The house was minimally clean. Cooking Utensils in the drawers were still dirty. No forks. The house outside needs a good power washing cobwebs are everywhere. The grill was not cleaned from whoever cooked on it last. The location was great and we as a family did have a wonderful time.

Rating Details: The property manager was very helpful. The vacation rental was very clean. I was very happy with the location. I was more than satisfied with the condition of the vacation rental. Overall, I recommend this vacation rental. Reviewer Comments: Great location and neighborhood. Short walk to beach. Home could use a little updating but all in all, a nice and comfortable home. I would definitely rent this one again.

Nice place. Love the porches and dock. The kitchen was very well equipped and so nice we could bring our dog. The pool was fun as well. I would suggest fixing the water pressure in the bathroom sinks and clarifying the correct bed sizes. Overall we really enjoyed our stay. Thank you.

Amazing week in Sandbridge

Our family and friends have visited Sandbridge, VA during the third week of August during each of the last few years. Calming Waters was perfectly sized for our group, with a beautiful pool and direct access to the channels/bay. It’s located on a secluded street and just a short walk To that beautiful beach.

Overall the house was a great place to stay at and was a very fun home to hang in with some friends.

It was a lovely home to stay in. Was very versatile with everyones needs and desires. Great place to hang in with both family and friends. The property owners were great people to communicate with and highly recommend this place to all ages.

Great stay, close to the beach!

We decided to go for a guys trip and the house was fantastic. Nicholette was a great host and very easy to communicate with regarding any issues. Location was perfect with a short walk to the beach. Pool was great and place can accommodate a good size. Game room and decks were perfect for relaxing at the house.

Golf Trip

Great home with bonus entertainment room in garage area. Nice pool with deck chairs. The couches are comfy and provide plenty of seating for family and friends.

Family vacay

The house was perfect. My only complaint would be that the pool was not warm. We were only minutes from the beach and it was very private. Would definitely recommend.

The house was extremely dirty with cobwebs everywhere, food wrappers were found under beds in the basement, cat hair on furniture which set off multiple allergies of our occupants, and general scrum in bathrooms, around toilets and in the living areas, basement toilet was not working and flooded the downstairs upon first use during arrival, the entire basement had a sewer smell during our stay, linens on multiple beds were missing, kitchen was missing a lot of basic utensils and cups, for example there were only 4 forks when we arrived, thermostat heat settings were locked at 71 degrees and the house was freezing because the thermostat was centrally located in an area without windows so any room that had windows was freezing and we were locked out of adjusting the heat settings, the beds were extremely uncomfortable and the furniture looked like it had been found on the side of the road and brought in. Probably the most disgusting aspect was that we found mouse/rat droppings in multiple kitchen drawers and cupboards as well as in the basement, multiple doors didn’t close or stay shut including the bathroom door off of the living room where everyone gathered so we had to stack books behind the door any time someone needed to use the bathroom. I would absolutely look elsewhere and would not recommend anyone stay here for the price.

As advertised, would stay again. Pool needed cleaning and there was some signs of not being completely cleaned inside but nothing to deter the good times.

Fun in Sandbridge

We had a fun week in Sandbridge The house was a good fit for our family. Love the DR table, it easily fit our group of 12, the kitchen was functional and had the necessities. The pool was perfect after a day at the beach and was kept clean throughout the week. Needs some interior paint and new LR furniture (pretty dirty), but overall a good beach house.

The Beach and The Bay

What a great location right on the bay for fishing and kayaking while just a few minute walk to the beach! The property has a lot of space for friends and family. Really enjoyed the views from the dining room and both decks and my boys really enjoyed the fishing pier. All that being said about 10-15 minutes from shopping and dining and just a short drive from the Aquarium, the boardwalk, Mount Trashmore and Lynnhaven Mall. My family really enjoyed our stay and yours will also!

Great vacation

Our family wanted to have a family vacation and we were able to accomplish this , the property was beautiful , great location , management was very helpful in all aspects and the property was clean and cozy. Love that we had a pool and also were close to the beach. We had a great time. Nicollette was very nice and helful and many ways, above and beyond with her guidance and also was responsive when we needed her. Thank you for all your help!

Calming Waters

Overall we had a great time staying at Calming Waters! It is a great area and close to the beach. The house is right on the channel coming in from the bay. We brought our paddelboard and used it almost every day. Local neighbor was super nice. The beach was clean and not super busy. There is shopping and restaurants close, and the VA beach boardwalk is within 30 minutes driving distance. The house was not as clean as I was expecting, but it is also the middle of vacation season. The roof was leaky in a couple spots during a really hard rain. I notified the company, which said they will reach out to the owners of the house. 12 people fit very comfortably in the house. The kids and adults loved the pool and recreation area in the basement. The house kept very cool the whole time, which was nice on 90 degree days. All in all it was a fun, relaxing stay. Everyone said they wanted to come back next year!

Beach Retreat

This property was just as listed. Very comfortable and plenty of room for everyone to spread out. Check in was hassle free. The home was clean and neat. Multiple steps were not great for my arthritis but I managed. Pool was clean and they have plenty of kid toys and supplies for children of all ages. My son stayed in the pool even though the weather was not great. Neighbors were very friendly. I would definitly return to this home.

Family Vacation

Our family stayed here for 9 days for our family vacation. There was plenty of room for the 13 of us. The kitchen was stocked with all the essentials we needed. The game room in the basement was great and enjoyed by all. We loved the covered porch over looking the canal waterway. The pool was nice and refreshing. Nicholette was great to work with and communicate with if we had a question about something. The walk to the beach was a short walk. We enjoyed the peacefulness of the location. Only suggestion I would give is to have a pool cleaning service come part way through the week to do a cleaning. It was a beautiful home and we would definitely stay here again.

Great family fun.

We had 3 families traveling together, grandma, myself, and my sister plus our respective families, 9 people total. The layout of the house is such that each family claimed a floor, we were able to isolate the 18mo and 6yr old on the top level so they could go to bed early and the rest of us would go down to the game room on the bottom level in the evenings to watch movies (the baby monitor signal made it down just fine). House was well furnished, kitchen was well stocked, and there were a ton of pool toys for the kids which is a nice plus. There are 3 wagons for dragging things down to the beach (~10 minute walk with small kids not being carried, 6 minutes if they are) and a grill next to the pool for cooking dinner afterwards while the kids play in the pool. There's also a pier out back for fishing/boating as well. I spent a considerable amount of time trying to catch anything, but the weather/tides/etc weren't in my favor. We liked the house and plan on renting it again when we vacation in Sandbridge in the next summer or two.
