Private Remodeled Berkeley/Tennyson Guest House with a 93 Walk Score
This newly remodeled private guesthouse is nestled in Denver’s vibrant Berkeley neighborhood (walk score of 94), just three blocks from lively Tennyson Street in the heart of the larger Highlands district. Detached from the main house with no shared walls or spaces, the guesthouse offers total privacy. With 600 square feet of indoor living space, it comfortably sleeps up to four guests and includes a fully fenced private outdoor area and a dedicated parking spot for one vehicle. You’ll be just a short stroll (three blocks) from some of Denver’s best restaurants, bars, shops, and breweries. A grocery store is conveniently located just half a block away.
THE SPACE Remodeled in 2022 and designed with comfort and style in mind—think West Elm and World Market vibes—this guesthouse serves as an ideal home base for your Denver or Colorado adventures. Upstairs, you'll find a king-size memory foam bed (West Elm) in the bedroom. Downstairs, the living room features a queen-size pull-out couch. A dining table seats four, and a dedicated desk makes remote work a breeze. If you don’t need the desk, it folds up and can be easily stored in the living room closet. Entertainment includes a 50” TV with Apple 4K TV and access to all the popular streaming apps. You'll need to log in with your own credentials. Don’t have an account? Just reach out, and I’ll help you out. Please note: Dogs are not allowed on furniture, including the bed. A comfortable dog bed is provided. For families, I’ve also stocked the space with a baby gate, children’s toys, board games, cards, and books—all stored in the living room closet or beneath the TV stand. While the guesthouse doesn’t have central AC, it’s equipped with three fans and two portable AC units totaling 17,000 BTU—more than enough to cool the entire space. Both AC units come with remote controls. The kitchen is fully stocked with all the standard cookware and dishware you’ll need to feel right at home. Step outside to enjoy your private patio, complete with a dining table for four and a gas BBQ grill—perfect for relaxing or dining al fresco.
GUEST ACCESS You'll have private access to the guesthouse via a well-lit, dead-end alley. Since only a few homes have alley-facing garages, there’s very little traffic. A dedicated parking space is available for small to mid-sized vehicles (under 18 feet long). If you're driving a larger vehicle, you’re welcome to park for free on 39th Avenue between Wolff and Xavier. Be sure to check posted signs for street cleaning details. From there, it’s just an easy 80-foot walk to the guesthouse (see photos for reference). Guests have full access to the entire indoor and outdoor areas of the guesthouse, with the exception of a small, locked utility closet.
OTHER DETAILS As a fully remodeled home dating back more than 75 years, there are a few quirks worth noting: * The bedroom doorway is 6 feet tall. * The vaulted bedroom ceiling reaches 6'5" at its peak—those taller than average should be mindful of the slope to avoid bumping their heads. * The staircase is steeper than usual but safe. If you have mobility concerns or a condition that makes climbing stairs difficult, this may not be the best fit. Lovely Stay
Beautifully remodeled, well appointed with great private outside space. The property manager was super friendly and accommodating. I may have missed it in the description, but parking a large vehicle requires parking in the neighborhood about 100+ yards away from the alley way entrance and watch your head when you enter the upstairs bedroom, very low clearance. We enjoyed our stay!

Property is everything it is advertised to be. It was very clean and Cory was super responsive to any questions we had. It is a smaller space as advertised. Two adults is comfortable but anymore would be kind of tight.

So charming!
Oh man, this VRBO is literally perfection. The space was perfect for my husband, dog, and I. It’s gotta be one of the cutest places we’ve ever stayed at. I also LOVED the private entrance and the small fenced area for our dog - sooo nice. It was very clean, has everything you need (just bring your own laundry detergent), and is in a great, safe location. We walked to a coffee and donut shop and loved the cute neighborhood. The guest house has such a cute charm and we would definitely LOVE to stay again. You won’t regret booking here!

Cute and Comfortable Guest House
We stayed recently for two nights and it was perfect. The location was quiet and nicely taken care of. The king size bed was very comfortable and we were provided with everything that we could have needed. In taking a walk with our dog around the area there are some very beautiful and eclectic surrounding homes. There is a coffee shop around the block that has AMAZING food and coffee called Convivio Cafe. And there is a restaurant nearby called Fox and The Hen that just opened while we were visiting that was outstanding!

We've been traveling to Denver with dogs for years, but this is first time we've stayed in Tennyson Street neighborhood. Cory's guesthouse was perfect for us & our 2 small dogs. Everything you need including a great neighborhood to walk about and enjoy lovely old & new homes with beautiful gardens & small ethnically diverse eateries of all stripes. Two parks are also within walking distance. It is plain that Cory has taken great care in making his guesthouse on a lovely property as welcoming & accommodating as possible.

Great spot
My husband and I made a last minute trip up to Denver and found this lovely place. It was clean, well kept and in a great neighborhood. The owner was responsive to questions yet gave us complete privacy. It had a great little yard that the dog loved and we walked to sandwich shops, grocery stores and more. I highly recommend Julio's for breakfast.
Watch your head at the top of the stairs! We hope to return for another stay.

Exactly what we needed
I recommend booking this space. The guesthouse was perfect. The guesthouse and yard were clean, exactly as described and pictured. We had our dog with us so having access to a private, fenced yard was great. There is not parking directly at the rental, but there is plenty of street parking.
If you’re not familiar with the area - Berkeley/Tennyson is lovely, super close to Sloan’s lots of dining and drinking options around.
Communication with Cory was easy and he was really responsive with the couple of questions I had.
