GUEST RENTAL POLICY

Adults 25+ Please check ALL drawers and cupboards carefully before you depart to ensure you have all of your belongings. We are not responsible for any items left at the property or for the shipping of said items. If an item is left behind and we are able to retrieve it, we have a $75 fee to ship any items back to you.
Check out & damage deposit. We send a departure check list and ask that you follow it and leave the property in a neat and tidy condition. We donā€™t ask our cleaning team to move large items of furniture around, so we request that you return all furniture to its original location. We donā€™t like to make claims on the damage deposit but if our cleaning staff has to spend additional time above and beyond their allocated hours, to make the property ready for our next guests, we will charge for the additional time.

Failure of essential and non-essential appliances and facilities Please let us know immediately if there is any equipment that is not operating correctly. We will make every reasonable effort to have repairs made as soon as possible; however, there are limited service contractors in our areas, particularly on evenings or weekends. If a breakdown should occur to fundamental elements such as water systems, plumbing and electrical systems, and major appliances such as stove or refrigerator, every effort will be made to repair or replace, or an appropriate refund will be made for the inconvenience caused. No reduction of rent, rebate, or refund will be issued for a mechanical failure of nonessential appliances including but not limited to dishwasher, washer, dryer, entertainment systems.

Please note: If the police are called or the neighbors complain about the noise level or any other types of privacy disruptions, we are subject to take your deposit on the stay. We absolutely never want to do this, but if a situation calls for it we will.

BUNK BED SAFETY WARNINGS: There are certain risks associated with using a bunk bed and bunk bed ladder, and guests agree that use is at your own risk. Property owner assumes no responsibility for personal loss, injury, or illness of any kind which may result from use of the bunk bed and ladder. The owners are not liable for any accidents occurring. Parents with children should be especially cautioned regarding ladder use and agree to accept all responsibility for minors. While not an exhaustive list of precautions, guests agree to follow these industry standards: 1) Use of top bunk is limited to occupants 6 years or older; 2) Use of top bunk is limited to 1 occupant and a maximum 175 lb weight; 3) No jumping or other horseplay on or around the bed; 4) Always use ladder for entering and leaving the upper bunk.

Overall a nice house. Clean and as described. However frustrating to stay in, starting with a 10 digit code anytime you wanted to enter the house! (Who can remember that!) This house shows a lot of wear and tear. Several broken kitchen appliances, worn out kitchenware, loose and broken furniture, broken door locks, ect....Provided K-cups, but no K-cup machine. Only 2 rolls of paper towels and 2 extra garbage bags for a five night stay with 10 people. Not what we expected in such a high end home!Great location and neighborhood, but I will be avoiding this home on my next trip.

We had a great stay! The home was just right for our group gathering. The furniture was comfortable, and the second-floor master suite was a real standoutā€”huge walk-in closet and an incredible bathroom. The location was also a big winā€”close to everything we needed, and the secure garage was a nice bonus.Our group was made up of adultsā€”three married couples and one single travelerā€”so the bunkbeds werenā€™t ideal for us. Totally our oversight, as it was clearly listed, but next time weā€™ll probably look for a property with multiple king-sized beds and private bathrooms.The coffee maker took a minute to figure out, but once we did, it was super convenient. The kitchen had all the basics for cooking tools, but lacked pantry staples like oil or sugarā€”something to be aware of if you plan to cook meals.Overall, the place was clean, spacious, and well-located. The hosts were helpful and quick to respond when we had questions. Would recommend for larger groups looking for a solid place to stay in a great area.

The Modern Farmhouse is an absolute gem. It is clean, just as described, beautiful, spacious, and close enough to the 12 south area yet far enough away to be pretty quiet. The house hosts were very helpful and quick to respond to all our inquiries - really some of the best we have stayed with.

A great place for a family

We were a family in town for a wedding - people aged 19-88. The property was beautiful and well equipped, except for the coffee maker. Management answered questions promptly but couldnā€™t solve our issues with the coffee maker. Luckily, we found a great coffee shop nearby. There is a lot of street noise, but we always travel with earplugs. You definitely want to have them for this location. The unit was spacious and clean. We really enjoyed our stay.

We've stayed at several VRBO's in Nashville over the last five years. This was by far one of the nicest. Mainly because of location, cleanliness, and what it included inside. Everything is very nice and up-to-date. The location of this unit is also very convenient. Also, if you don't want to deal with a ton of stairs, this unit is two-story not three-story like most.

Great home for a group!

Great location regarding proximity for short Uber rides to all the hot spots. Beautiful home! The exact address should be disclosed in the correspondence due to it being a two unit structure. Our only mechanical issue was the dishwasher wasnā€™t functioning. Would definitely recommend this property and our questions were answered very promptly.

Family Get Away!

Our stay at the Modern Farmhouse was Great! We had an issue with the internet but the homeowner made it right. The property was better than the advertisement showed. We will stay there again.

Nashville Wedding

This location is centralized to all the locations we wanted to go. When staying at a VRBO i look at how comfortable it is, for instance the living room furniture and i would rate this very good. The property owners were very attentive when we did have an issue or had a question about parking. The ping pong table upstairs was an added plus as we all enjoy games. We had my grandkids with us and some of the pictures were questionable but they didnā€™t seem to notice. I would recommend this location. I would tho suggest bringing things to get you going like coffee, salt and pepper, other seasoning if you like to cook and if your are making eggs or frying on the stove top, bring oil or spray. The beds were very comfortable but kinda high as my partner pretty much had to take a running leap to get on it. :)

Modern, clean & spacious

Very beautiful NEW home! We thoroughly enjoyed our stay. Itā€™s a very quick drive to Broadway or The Gulch. The place had about everything you could need for a home away from home. The only complaint is no seasonings to cook with, this would be all this place needs to be perfect! We had all the utensils and cookware we needed!

Fun, modern, well appointed property!

This property was super clean and had all the amenities needed for our stay! Comfortable bedsā€¦ very comfortable!! The game room with ping pong table was so fun! Plenty of space to spread out and to gatherā€¦ the giant sofa downstairs was awesome! Location is a quick drive to everything!! We loved our stay!

Aunts and nieces girlsā€™ trip

Clean and comfortable. Beautiful space, open and welcoming. Enjoyed having games available to play. Only request would be to have tissues in the bathrooms.
