‘Silverwood’ meaning "peaceful living" lives up to its name and offers modern yet comfortable decor and furnishing with AMAZING amenities for our guests! New to the short-term rental market, but backed by a property management company with thousands of glowing reviews, this one-story home has been professionally decorated with comfort and quality in mind. The home features a fully equipped kitchen, ample backyard space with a fire pit, comfy beds, plush linens, Smart TVs, and a 24/7 Guest Experience team for your stay! Guaranteed to be "A Stay Above The Rest"!

Two of the three bedrooms boast comfortable queen-sized beds and share a bathroom. The primary bedroom holds a king-sized bed, a desk space for remote working/ learning, and an ensuite bathroom with a stand-up shower and soaking tub. There is also a laundry room and a 2 car garage. The kitchen is well equipped with items like:
- Keurig
- Coffee maker
- KitchenAid Stand Mixer
- Crockpot
- Ninja Blender
- Baking dishes and the list goes on!

The family room has tons of natural light, comfy seating, and a fireplace you can all gather around to either play games or enjoy the smart TV! The dining area comfortably sits 6 with more seating available at the island in the kitchen. The backyard is fenced with outdoor seating, spacious deck, and a fire pit!

In addition to this amazing house, you get an easy experience from start to finish when you book with us (A Stay Above The Rest). We have an incredible team you can call, email, and even TEXT(!) who regularly get called out by name in our homes' reviews. We are available 24/7 for our guests. There are also no keys- you get your very own door code that will only work for the duration of your stay with our smart locks for extra security and peace of mind. We also provide a detailed property and destination guide for each property with things we like to do, eat, info on the house, and more! We are a Texas-based company, family-owned, and have a true passion to be "Above The Rest" in all that we do! Book now as rates and availability are subject to change at any time.

A Stay Above The Rest, LLC
SHORT TERM RENTAL AGREEMENT

This Short Term Rental Agreement (the “Agreement”) is made by and between A Stay Above the Rest LLC (“ASATR”) and (“Guest”)* as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:

Guest. The term “Guest” shall include Guests, Invitees, their successors, heirs, agents and assigns including any minors.

Property. The property is furnished and includes such items as: fridge/freezer, stove/oven/microwave, cooking utensils and equipment, bed sheets, bath towels, beach towels where necessary, essential cooking spices, baking and cooking supplies. [this is not a comprehensive list.]

Rental Party: The rental party shall consist of Guest and not exceed the maximum number of occupancy allowed.

***Identification must be presented for Guest**

Maximum Occupancy: Maximum number of guests is listed on each property listing site.

Minors and Legally Incapacitated Guests: Minors are defined as anyone under the age of 18. Anyone under the age of 18 or legally incapacitated must have a guardian sign and take full responsibility for any and all damages and/or penalties. In the sole discretion of ASATR, the guardian also be required to make an additional security deposit.

Term of the Lease. The lease begins at 4:00 p.m. on (the “Check-in Date”) and ends at 11:00 a.m. on (the “Checkout Date”). If the Property appears dirty or damaged upon Check-in, Guest shall inform Manager immediately.

Minimum Stay: Minimum stay is listed on each booking site according to the appropriate season, date, weekend, etc.

Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the Property and shall cause all members of the rental party and anyone else Guest permits on the Property to abide by the following rules at all times while at the Property. Guest is responsible for any damage or costs caused by the negligence or intentional acts of all persons who Guest permits to be on the Property. If Guest does not abide by any of the rental rules, the Guest stay may be terminated with no refund as well as any fines and or fees associated.

Access: Guest shall allow Manager access to the Property for purposes of repair and inspection. Manager shall exercise this right of access in a reasonable manner.

Rental Rate and Fees; Damages
Deposit: No security deposit is required unless otherwise stated by booking agent/site. However, payment for the rental stay must be paid in advance
Fireplace (if applicable): Failure to properly clean ashes from the fireplace, if used, will result in a $50 charge
Fire-pit (if applicable): Failure to properly clean ashes from the fire-pit, if used, will result in a $50 charge
BBQ Grill (if applicable): Failure to properly clean the BBQ grill, if used, will result in a $50 charge
Charge for Damages: Manager shall communicate all claims of damage to Guest within 14 days after the Checkout Date for the following:
Damage to the property
dirt or other mess requiring excessive cleaning;
failure to adhere to the rental rules outlined in exhibit A; or
any other cost incurred by Manager or the Owner due to Guest’s stay.


