Our beautiful house with luxury finishes is the perfect place to come and reconnect with nature, family and friends. Relax and unwind in the hot tub after an exhilarating hike above the Yuba river. Curl up under a blanket & enjoy your favorite cup of coffee or glass of wine in the gazebo while listening to the fountain in the background. Stay in and cook in the amazing chef`s kitchen or take a 5 min. walk into town and enjoy fine dining, shopping and nightlife.

IMPORTANT:
- PARKING ON THE STREET IS NOT ALLOWED DUE TO CITY ORDINANCE. PLEASE ONLY PARK IN THE DRIVEWAY 2 CARS MAX!

- JETS IN PRIMARY BATHTUB OUR CURRENTLY NON-OPERATIONAL AS WE WAIT FOR THE MANUFACTURER TO LOCATE PARTS. HOWEVER, THE HOT TUB IS FULLY FUNCTIONAL.

- The fountain is temporarily unavailable due to storm damage. Replacement parts are on order and expected in the coming months.

My husband and I are close by if you need anything we will always be available and respond promptly through airbnb messages.

Nice quiet neighborhood nestled in the trees. Just steps to Pioneer Park that holds a multitude of events including concerts, movie nights, dance classes, drum circles etc. This park also has tennis courts, baseball fields, a public pool, horseshoe pits and a jungle gym for the children. Just minutes to downtown. Arguably the best neighborhood in Nevada City.

There is parking in the driveway for 2 vehicles. Just a brief walk through a beautiful trail following Deer Creek or down a cascade of stairs will put you in the center of downtown Nevada City. You can also take the streets (5 min walk) into town. We are very centrally located.

Important Notice: Trip Insurance Recommendation
To ensure peace of mind during your stay, we highly recommend all guests purchase trip insurance, especially during fire season. This will help cover any unexpected changes or disruptions due to environmental conditions or other unforeseen circumstances. Your safety and comfort are our top priorities, and trip insurance provides an added layer of protection for your vacation plans.

IMPORTANT: If you cancel your reservation 31 days before your check-in we will refund you 100% of your payment minus the Credit Card processing fee of 3.9%. We also recommend all guest purchase trip insurance as it is relatively affordable, and protects you against unforeseen situations.

SMOKING FEE DISCLAIMER: We take great pride in providing a clean and comfortable environment for all our guests. To ensure the well-being of everyone who stays in our property, we strictly enforce a no-smoking policy.

SMOKING FEE: A smoking fee of $500 will be charged if evidence of smoking is found within the premises. This fee is intended to cover the costs associated with professional odor removal and restoration of the property to its smoke-free condition.
Our property is routinely inspected for smoke odors after every reservation. If smoking is detected during or after your stay, the smoking fee will be applied to cover the necessary cleaning and restoration processes.
We appreciate your cooperation in maintaining a smoke-free environment for all our guests. Please feel free to ask if you have any questions or need further clarification regarding our smoking policy.

Our vacation rental property is designed to provide a comfortable and enjoyable experience for our guests. To ensure the safety and well-being of all occupants, we have established a maximum occupancy limit.
Maximum Occupancy:

Additional Occupancy Fee:

PET FEE DISCLAIMER: NO PETS- If evidence of pets are found we will charge a $250 pet cleaning fee.

IMPORTANT: We have one nest doorbell camera at the front door. The camera only records when set off by motion for short periods of time.

As part of VRBO requirements, we include a brief cleaning disclaimer. We don’t want to burden our guests with checkout tasks; however, if you happen to have a few extra minutes and are willing, these two small steps would be a huge help to our team:

