This home is a true angler`s paradise with miles of private fly fishing in the Gold Medal waters of the Roaring Fork River and 8 miles of private creeks and well stocked ponds! 2 fly fishing badges are included in your stay!
PLEASE NOTE: Animals are not permitted at this home due to owner`s severe allergies. Outdoor furnishings including firepit table are only available in warmer months.

Welcome to 10th Mountain Condo, a tribute to the unique history of the 10th Mountain Division! This home features one of the largest condo floor plans at the Ranch making it the perfect home base for a family vacation, friends getaway, fishing retreat, or adventurous vacation!
The living space, featuring beautiful golf course views, vintage decor, knotty pine woodwork, and a wood burning stove, is a welcoming retreat after a long day exploring the Roaring Fork Valley. A well-equipped kitchen provides everything necessary for baking, slow cooking, grilling, creating and serving full family meals! Rustic alder cabinets and granite countertops lend a warm ambiance to the space that opens up to breakfast bar seating for 3 and a rustic pine dining table with settings for 6. In the warmer months, choose to dine outdoors on the secluded stone slab porch with beautifully manicured landscape views, and in the cooler evenings, enjoy a glass of wine around the patio fire pit.
Each bedroom boasts a plush queen bed with its own private en suite bathroom, offering beautiful views and ensuring guest privacy. The primary bedroom overlooks the stunning golf course landscaping, while the second bedroom provides views of the iconic Mt. Sopris. The 3rd floor loft, specifically designed to accommodate children, features a cozy sleeping area with two twin beds. Each bedroom is thoughtfully spaced and equipped with its own thermostat for personalized comfort during the winter months.
Parking is conveniently positioned in front of the condo, and an outdoor shed is fully dedicated for guest use. Whole Foods, quaint shops and a variety of stores are a short drive away. If you prefer to treat yourself to a night out, take your pick from numerous excellent nearby restaurants in the Roaring Fork Valley.

IMPORTANT TO NOTE THIS IS A NON SMOKING PROPERTY. The use of tobacco, cannabis or vapor devices is strictly prohibited. Disregarding this Rule may result in a fine.
Travel Protection: We HIGHLY recommend purchasing our trip cancellation insurance as there are NO REFUNDS if canceled within 7 days of arrival, regardless of the reason (including illness, flight delays, weather, road conditions, etc.). Protect your vacation with RentalGuardian in case of cancellations, emergencies, and more. Specifics will be provided in your confirmation email so you can get started and travel with peace of mind.
Though this home doesn`t have air conditioning there are fans for your comfort.
In order to complete your reservation a lease must be signed and returned within days of booking.
Only fly fishing is permitted in all waterways at The Ranch. In order to fish at The Ranch, a Fly Fishing Guide Registration form must be completed and returned to the office. 2 Fly Fishing badges are included in your stay.
Parking is for passenger vehicles only. Park up to 2 cars in tandem in carport. There are 6 EV chargers in the parking lot near the sports courts.
RVs, trailers, OHVs, dirt bikes, and boats are strictly prohibited from the property. If this rule is violated, a fine will be assessed.
There is no mail delivery to this unit. If you need mail delivered please have it sent to the Carbondale post office.
The loft sleeping area skylight is equipped with a shade, but may reach warmer temperatures in the summer months that some guests may not be comfortable with.
The third bedroom on the second level does not have a window.
If you have a large group, please contact us so that we can help you find accommodations for everyone since we manage several properties at the Ranch at the Roaring Fork.
Included in the price of your rental is an Administrative Fee for $59. This is required protection insurance provided by Waivo for up to $2500 in accidental damage. The full agreement and list of coverage details can be found in the Additional Rules section on the checkout page.

HOUSE RULES A. Guest is responsible for all occupants of the home and must require that all rules herein, as well as the within the Guest Rental Agreement, are followed. B. No one under the age of twenty-five (25) shall rent this property. All children must be under direct adult supervision at all times. C. It may be requested that Guest take trash to the curb on the scheduled day(s) of trash removal, and not before, per the Guest Guide located within the Property. D. Quiet hours are from 10:00 PM - 8:00 AM daily. Quiet hours consist of no music and keeping all audio at a minimum level out of respect for the surrounding residents. E. Additional persons above the maximum occupancy of the home may NOT stay overnight at the Property. F. Guest is responsible for any fine and/or violation that is imposed on the Homeowner due to the negligence of any person permitted on the Property by Guest. G. Guest agrees not to use the Property for any unlawful purpose, including but not limited to, the sale, use or possession of illegal drugs on or around the Property. H. Absolutely no hazardous materials are permitted to be in or around the Property at any time. I. The burning of candles is not permitted within the Property, with the exception of birthday candles. J. Under no circumstances may a stove, oven or range be used as a source of heat. All appliances are to be used only for their intended purpose. K. Charcoal and Gas Barbecue grills may not be used inside any structure located on the Property. L. Guest may not bring a grill (of any type) or fire pit for use on the premises. M. Tents or other structures may not be erected on the Property without written approval. N. Commercial photography or filming is not permitted on the Property. O. All windows and doors must remain closed during inclement weather. P. Guest shall notify Manager of any pest control problems. Q. The use of any provided swimming pool or hot tub is at Guest`s own risk. Guest further understands that any interruption of use will not alter or change any of the terms of this Agreement. R. Guest may not block the fire escape at any time. S. The Homeowner does not permit gatherings at the Property. A disturbance caused by Guest or any person permitted on the Property during Guest`s stay which results in any police action or complaints from neighbors is considered sufficient cause for immediate termination of this Agreement with immediate eviction and forfeiture of all monies paid as permitted by law. T. No towels or linens shall be taken from the Property. A cleaning fee is automatically added and charged for each confirmed reservation. Guest is expected to leave the Property in a neat and orderly condition.

Easy check in. House was clean and organized. It was just as described. It was homey and comfortable. Would stay here again. Location was great to home base out of while exploring the area. Very quiet neighborhood and incredible walking trails in the neighborhood.
