This remodeled 2-bedroom, 1.5-bath townhome has a fully fenced, pet-friendly backyard, a gas fire pit, and a full kit of beach gear, including bikes and helmets, chairs, umbrellas, boogie boards, a cooler, and a wagon to haul it all.

THE SPACE
• Downstairs: living room with a 65" 4K smart TV and a sleeper sofa. The kitchen has stone counters and stainless appliances, with a pass-through to the dining area. There's also a half bath and a laundry room with a washer, dryer, and detergent.
• Upstairs: two queen bedrooms, each with a 4K smart TV (Netflix, Hulu, Prime Video, Disney+), and a full bathroom.
• Fully stocked kitchen: coffee maker, French press, grinder, toaster, blender, microwave, cookware, bakeware, dishes for 12, plus oil, spices, and condiments.
• Fast Wi-Fi (250+ Mbps), good for remote work.
• Outside: private fenced backyard with patio dining, a grill, and a gas fire pit.

GOOD TO KNOW
• Sleeps 6 (city limit). Infants under 2 don't count and are welcome. Baby gates are on the stairs, and local rental companies can deliver cribs and high chairs.
• Pets welcome: up to 2 dogs or cats, 25 lbs max each. A pet fee applies.
• Driveway parking for 3 cars, plus first-come street parking around the corner.
• Quiet residential street, so no parties or events. Cookouts and dinners outside are welcome.
• One exterior camera faces the driveway and records video and audio.
• Self check-in with a door code. Our local contact, Jacky, is nearby if anything comes up.

THE LOCATION
• Beach: a 10-minute walk. Expect sunrise coffee on the sand, a wide flat beach for walking, biking, and surfing, and the occasional dolphin.
• Walk to coffee on 3rd Ave, breakfast at Tulua Bistro (10 min), and Jax Beach restaurants, bars, the pier, and summer festivals without having to pay for parking.
• Publix, Whole Foods, Trader Joe's, and Target are a few minutes away by car.
• Mayo Clinic is a 10–15 minute drive, which makes this a comfortable base for appointments and longer stays.
• TPC Sawgrass, home of THE PLAYERS, is about 20 minutes away.
• Nearby: Kathryn Abbey Hanna Park, Mayport (famous for fresh shrimp), Atlantic Beach, and Adventure Landing. St. Augustine and Amelia Island are each under an hour away.
• The free Beach Buggy electric shuttle (download the app) runs Thursday through Sunday evenings around the Beaches. You can also have a street-legal golf cart delivered.

Check-in 4 PM, check-out 11 AM. Hurricane season runs June through November, so we recommend cancel-for-any-reason travel insurance.
