Welcome to Loomis! Come Relax with family & Friends in our beautiful 3 bedroom single story country home. This home has a full kitchen, 2.5 baths, and full size washer & dryer. It has a pull out sofa bed in family room making it able to sleep 8, perfect for a large family or two families. Come experience the beautiful town of Loomis. It's country living but so close to everything including outdoor activities like hiking, biking, breweries, wineries, and more. We are 1.5 hours from Lake Tahoe & San Francisco.

ABOUT THE HOME:

This beautiful country home is your perfect get away. Enjoy the entire house to yourself. Close to Tahoe, San Francisco, and Folsom Lake. Enjoy amazing restaurants in Loomis such as LBB, Gander, High Hand and Reds. Minutes from Loomis’ cute Flower Farm. Enjoy your morning coffee with the country views. Enjoy dinners in your full kitchen. The home is stocked with books, games, and TV. We are pet friendly. While guests are welcome to walk their dogs along the road, please note that access to the back of the property and the 20 acres is not permitted.



UNIT PERKS:

--This rental includes a kitchen with a fridge/freezer, sink, stove, oven, microwave, toaster, blender & coffee maker. Essentials like plates, cups, cookware, utensils, & paper towel will be provided for your use.

--Along with coffee, creamer and sweetener are provided.

--Cooking spray, olive oil, salt/pepper are provided.

--A hair dryer and showering essentials/bath towels are available. Each bedroom has a dresser storage and hangers for clothing storage. There is also an iron and ironing board in Coat Closet.

--A few board games are available for your use in the TV console.

--A fire pit/chairs are available in the side yard for your use. Guests can bring their own firewood.

--Guests can park in the garage and on the driveway.



TECHNOLOGY:

--A large, flat screen smart TV is hooked up in your living area, and there is another TV in the master bedroom.

--High Speed Wifi is provided.

--A washer/dryer is available for your use in the home that is located in the garage.



ADDITIONAL INFO:

We welcome guests of all backgrounds! However, due to prior disrespectful renters and property damage, we will only be accepting booking requests from:

--AirBnB users who are "verified" and who already have positive reviews from other hosts.

--Renters that are above the age of 25.

--A maximum of eight guests per reservation. Extra guests are not allowed.

--We value our relationship with our neighbors, so events/gatherings/parties are not to be held by guests. To keep the unit in excellent condition for future guests, we are firm on these rules. We apologize for this inconvenience and thank you for your understanding.



***Note that the home is on 20 acres on country property. We do have coyotes, deer, and all sorts of animals. Please leave pets in fenced backyard or on leash and pick up after them. There will be an additional charge for any dog poop that is not picked up.

***Note that if you are bringing infants/babies, the unit is NOT baby-proofed. (Furniture is not secured to walls, outlet blockers are not included, cabinets/drawers are not locked, etc.) You assume responsibilities for all guests.



**CHECK-IN & CHECK-OUT INFO**

- Between 4:00 PM and 10:00 PM (Pacific Standard Time)

Please note: We do not allow late check-ins, and there is no after-hours customer service available. Guests must arrive within the designated check-in window.

- Check-out Time: By 10:00 AM.

- Check-in Instructions: Detailed check-in instructions, including a key code for entry, will be sent via Airbnb messenger on the morning of your scheduled arrival.

- Cancellation Policy: We have a moderate cancellation policy. For full details, please refer to Airbnb’s cancellation guidelines.



**GUEST ACCESS**

Guests have full access to the entire property. At least one host is always available via text if you need assistance during your stay.



**PET POLICY:**

- We only allow 1 pet per stay

- We are pet-friendly, but please make sure your pet is quiet and respectful of the space and other guests. Please note that if you plan to bring a pet, there is a $50 pet fee.

- Pet must be crated if left alone in the home

- Pet must be on a leash when outdoors on the property

- Guests must pick up after their pet; a cleaning fee applies if extra cleanup is required

- Pets are not allowed on furniture or beds



**FOR STAYS LONGER THAN 21 DAYS**

An additional cleaning fee ($125) will be applied to ensure the continued cleanliness and maintenance of the unit, as our cleaners will be required to service the unit every 20 days. This charge helps us provide a high standard of cleanliness throughout your extended stay. Additionally, we will require a $300 refundable deposit, which will be returned promptly once our cleaners confirm there is no damage to the property.

We are located on 20 acres in Loomis. Very safe area. Enjoy the country views, walking trails but close to shopping, food and freeway.



Getting Around:

It’s very easy to drive around and explore the area, lots of available parking.



Other Things to Note:

- Our cancellation policy is moderate, offering flexibility for your travel plans.



- Pet Policy: If you plan to bring pets, there is a $50 pet fee per pet



- Please note that our landscapers visit every Thursday, and trash is taken down for collection every Sunday/Monday.