- Load and start the dishwasher
- Start a load of towels in the washing machine

Left-Behind Items
Guests are responsible for securing all personal belongings prior to checkout. If an item is left behind and shipping is requested, a $50 service fee plus postage costs will apply. Requests will be processed once payment is confirmed.
Please be sure to read this rental agreement (the ā€œAgreementā€) in its entirety. The vacation rental property you have selected (the ā€œVacation Rentalā€) may have additional rules, policies, terms and conditions that apply to your stay, which are found in the description section(s) of the Vacation Rental listing. Among others, this Agreement contains the following important terms:
• Any payments you make are non-refundable. Please read the cancellation policy carefully before booking and consider purchasing travel insurance (Section 2).
• You are releasing JC Property Solutions LLC and the homeowner from certain types of liability and agreeing to assume certain risks on behalf of yourself and each individual present during the stay (Sections 12 & 13); you are aware that traveling may increase your risk of contracting COVID-19.
• This Agreement requires claims to be resolved through Arbitration (Section 17).
• This Agreement contains a Jury Trial wavier and a Class action waiver (Section 19).
By clicking ā€œBook Nowā€ you are acknowledging and agreeing to each term included in this Rental Agreement, which specifically includes each of the above-described terms and conditions, as well as any applicable rules, policies, terms or conditions specific to your selected property:
1. BOOKING TRANSACTION. This Agreement is betweenJC Property Solutions LLC (ā€œThe hostā€) and the individual completing this booking transaction for the Vacation Rental (ā€œyouā€ or ā€œGuestā€).JC Property Solutions LLC represents the owner of the Vacation Rental. JC Property Solutions LLC provides the Vacation Rental subject to the terms of this Agreement. You agree that you will be present at the Vacation Rental for the entire duration of the reservation and that you will be responsible for the actions and behavior of each individual present at the Vacation Rental during your stay. This includes ensuring everyone in your party or otherwise present at the Vacation Rental (each an ā€œoccupantā€) is aware of and in compliance with the terms identified in this Agreement. If you are bringing a minor as an occupant, you acknowledge and agree that you are solely responsible for the supervision of that minor throughout the duration of your stay and agree to the terms of this Agreement on each minor’s behalf.
2. PAYMENT TERMS & CANCELLATION. The total amount due, including the base rates, taxes, and fees are displayed on the checkout webpage for the Vacation Rental. A portion of your total payment may be due upon checkout, as indicated in the ā€œamount to be charged nowā€ line. The balance is due prior to arrival within the schedule indicated on the reservation webpage. Please review these amounts carefully. You may cancel your booking at any time, however, all amounts that have been paid prior to your cancellation will be non-refundable unless specifically indicated otherwise at checkout. Please review the specific cancellation and refund terms in the listing you are reserving prior to checkout as exceptions will not be made once your reservation is confirmed.
3. HOUSE RULES & POLICIES. The Vacation Rental may have specific rules and policies regarding pets, smoking/vaping, quiet hours, parking, pool and/or hot tub usage, and
other local, HOA, or property regulations. These rules are detailed in the description section of the Vacation Rental listing, in an Exhibit A attached hereto, or as otherwise delivered to you, and are incorporated into this Agreement. Please review these terms carefully, as violation(s) may result in additional fees or the immediate removal of you and other members of your party from the Vacation Rental without refund. Further, violation of any law or ordinance by any individual at the Vacation Rental during your reservation will result in the immediate removal of you and other members of your party from the Vacation Rental without refund.
4. ARRIVAL DETAILS & CHECK-IN/CHECK-OUT. Once your booking has been paid in full, you will receive contact information for the primary contact for your stay (your ā€œGuest Contactā€). Check-in and check-out times will be communicated to you prior to your arrival, unless otherwise set forth in the description of the Vacation Rental. Please confirm your expected arrival time with your Guest Contact. If you or any member of your group fails to vacate the Vacation Rental at the designated check-out time, you grant JC Property Solutions LLC the right to charge the credit card number used to book the Vacation Rental for an additional night. Further, JC Property Solutions LLC or the home owner may initiate any and all proceedings necessary to remove you, your occupants, or your belongings from the Vacation Rental.
5. DAMAGE. Any damage to the Vacation Rental must be reported to JC Property Solutions LLC before check-out.

We LOVED this home from the minute we arrived. The four of us agreed it was the nicest rental we had ever stayed in. It is in a quiet beautiful neighborhood - just a few blocks from Broad St - with its excellent restaurants and shops. We really enjoyed the deck and bbq and hanging out in a few spots - including a open living room in the back of the property for morning coffee. The home was clean, well stocked and spacious. We would definitely stay here again.

JUST PERFECT!

We stayed here when we were in town for our son's wedding. The house was set up perfectly for our group. We enjoyed visiting in the family room, gathering around the island for snacks in the kitchen, sitting on the patio enjoying the sun and playing cards in the dining room. We could spread out or be together with the space. The house was immaculate and had everything we needed for our stay. The neighborhood is quiet. The park is just about 1/2 block away and was an easy stroll for anyone who wants to play or enjoy the park. It was a quick drive to Nevada City proper (less than 5 minutes) and also quick access to the freeways to head to Grass Valley. Our ONLY disappointment was that we didn't have time to play pool or throw a game of darts! ;) We'll be back to this absolute 5 star home!

Clean, Comfortable, & Luxurious!

This home is so clean and well appointed, and the hosts, Julia & Craig, carefully curate every detail. The neighborhood is perfect - quiet & secluded but also very close to downtown. The home felt like our own special hideaway. The bathtub in the master bathroom was the selling point for me, and it exceeded my high expectations! We so appreciated Julia & Craig’s hospitality, and we hope they’ll have us back in the future.

Sierra foothills stay

Unfortunately, we had to arrive late and leave early for health reasons, but the house was exactly as described -- spacious, comfortable and well-equipped. The front and rear gardens were beautiful, with rhododendrons in bloom. And Craig and Julie, the hosts, were incredibly attentive. We would definitely go back.

Mothers Day Getaway

This house was great. Both the front and back yards were beautiful. The kitchen was spacious and made making dinner fun and easy. The master bedroom was dreamy and the master bath walks right out to the hot tub on the back patio. This property is walking distance from Prospect park which is beautiful and has walking trails to enjoy. It’s also a short walk to Main Street. And the beds were SO comfortable. Definitely will stay here again for more days next time!

The Schmidt-Tupper stay on Nile St.

My family and I had a wonderful stay at your gorgeous, comfortable home on Nile St., Nevada City. I am an architecture-design nut and to be in your beautifully thought out remodel of what must have been a gem to start with was just the best for me. Lots of light through the windows with a spectacular white dogwood filling the kitchen (so well-appointed) window, great furniture and a TV in each of three rooms. The Tuscan-touched bathrooms, redwood trees and rhododendrons galore. Plus a hot tub? A little bit of heaven right here on earth. We can't wait to return!
