Enjoy a private space to call home during your sunny Newport Beach stay! The entire house was completely remodeled in 2022 with high-end luxury finishes throughout. This comfortable upper-unit condo offers everything you need to enjoy for your perfect vacation. Relax in the living room after a day at the beach, or while watching the 55" smart Samsung T.V. The fully-equipped kitchen will make you feel right at home with artistic touches and fully stocked cookware. Located just a block and a half from the sandy beach, two blocks from Balboa Bay, and a short walk to the Newport Beach pier, this beach house offers one of the best locations in all of Southern California, and certainly Newport Beach. Included in your rental are beach chairs, boogie boards, sand toys, an umbrella and beach towels for your enjoyment!

Enjoy the ocean-front bike path on foot, or on rental bikes, where you can ride to the Fun Zone, Balboa Island or the world-famous “Wedge” to watch the big waves. You can visit one of the many high-end or casual restaurants that are within a 10-minute walk, or pick up groceries at the local market just one street over. This two-story upper unit is the perfect setup for 1 to a maximum of 4 people to take full advantage of beach activities, adventures and gorgeous sunsets. Here is what you will find:

Lower Level
Living/kitchen area: open floor plan with couch, two chairs, a smart TV, games and puzzles. Lots of windows for natural light and ocean breeze. Fully stocked kitchen with dishes, utensils, glasses, Tupperware, cookware, and bake ware. All major appliances – SubZero refrigerator, Viking range, KitchenAid dishwasher, and microwave. Keurig single serve coffee maker and pods, Ninja blender, Electric Kettle, Crockpot, Toaster, hand blender, spices, condiments, paper goods, and dish towels are included.

Tiki Bedroom: Two twin beds with mattress toppers, small walk-in closet, small chest, and ceiling fan.

Tiki Bathroom #1: Accessed from hallway, right next to bedroom. Full bathroom (shower, bathtub, sink and toilet), Pantene 5in1 shampoo, conditioner and body wash. Bath towels, hand towels, washcloths, bathmat, and 2 rolls of toilet paper are included for your convenience.

Upper Level
Coral Reef Bedroom and Bathroom #2: BeautyRest Black mattress sits on a beautiful Tommy Bahama Bali Hai king bed, reading lamps on each nightstand, a chair for reading, ceiling fan, large chest for clothes, and portable air conditioner. There is also a 50" Samsung smart t.v. mounted on the wall opposite the headboard of the bed. Attached bathroom with 2 sinks, shower, and toilet. Included are bath towels, hand towels, washcloths, bathmat, 2 rolls of 2 ply toilet paper, hand soap, Pantene 5in1 shampoo, conditioner, and Olay body wash. There is also a large walk-in closet off the bedroom. Attached you will find a rooftop deck.

Deck: Approximately 450 SQFT rooftop deck with "peekaboo ocean view" to enjoy meals, a glass of wine or/and gorgeous sunsets. Outdoor table (seating for 4), a two person sofa, two chairs to lounge, a coffee table and a bistro table with an umbrella and two chairs to watch sunsets. Also included is a propane Weber BBQ.

Important Things to Note:
🌴BOOKING APPROVAL:
In order for reservations to be approved, guests must respond to the inquiry message confirming the total number of guests/visitors in the group (4 person maximum including infants and children).

🌴CHECK IN:
Upon arrival, you will be greeted by the homeowners. You will then receive the keys and a tour to familiarize your group with the property.

🌴GUESTS:
You are not permitted to have any guests on the property beyond those included in your rental agreement, unless you request and receive permission from us. There is a strict 4-person maximum.

🌴SECURITY:
Security cameras monitor the exterior of the property. There are no interior cameras.

🌴INCLUDED AMENITIES:
- Linens: included are bed, bath, and kitchen linens.
- Also Included: WIFI, hair dryer, iron/ironing board, portable air conditioner, ceiling fans in every room, four Tommy Bahama beach chairs, boogie boards, beach towels, and a beach umbrella.
- Starter supplies: Liquid hand soap, dish soap, dishwasher pods, sponge, kitchen trash bags, 4 rolls of 2 ply toilet paper, paper towels, shampoo, conditioner, body wash

🌴PARKING:
One covered carport parking space, with access via rear alley (can fit small-mid size SUVs), larger cars can park in street or metered lot). General neighborhood street parking when available. Walking distance from metered parking lot.

🌴FIREPLACE:
The fireplace is for decorative purpose only.

🌴LAUNDRY:
Laundromat/dry cleaning within a one-minute walk.

🌴ANIMALS:
No animals are permitted due to allergy concerns.

HOUSE RULES
*Large gatherings and/or house parties are strictly prohibited.

*OUR PROPERTY IS SMOKE AND DRUG-FREE ($1,000 fine if violated).

*Over-occupancy and/or noise levels affecting residents of Newport Beach are enforced by the City of Newport Beach Code and Law Enforcement 24/7. Over occupancy and/or excess noise levels will result in a $1,000 (minimum) city fine. The fine will be charged to the reservation and ALL guests will be immediately evicted.

*Guests that do not comply with the 4-person maximum occupancy limit will risk a fine of $150/person per day & potential eviction. This condo is best suited for 1-4 guests, including families with older children (due to no child proofing, several stair sets, and no baby equipment).

*No animals allowed due to allergy concerns.

*Deck closes at 10 PM. Contents and amenities are exclusively for use of paying reservation guests.

*We live in the unit below and these policies are strictly enforced by the property owners for the entire duration of your stay.

*The homeowners live in the downstairs unit in case you have any questions and/or concerns.
