Private Riverfront Cabin at Bretton Woods
Welcome! This custom cabin is tucked away on a very private piece of land directly on the Ammonoosuc River. If you’re looking for a quiet and peaceful NH escape, without being stuck in the middle of nowhere, this is the spot for you! The home is easily accessible year round (no trucks or 4WD needed) has snowmobile trail access, and is minutes away from Bretton Woods Resort, and within 20 minutes to Loon and Cannon. We’re pet friendly, so bring your dog along!
Upon entering, you’ll set down your bags and kick off your boots in the mud room, complete with a washer and dryer. Next, you’ll find the first two guest rooms and first bathroom. You’ll then enter the spacious kitchen, living and dining areas. The river view is high lighted through large windows, and natural sunlight pours in to illuminate the vaulted space. Upstairs, you’ll find a loft with a cozy nook for you to curl up with a book, or simply enjoy your morning coffee while taking in the view of the river and tall pines. At the end of the loft, you’ll find a welcoming master suite, complete with private bathroom and jetted tub. The finished basement offers a large screen TV, a queen futon and a king sized bed. There is a large deck facing the river with a bbq grill, as well as patio furniture to enjoy the river during warmer months. Across from the deck you’ll find the Bear Bungalow- a gazebo perched directly on the riverbank. The Bungalow has chairs, a fire table and a heater so that you can enjoy the river year round! Off of the grassy area of the yard you`ll find a path across a wooden bridge over the brook that feeds into the river, complete with a bench for relaxing...a true slice of heaven in the mountains!!
Our cabin is located at the end of the road down a private driveway. There is plenty of space for parking for 10 guests.
We offer self check in via lock box, but we are available to contact throughout your entire stay to answer any questions!
We’re located in Twin Mountain, a town surrounded by national forests with breathtaking views of Mount Washington and the Presidentials. The cabin is only minutes to Bretton Woods ski resort, and a short drive to Franconia Notch State Park, Cannon Mountain and Loon Mountain. We’re also nearby to North Conway, Santa’s Village, and the Mount Washington Auto Road.
You’ll need a car to travel to the nearby market and attractions. Larger grocery stores are about 20 minutes away in Littleton.

VACATION HOUSE RULES AND RENTAL AGREEMENT
Please be sure to read this rental agreement in full. By clicking “Book Now” you are acknowledging and agreeing to terms and conditions of the “vacation property.”
RENTAL TERMS/COSTS: Total guests not to exceed 10 people and 3 dogs. Rental period begins at 4pm on date of check-in and ends at 10 am on date of check-out.
PARTIES/NOISE: Absolutely NO PARTIES. The vacation rental is not suitable for people looking for a party house. This is a family neighborhood and guests should keep noise at a respectable level. Guests will be asked to vacate the property immediately if any complaints are made in reference to a party in the home.
SMOKING: Absolutely NO SMOKING is allowed inside the cabin.
PET POLICY: If you are planning on traveling with pets, you must agree to the terms (listed below under `Pet Agreement`). 3 Dogs only. Additional pet fee of $75 will be required at the time of booking.
CHECK OUT PROCEDURE: Check-out is at 10 am. Guests are expected to follow the check-out procedure. Additional fees may be charged if the check-out time or procedure is not followed by guests.
ALLERGIES: Our home is pet friendly and our dog frequently stays in the home. Although the cabin is thoroughly cleaned between each guest, those with severe allergies to dogs are advised not to rent this property.
SEPTIC: Our home is on a septic system. Please do not flush sanitary items or wipes down the toilet. Do not put coffee grinds or kitchen grease down the sink drain.
WEATHER: No refunds are given due to inclement weather or loss of power caused by storms.
PET AGREEMENT
You agree that you will be responsible for the actions and behavior of each pet present at the Vacation Rental during your stay. The Vacation Rental Guest has permission by the homeowner to have up to 2 pre-approved dogs in the vacation home; subject to the terms and conditions of the rental agreement and this pet agreement. Cats are not allowed in the vacation rental.
SPECIFICATIONS:
-All dogs MUST BE HOUSEBROKEN!
-Do not bring a dog that may chew on furniture!
-At least 1 year of age or older and be spayed or neutered.
-Must be up-to-date on vaccinations and flea and tick repellent.
ACCIDENTS: Pets must be housebroken. The FULL DEPOSIT amount will be charged if it is found that pets have stayed that are not housebroken. We take this VERY seriously!
LINENS: Do not use white linens to wipe down a dirty or wet dog.
PET WASTE: Guest is responsible for cleaning up all pet waste. Waste must be disposed of immediately.
DAMAGE: Pet must not cause damage to the premises or furnishings. If damages are caused, the cost of the damage will be deducted from the security deposit.
NOISE: Guests should prevent pets from producing excessive noise at a level that disturbs neighbors. If complaints are made by other residents in the neighborhood the guest may be asked to remove the dog from the property.
RESPONSIBILITY: You accept and assume all risks involved in or related to having a pet on the vacation rental property and you shall be solely responsible for the pet while on the property. You agree to indemnify and hold harmless the homeowner for any liabilities, damage, cost or expense whatsoever arising from or related to any claim in connection with your pet being at the vacation rental property, but not limited to, any claim or liability for personal injury/illness, damage, fines, penalties, which is made, incurred, or sustained by you and/or anyone using the Vacation Rental during your stay.
INDEMNIFICATION & HOLD HARMLESS; ASSUMPTION OF RISK. You agree to indemnify and hold harmless your Host, North Woods Vacation Rentals LLC, and the homeowner, for any liabilities, damage, cost or expense whatsoever arising from or related to any claim in connection with your use and/or occupancy of the Vacation Rental, including, but not limited to, any claim or liability for personal injury, damage, fines, penalties, loss of personal belongings, or theft of property, which is made, incurred, or sustained by you and/or anyone using the Vacation Rental during your stay. You and anyone using the Vacation Rental during your stay accepts and assumes all risks involved in or related to the use of third-party transportation vendors, the pool/hot tub, activities participated in while on the premises, or amenities provided at the property, as applicable.
GENERAL TERMS. If any section, clause, paragraph, or term of the Rental Agreement is held or determined to be void, invalid, or unenforceable for any reason, all other terms, clauses, or paragraphs herein shall be severed and remain in force and effect. This Agreement shall be binding on and inure to the benefit of the parties hereto and on each of their heirs, executors, administrators, successors, and assignees.
We want our guests to enjoy our home to the fullest, and for the safety of guests, our home and neighbors, you are expected to follow our house rules and check-out procedure. If it is discovered that any house rules are not followed, guests may be asked to vacate the property and will forfeit all monies paid (including any unused nightly rental fees and deposits).
This Agreement is between the owner of the Vacation Rental (your “Host”), and the individual completing this booking transaction for the Vacation Rental (“you” or “Guest”). You agree that you will be responsible for the actions and behavior of each individual present at the Vacation Rental during your stay. This includes ensuring each individual in your party or otherwise present at the Vacation Rental is aware of and in compliance with the terms identified in this Agreement.
The Guests agree to the terms of this Short Term Rental Agreement, as evidenced by payment and the acceptance of the booking agreement through the direct booking, VRBO or Airbnb platform.
