By booking this property you acknowledge that you have read and agree to the Property Description, and Rules and Policies detailed in this property listing. All guests are expected to read & be willing to honor the listed House Rules.

HOST FEE: This charge (if listed as such in your cost break-down) is for cleaning and any additional applicable pet fees.

POOL
-This property is not baby/child proof.
-There is no safety gate between the house and pool.
-The pool depth is approximately 3 feet to 5 feet end to end, no diving.
-Guests and visitors use pool at their own risk and assume all responsibility for safety.
-Pool cleaning is weekly and is unannounced.
-Pool Heating is not included - extra fees apply if temperature is adjusted - inquire for details.

MISC.
-PRE-APPROVED PETS ONLY, FEE APPLIES. Unauthorized pets will incur a $250 fee, and immediate cancellation with no refunds.
-NO SMOKING of any kind including vaping anywhere on our property. Violation will result in immediate cancellation of your stay with no refund and forfeiture of your security deposit.
-No gatherings/parties are allowed.
-All visitors to the property must be registered whether visiting or staying to ensure both parties are fully covered. Our maximum is 10 people, including infants. Only booked guests can be at the home at any time without pre-approval. Please update your reservation accordingly.
-$1,000.00 Security Deposit hold on credit card is required. For stays longer than 30 days, inquire for an adjusted Security Deposit.
-Age 25 and up to book, government issued photo ID required.
-Guests are required to sign our Rental Agreement.
-For stays 30 days or more we may require an extra cleaning service during your stay as well as routine maintenance visits every two weeks. Regular cleaning fees apply per clean.
-No candles, fireworks, water balloons, sidewalk chalk, silly string, confetti, or glitter allowed anywhere on the property.
-Do not disable Wi-Fi or remove or move any devices in home.
-Do not tamper with, cover, or disable security cameras - tampering with cameras will result in immediate cancellation, no refunds.
-Guests are not permitted access the locked owner's closet.
-No parking on the grass.
-$75 mandatory late check out fee without pre-approval (incurred per half hour past check out).
-No refunds for early departure for any reason - Travel Insurance is recommended.
-Additional charges will be incurred if House Rules are broken, including immediate cancellation with no refund.
-You will be charged for damages or any extra expenses exceeding your security deposit or insurance coverage.
-We provide a "starter pack" of paper products, trash bags, detergents, soaps, coffee and tea - additional supplies to be supplied by guest.
-Garbage and recycling is picked up weekly.
-The tropical climate of Cape Coral brings out a variety of wildlife and bugs. While we utilize regular pest control services, we are unable to offer any guarantees against or refunds for the occasional bug(s) that may make it inside our home, lanai or in the pool. The house will be freshly cleaned but bugs are impossible to keep out 100%. The potential for a few bugs of any kind to be inside the house is a part of being in beautiful Southwest Florida. Please keep the doors and windows closed, especially when lights are on to avoid bugs entering the home.
-Your safety is important! There are 4 security cameras: (1) Front door Nest doorbell motion activated, video camera with voice recording, (1) Nest motion activated camera at the front of the house recording the driveway, and (2) Nest motion activated cameras with audio and video recording to monitor the gates on the sides of our property. There are no security cameras in the home or facing the pool, patio, or lanai.
-Game room AC is controlled separately - guests may turn it on upon arrival - it cools quickly.
-Game Room with sofa bed is not heated but has AC.
-Lawn mowing/yard maintenance to occur weekly and is unannounced.
-Pool will be serviced weekly and is unannounced.
