepted on a case by case basis with prior approval only. No heavy shedding breeds. Must be housebroken. Violating these rules will cancel your reservation.

CHECK-IN/CHECK-OUT:
Check-in is after 4:00 pm and check-out is 11:00 am. You will receive an email with your own personal door code for the digital locks. Every guest's code works only during their stay for maximum security.

**Please note we are not far off hwy 17 so if hearing a car drive by when outdoors bothers you this might not be the place for you. We see an average of approximately 10 cars per minute so it's not super heavy traffic, not extremely noisy and it's quiet while indoors. So far guests have not been bothered by this but we like to mention it anyway so there are no surprises.

HIKING and PARKS:
-Oquaga Creek State Park: boat rentals, fishing, hiking... 20 minute drive.
-East Branch Hiking Trail: easy short walk along the river with beautiful views. 18 minute drive or 6 minutes from Hancock Village.
-State Gamelands 299: Wayne County, PA has beautiful nature and great fishing, 14 minute drive

FISHING:
-The Cannonsville Reservoir, 12 miles long, 61 miles of shoreline, covers 4,700 acres! 20 different species of fish: Smallmouth Bass, Brown Trout (stocked yearly with 6,500 brown Trout.) 12 minute drive

FISHING STORE:
-Whitetail Country Fly Shop and Outfitter- Highly rated flyfishing and gear shop plus they have local guides. 6048 Hancock Hwy, Starlight, PA 18461. 10 minute drive.

BOATING and TUBING:
-Outdoor Adventure Recreational Services OARS rents out boats and tubes for the Delaware River. They will pick you up and shuttle you back to your car. 9 minute drive. *HIGHLY RECOMMENDED*

ZOO:
-Animal Adventure Park 85 Martin Hill Rd Harpursville, NY 13787. Animal park with 100 species, offering hands-on encounters with animals and educational talks. 30 minute drive

BOWLING:
-Fox Bowling Center 24723 NY-97, Hancock, NY

GOLF:
-French Woods Golf and Country Club is beautiful and only an 18 minute drive.

DINING:
-Butterfields Cafe in Deposit, NY has delicious breakfast, lunch and takeout food. 9 min drive.
-The River Run Restaurant has great food in a great atmosphere. 150 Faulkener Road Hancock. 5 minute drive
DINING IN HANCOCK VILLAGE 8 minutes away:
-Circle E Diner has dine-in, take-out or delivery options.
-The Chestnut has great take-out food.
-New China has decent take-out Chinese food.
-Little Italy II has great Italian food but please call to see if they are open.
There are a couple of fast food restaurants, Subway and McDonalds.

Property sleeps 39. **Base rate is for 25 guests or less. Anything above 25 is $25 per person, per night extra. The more guests who stay the cheaper it is per person even with the additional fee! *All guests must be accounted for. This is strictly enforced for insurance purposes, guest safety and maintenance of the property. Violating these rules will cancel your reservation.
