8. Critters such as: ants, mice, spiders, moths, flies, chipmunks (along with bears, coyotes, mountain lions, wild donkeys etc.) are native to Big Bear and it is typical *INSIDE & AROUND ALL homes* in the mountains to have an occasional sighting of any of these creatures, especially during particularly dry/hot seasons when they are searching for water. Please keep in mind you are booking a trip in the wilderness- we are in a mountain town. We prepare for such sightings with traps, spray etc., but we give no refunds for seeing any of these creatures & want to prepare our guests for what to expect. 12. Please note we service the spa every stay and it may result in a dump and fill (all new water) in which case it make take a day if necessary and to prevent any cleaning issues to warm up the entire first day of your trip - this is not a common occurrence but nevertheless can occur. There are no refunds as we are doing our due diligence to keep the hot tub clean for your use.
