INSIDE THE HOUSE


LIVING/DINING/KITCHEN

Coming through the angled breezeway, you enter the front door into a small hallway with the kitchen to the right. This leads to the open concept Kitchen/Dining/Living Room and encompasses the entire south side of the home and has a wall of windows and sliders looking out to the patio, pool, and spa. You'll find a well-stocked, modern kitchen with high-quality appliances and many kitchen items you'd expect to find in a quality home with serving dishes and items needed to cook and serve a gourmet meal in the home.

The dining room has a large dining table with seating for 7 and into the living room, you'll find a fireplace, stylish mid-century furniture, real art upon the walls, exposed beam ceilings, and clerestory windows for an open, airy feeling.

The 75" Smart TV includes cable and streaming options via Apple TV. Sound is provided via Sonos Arc sound bar and there are Sonos speakers around the home to provide for music via Sonos App.

You'll find remote-controlled motorized blinds throughout the home.



THE BEDROOMS

Bedroom 1 has a Queen Bed, 55" smart TV, Apple TV, desk.

Bedroom 2 has a Queen Bed, compact collapsable desk.

Bedroom 3 (Master Bedroom) is a luxurious master suite and has a King size bed, 65" smart TV, Apple TV, Sonos speaker, desk, and a lounge seating area. The master also has an ensuite bath. The master has a slider that leads to a private patio area that connects back up to the back patio.

Bedroom 4 (Casita, separate from the main house) has a Queen bed, 65" smart TV, Sonos, desk, lounge seating. The Casita has an ensuite bath. This luxurious bath has a slider leading out from the indoor shower to a patio area with an additional outdoor shower area.


THE BATHS

You'll find luxury Malin + Goetz soaps, shampoos, and conditioners, as well as all paper products provided for your stay of fewer than 28 days.

High-quality towels and linens are provided.

The master bath has a steam feature for luxurious steam showers.

All showers in the home are large, walk-in showers with rain head and hand held showers.

LAUNDRY

There is a laundry pair for your use in the breezeway. Laundry detergent is provided.

THE OUTSIDE

You'll love the modern design and thoughtful planning that have gone into the creation of this incredible property. Step out to a spacious pool deck to find a full resort of your own!

Start with the rectangular pool with sun loungers and umbrellas under the Palm Springs sun.

The large spa that rests over the end of the pool that is spacious enough for several to enjoy.

You'll find a sectional for comfortable outdoor seating under the covered breezeway. A BBQ grill for outdoor cooking is provided.

There is also al fresco dining for 7.

The backyard is completely walled and private.

All this with incredible mountain views under the swaying palms. This is what you come to Palm Springs for! Located in Twin Palms Estates, walking distance from the Ace Hotel, Koffi for your morning coffee and pastries, Ralph's grocery store and the Smoketree shopping center, and many other businesses and restaurants of the famed south end of Palm Springs. Any number of food delivery services are available as well as Whole Foods delivery to your door.

Tesla charging is available upon request up to 30 amps.

The pool can be heated for a nominal fee which varies depending upon the time of year. We will discuss this with you upon booking or can quote it for you ahead of time. Pool heat is usually needed from November – May of each year. Spa heat is always complimentary.


This home is a smoke-free and no-animal property.

**Please be advised that there is always risk involved with travel and you are advised to purchase travel insurance to mitigate your risk.

**Due to the mechanical limits of air conditioning equipment and the extreme temperatures in the desert during summer months, thermostats cannot be turned below 72 degrees. 72 is a very comfortable indoor temperature when outdoor temps are over 105-120 degrees.

This is a no pets/no smoking rental.

The pool can be warmed for a fee which varies depending upon the time of year. We will discuss this with you upon booking or can quote it for you ahead of time. Pool warming is usually needed from November – May of each year. Spa heat is always complimentary.

Palm Springs has a few rules around renting in our city. These rules apply to ALL short-term rentals in the city and are not our house rules, however we must inform you of these rules and apply them to your rental per city law. To summarize:

~ You must be 25 years old to rent/Responsible party must provide copy of ID.
~ No more than 2 people per bedroom allowed (6 adults for this house, plus 2 children under 12)
~ No more than 3 cars can be parked at the house (1 per bedroom)
~ No OUTDOOR music allowed 24 hours per day (indoor music cannot be audible at the property line)
~ A separate contract is required (in addition to the 3rd party booking company contract).
