This is a flexible home that is available for nightly, weekly, and monthly rentals.

This cozy retreat features a double loft sleeping space plus a double futon, a clean modern bath, and a well-equipped kitchenette with essentials for easy meals.

Spend your evenings gathering around the fire pit under wide Texas skies, or swaying in a hammock while visiting friendly cows, mini goats, sheep, and mini donkeys. Take time to play a game of horseshoes. Wake up to coffee in the spacious outside area as the donkey brays “good morning” and the sunrise paints the horizon.

 ∘ We use professional pest control, but minor pest activity may occur between cleanings.

 ∘ Trash bags may be disposed of in the dumpsters located near Cabin 1 along the tree line.
➢ Rental Rate Structure / Policy
 ∘ The base rental rate is calculated for 1 guest, 0 pets, per night.
 ∘ All adults, children, and any permitted pets must be accurately included at the time of booking to receive the correct nightly rate.
 ∘ Failure to provide accurate guest counts or pet information will result in rate adjustments.
➢ Additional Guest Fees
 ∘ Additional adults: $10 per person, per night.
 ∘ Additional children: $5 per person, per night.
 ∘ (Florida rental homes and the Garland, TX home have different guest fee schedules.)
 ∘ Additional guest fees are standard practice in the short-term rental industry and help offset increased utility usage, property wear and tear, and ongoing maintenance.

 ∘ Reservations of 1–7 nights: $75 per pet, per stay.
 ∘ Reservations of 8 or more nights: $10 per pet, per night.
➢ Occupancy and Visitor Policy
 ∘ Only guests registered at the time of booking are permitted on the property during the rental period.

 ∘ No parties or events of any kind are permitted.
 ∘ Quiet hours are strictly enforced from 9:00 PM to 9:00 AM, both indoors and outdoors.
 ∘ Noise complaints or a police response may result in immediate eviction without refund.
➢ Policy Violations
 ∘ All house policies are aligned with VRBO platform policies.
 ∘ Any policy violation will be handled through the applicable Online Travel Agency (OTA) resolution process.
 ∘ Guests are subject to both the booking platform's Terms of Service and the host's house rules.
