Cocoonr is pleased to offer this superb, characterful villa for rent in Sevrier. It has been tastefully decorated in a contemporary style and boasts spectacular views of the lake and the mountains. With a floor area of approximately 350 m², it can comfortably accommodate up to 8 guests.

Bathed in light thanks to its numerous windows, this charming property captivates with its spacious rooms, warm atmosphere and living areas that open out onto the outdoors.

Villa Altitude is laid out as follows:

Ground floor
- Entrance hall with separate toilet and spacious garage with space for 2 cars
Please note if travelling by car: access to the villa involves travelling along narrow roads, and there is a steep incline to negotiate upon arrival.

First floor:
- Workspace with panoramic views of the lake and mountains, adjoining bedroom no. 1 (with a door that closes between the two)
- Bedroom no. 1: Queen-size bed (160x190), views of the lake and mountains, and access to a balcony facing the lake
- Separate dressing area
- Separate shower room with WC
- Bedroom 2: Queen-size bed (160x190), views of the lake and mountains, chest of drawers and wardrobe
- Bedroom 3 (master suite): Queen-size bed (160x190), view of the lake and mountains with access to a small terrace, en-suite bathroom with WC and access to the utility room (washing machine / tumble dryer)
Access to the outside and the small terrace is via the corridor on this floor.

On floor 2 (main floor):
- Large, light-filled living area with two comfortable seating areas, a large sofa, armchairs and a coffee table, all offering panoramic views of the lake and mountains (fireplace not in working order for safety reasons and to comply with regulations).
- Two indoor dining areas, perfect for sharing meals with family or friends
- Separate, open-plan and fully equipped kitchen (electric kettle, oven, microwave, toaster, dishwasher, hob, etc.)
All these living areas have direct access to a large, continuous terrace furnished with a table and chairs, offering a unique view, as well as to the garden, which is equipped with four sun loungers.
- Bedroom 4 (master suite): King-size bed (180x200), access to a small outdoor area, large en-suite bathroom with shower, bath and toilet, and a fitted wardrobe.

CCTV cameras are installed exclusively outside the property. They are activated only if an intrusion is detected, following the sounding of the alarm.

For even greater comfort, the owners have decided to invest in the following additional equipment: barbecue (for use at the rear of the house), high chair, washing machine, cot, tumble dryer, fan, ironing board and iron.

The villa is situated on the hills above Sévrier, about a 30-minute walk or a 5-minute drive from the lake and the beach.
- Cycle path running alongside the lake, 2 minutes away by bike
- Shops: bakery, greengrocer, supermarket, delicatessen, chemist’s… 5 minutes away by car.

Activities:
Go hiking on the Semnoz, cycle along the lake’s shores, enjoy the thrills of water sports (wakeboarding, private outings…), explore the local heritage on cultural tours (the Annecy Lake Ecomuseum…), take to the skies for a paragliding adventure and stroll through Annecy’s old town. Transport:
- The regular SIBRA bus routes Y51 and 15 (Letraz stop), a 15-minute walk from the house, provide easy access to Annecy town centre (around 15 minutes) and the nearby beaches (20 minutes).
- Geneva International Airport is about a 40-minute drive away. There are also bus and private shuttle services connecting Geneva to Annecy. For greater convenience, we recommend using taxis or private hire services.
- If you choose to come by car, you can park directly in front of the house.

- Parties and noise disturbances are strictly prohibited.
- Hotel-quality (4/5-star) bed linen and towels are provided. The beds will be made upon your arrival. Tea towels and bath mats are also provided.
