By booking, you agree to be responsible for any damage you or your guests cause, acknowledge the property has inherent risks, and release the host from liability for any injury or loss during your stay. This is a family home and best suited for guests attending weddings or family gatherings. We do not allow late-night outdoor hangouts or parties. Please respect our home and community.
For guest safety, security cameras are installed outside the home (front door, garage, side entrance, deck, and pool).Tampering is prohibited.. Sensors Are through out windows and doors . Indoor Garage parking is Not for Use . Also boil room is locked not for use which is located in basement.

For stays longer than seven (7) days, we provide a complimentary weekly cleaning to help maintain the property.

Seasonal Notice: Our outdoor deck furniture is stored away during the winter months to protect it from the weather. It will be available again in the spring

Safety Notice – Wire Fence
For your safety, please watch your children at all times while outside. Children should not climb or hang on the wire fence, as it is extremely dangerous. Guests will be held responsible for any damage caused to the fence during their stay.

Recycling and Trash: We have two designated recycling bins for your use: one for cans and one for garbage. We kindly request that all guests sort their recyclables and dispose of them in the appropriate bins. Failure to do so will result in a $100 fee to cover the additional waste removal costs.

Please use caution, as floors and porcelain surfaces can become very slippery when wet—whether from rain or indoor spills. Your safety is important to us!

If you decide to cancel, I may consider a refund, but please note that a cancellation fee will apply

No shoes are allowed inside the house. To maintain a high standard of cleanliness for all our guests, we do not allow shoes/boots to be worn in the house and request that footwear be left in the foyer upon entering the house.

Heating Policy (May 1 – September 30):
Please note that the central heat is not typically turned on during the warmer months (May–September). If you would like the heat turned on during your stay, we’re happy to accommodate for an additional fee. Please request this in advance so we can arrange it for you.pool heater fee is 300 per day .

NO PETS ALLOWED due to High risk/health concerns allergies .

Sparta has 11 private lake communities; the largest of which is Lake Mohawk. The Lake Mohawk Boardwalk and Plaza are listed on the State and National Historic Registers, also a great place if your interested in getting married at sky view golf club or the Perona farms ,rock Island lake club, & many more golf clubs in area. Farmstead Golf & Country Club 8 min away

⁃ Private Gated swimming Pool that is from 3 feet to 9feet deep please bring own pool towels for the 6 tanning chairs that are located by pool . Pool is open from Mother’s Day weekend to Middle of September.
1. No food or drinks on the couches and please take shoes off when seating in family room .
2. Please bring your own bathroom/pool towels as we do not provide them..
3. Please dry up before entering inside home.
4. No music or noise outside please.
5. Please wash the dishes and put away after use & leave counters clean if used oven please slightly wipe off any grease that spills behind .
6. Grill fee of $100 of use if propane runs out you must refill tank and bring back..
7. No glass around pool area.
8. No smoking/vaping inside home.
9. Please don’t leave food outside due to wildlife animals that come out at night.
10. Floors throughout home are porcelain so can be very slippery when wet, please proceed with caution.
11. Please recycle all garbage and leave by underneath deck .
This is my home, please treat it as you would your own.

CHECK-OUT INSTRUCTIONS:
Check out before 10:00 am late check out fee applys .
Prior to your departure, please tidy up the property by doing the following:
Remove all perishable items
Take out the trash on Mondays- Tuesdays are recycle and Thursdays is trash again 9 AM please always leave bins underneath the deck due to wildlife.
Load and start the dishwasher
Strip linens from all used beds

Turn off all lights
Close and lock all windows and doors
Additional fees will be imposed if the property is found in an unsatisfactory condition, so please return it to the condition in which you found it.
