Beautiful 2/2 condo in the most desirable condo in Mexico Beach - Waterside Village. Located just one short block from Mexico Beach's sugar-sand beaches, it is perfect for a relaxing couples getaway or a family vacation you will long remember.

The development offers amenities such as a beautiful pool with a waterfall hot tub, boardwalks and boat docks bordering the canal, pavilion with grills and outdoor seating, beach access directly across highway 98 with unbelievable gulf views from the unit.

The unit provides comfortable sleeping with a king in the master and then a double and a bunk twin bed in the 2nd bedroom. The condo features new kitchen appliances, a dining room area seating 8 as well as a living area that is the perfect space to gather for games or tv at night. The balcony area gives you the perfect views of the gulf spanning all the way to Cape San Blas. You can watch the sun both rise and set over the ocean waters from the balcony. If you have a boat, you can easily launch it from the Mexico Beach public boat ramp and take the canal route to Waterside, enabling you to dock your boat at the property during your stay. There is power and water at the docks for your use.

You can catch fish and crabs off of the dock behind the condo!

Similar to other reviews. Short walk to the beautiful beach. The condo has a wonderful pool and canal area. The rooms are a bit dim at night. Nice place to stay though for a getaway.

Great week away!

Our last visit to Mexico Beach was two months before the hurricane. We decided to go back this summer. We enjoyed the Waterside Villa Condo. We were able to cook most of meals in the Condo. The kitchen was stocked well. Beds were comfortable. We will stay here again. Thank you for a great week.

Nice property & location

Great property and location! Loved the updated comfy couch. Mattresses could be a little more softer but they served the purpose of resting so we could enjoy the next day at the beach and the pool! Very nice place!

Great time, super cute unit!!!

Beautiful pool, easy access to canal, easy parking. Unit was spacious, comfortable, cute decor and had the necessities. The living room furniture actually seated our family of 5!!! We completely enjoyed our stay!

Great location

We loved this condo and the location. The pool was great and the beach is just a short walk. Very quiet, no loud neighbors. We had a little problem with the cleaners, but a quick message to Greg and a cleaner was at the condo in literally 10 minutes. Great communication and response from Greg. Will stay again!

Overall fine. Primary bed was not comfortable.Rather dark lighting. No lighting above showers. Clean, affordable and easy walk to the beach.

Cute condo! Close to the beach.

The check in process was a little frustrating. The lock box wasn’t in the key holder and there were dirty towels in the hall way so it took us about 45 mins to figure out 1. If we were at the right condo and 2. If it was ok to enter the condo. There was also no bathroom key for the pool area. Super inconvenient to go all the way up to the 4th floor everyone one of us needed to use the restroom. Other than those things - the stay was very nice. The beach is just a short walk to the beach and the pool is very big.

Melissa, Sorry for the confusion on check in. The cleaning service inadvertently missed our unit to change out the dirty towels and replace the keys. It was an oversight on their part, but I have discussed it with them and it will not happen in the future. Thanks for letting us know the bathroom key was missing. We will be replacing it this week. Glad you enjoyed your stay in Mexico Beach.

Updates Needed

Furniture is old and falling apart. Both sofas had broken legs, bed frame is weak and sagging in middle, bunk bed is shaky, feather pillows losing feathers. Stove is old but works. Several lights were out and no replacement bulbs available. Shower curtain is old and moldy. Trash cans and hair dryer needed in bathrooms. Balcony should be cleaned. Spacious condo but needs updates. Pool is awesome! Location is good but not much of an ocean view.

Thanks for the review Johnnie! We took the last couple of weeks, and based on your suggestions, did some updates. We put in a new sleeper sofa, new shower curtains and bath mats, new knife set, mattress pads, blankets and pillows for all beds. Again, thanks for bringing this to our attention! And we are happy that you enjoyed your stay.

Great Family Trip

I was worried about walking across the highway with children to get to the beach but it was not bad at all. It's a easy walk to Shell Shack for fresh seafood and souvenirs, Mango Marley's for dinner. We grilled by the pool. It is a retirement community so NO nightlife and everything closes around 8 or 9 but for a family trip it was perfect for us. Would definitely do again!!!!

Great Location

The condo could be excellent - it just needs a little TLC. PROS: Location - Easy walk to the beach and a 20 minute drive to Port St. Joe Beautiful large pool with one end of the pool that has a long gradual step down that was perfect for my 18 month old grandson Comfy beds in the 2nd bedroom. Rolling carts to use to take your stuff from your car to the condo. However, when you use the elevator at the end nearest to the condo, when going up, when you get between the 3rd and 4th floor, the elevator will make a horrible noise and start to shake a little. It will make it to the 4th floor - but for someone who is claustrophobic like me, I used the elevator in the center of the building. CONS: The sofa is terribly uncomfortable. The padding is shot on two of the cushions and when sitting you can feel the sleeper sofa frame. We sat on top of the large throw pillows on the sofa. The light bulb in the one floor lamp was out when we arrived. No replacement bulbs in the condo. We tried the bulbs in the master bedroom side table lamps - those bulbs were also out. Master bed frame squeaks every time you move. No cable TV in the master bedroom - only ROKU All the bedding pillows need to be replaced - fortunately I brought mine Towels were small, very thin and a couple towels were threadbare and stained (I believe the towels are provided by the cleaning company) No bath mat in 2nd bathroom Chairs on the balcony need to be replaced - the fabric on one of the chairs is shredded The ice maker in the refrigerator doesn’t work The light in the refrigerator is burnt out 50/50 Communication with the owner – I reached out to the owner by email on the day we arrived at the condo to inform her about an issue. She immediately apologized and offered to refund the $150 cleaning fee. She requested my Venmo info – which I sent to her twice and as of the date of this review I have not received the refund.

Quick getaway

The condo was immaculate and well appointed. It had everything we needed for a family of 4. Beds were very comfortable. The balcony was the perfect spot for morning coffee. Location was ideal-walking distance to the beach and a cute restaurant. Host responded quickly to my questions. We'll be back.

Quick stop to the beach

Mexico Beach is a small quiet beach town. This condo was centrally located to the few things the town has. The weather was uncooperative, the pool isn’t heated, it was freezing, we didn’t use it, we sunbathed around it. The condo was in a nice quiet complex. I would stay here again.

Me and my boys loved this place. It was so peaceful and beautiful!! Surrounded by water and a beautiful swimming pool!! The owner was very friendly and helped anyway they could to make our stay as comfortable as possible!! Thank you so much we will be back!!

Loved it

The condo was decorated with calming colors. The furniture was very comfortable. All of the beds were very comfortable and we all slept very well. The owners were very responsive to questions or concerns and went out of their way to make sure we had a nice stay. I hope to stay here again!