Rental Rate. Rental rates will be communicated via booking site. Payment in full shall be due according to time frame specified by booking site.

Cancellation Policy: If Guest wishes to cancel his/her reservation, the prepaid rental will be refunded as follows:

100% (minus cancellation fee) if canceled more than thirty (30) days prior to Check-in Date
0% if canceled fewer than 30 days prior to the Check-in Date
If rates fluctuate, both owner and guest will abide by rates agreed upon in this contract.
Cancellation Fee: $150 for standard reservations ; $200 for standard reservations that are defined as peak season.
Peak season dates include, but not limited to, the following large events such as, but not limited to, SXSW, ACL, Lone Star Rally, Formula One; Holidays such as Memorial Day, Easter, Fourth of July, Labor Day, Thanksgiving, Christmas, New Year’s Eve; or Seasonal such as Spring Break, Summer Dates (Memorial Day – Labor Day)
If Guest cancels on or after 30 days prior to Check-in Date, no rental fees (including the administrative fee) will be refunded

RELEASE, DEFEND, INDEMNIFY AND HOLD HARMLESS:

ALL GUESTS AS DEFINED IN PARAGRAPH 1 ABOVE AGREE TO RELEASE, DEFEND, INDEMNIFY AND HOLD THE RELEASED PARTIES, BOTH OWNERS AND PROPERTY MANAGERS OR AGENTS, HOLDIGN THEM HARMLESS FROM LIABILITY OR CLAIMS, DEMANDS, DAMAGES AND COSTS FOR OR ARISING OUT OF:

ANY DAMAGE, INJURY, DISEASE, SICKNESS OR DEATH TO GUESTS OR INVITEES, RELATED TO THE USE OR OCCUPATION OF THE DWELLING PLACES, GROUNDS, SWIMMING POOL OR OTHER FACILITIES; OR
ANY DAMAGE OR LOSS TO PERSONAL PROPERTY CAUSED BY OR RELATED TO THE USE OR OCCUPATION OF THE DWELLING PLACES, GROUNDS, SWIMMING POOL OR OTHER FACILITIES.

ALL GUESTS AS DEFINED IN PARAGRAPH 1 ABOVE UNDERSTAND, ACKNOWLEDGE AND STIPULATE THAT THIS AGREEMENT INCLUDES ANY SUCH CLAIMS, DEMANDS, DAMAGES AND COSTS ARISING OUT OF NEGLIGENCE ON THE PART OF THE RELEASED PARTIES.

11: NO REFUNDS FOR INABILITY TO ACCESS OR USE RENTAL PROPERTY

Wonderful house!
Enjoyed our stay. The house is in a nice, quiet neighborhood and was convenient for exploring Austin. Indoor and outdoor living spaces were comfortable with the right amount of furniture. Showers were great. Amenities were as described - WiFi, TVs, A/C, ceiling fans, washer/dryer, coffee maker all worked well. We would stay here again.

Every employee I interacted with was fantastic. The home was comfortable and I felt that it was in a safe location. The main reason I chose its location was because it was close to such a nice park and that did work out well. The house itself has an overall musty smell and the floor is so dirty that our feet turned black when we were barefoot. The yard is dramatically overgrown and nothing like the pictures and not usable by children or dogs. The yard has broken glass, nails, screws, and various miscellaneous items in pieces here and there. It also looks in the back as if it would be a good environment for snakes, rats, and ticks. Here and there were broken vases or decorative items that had just been kind of pieced together and turned around. It looks like there is a leak under the front bedroom window for some time. I picked the rugs up so they would no t get damaged by my chihuahua and was in a cloud of dust. But the employees' kindness and the overall charm of the original plan for the house made us satisfied to be there. I feel like it started out as a good idea and perhaps has become a party house or something like that.

NYE Weekend
Found the listing last minute as we wanted to get away for New Years. We were taking our dogs with us and the property manager was very quick with responses. They were very organized and the house was in a perfect location and we had a great time hanging out here.
