The lower floor is built for entertainment and poolside relaxation, centered around a large recreation room with a TV, comfortable seating, and a secondary fully equipped kitchen with a casual dining space. A full bath sits conveniently near the pool, and the larger of the home's 2 laundry rooms is also found on this level. 3 covered parking spaces in the garage add everyday practicality, and French doors open onto covered porches on both the east and north sides of the pool area.

The main floor is focused on gathering, anchored by an open living area with a multitude of options for getting together, including a charming fireside sitting room and a family room with a smart TV. The top-class kitchen is ready for preparing and serving meals for large groups with equipment like an oversized refrigerator, 2 islands, 2 dishwashers, an undercounter wine fridge and ice maker, 2 ovens, and drip and Keurig coffee makers. The dining area then offers plenty of room for everyone to eat together. This level also includes a King bedroom with a handicap-friendly private bath featuring a roll-in shower, a charming bunkroom with nautical decor, and an additional full bath and half bath.

The upper floor offers 6 bedrooms, including the primary King suite, which features a deluxe bathroom with a soaking tub, large shower, and double vanity, plus access to gorgeous views from private and shared beachfront porches. 2 additional beachfront King suites open onto a terrace, and one of these also includes a Twin daybed and Twin trundle. The remaining bedrooms include one with 2 Queen beds, one with a single Queen bed, one with 2 Double beds, and a bunkroom with 2 XL Twin beds. All of these bedrooms include private baths, and an intimate sitting area overlooking the entry hall and atrium adds a final coup de grace. A laundry room provides added convenience.

Beyond the home's expansive interiors, Kiva Grand offers one of the most ample pool areas around, with plenty of room for lounging in either the sun and shade. A huge private beachfront pool, which is not heatable, and a hot tub offer relaxation even in cooler weather. Plenty of outdoor dining spaces on both the main porch and pool level, alongside a charcoal grill, make al fresco meals and relaxing easy. Finally, a private dune walkover leads to a private section of pristine, sugar-white beach. And an outdoor shower makes rinsing off sand easy at the end of the day.

Guests can enjoy the intimate privacy offered by the house, then head over to the nearby Kiva Dunes Lodge for lunch or visit The Beach Club Resort and Spa at 925 Beach Club Trail for dinner or a massage. Given the large private beachfront pool and hot tub at Kiva Grand, this property is not a member of the Kiva Dunes Beach Club, which was built to give guests not staying at beachfront homes a place to relax by a beachfront pool. This property is not available for rental to groups under the age of 25 or for bachelor or bachelorette parties. For Music Festival dates, a refundable damage/cleaning deposit is required to ensure the property is maintained as expected.
