We want you to have a great stay. These guidelines are here to protect the property and keep things running smoothly for everyone. By booking this property you agree to follow these rules during your stay.

⭐ Check-in and check-out

• Standard check-in is after 4:00 PM
• Standard check-out is by 11:00 AM
• Early check-in from 3:00 PM is available for $40 when approved in advance
• Late check-out until 12:00 PM is available for $40 when approved in advance
• Unauthorized late check-out may result in a $100 fee
• More than 2 hours past check-out may result in a $100 daily charge plus any vacancy or relocation costs


⭐ Guests and overnight visitors

• Only registered overnight guests are permitted
• Unbooked overnight guests may be charged $100 per guest per night
• Please ensure your reservation reflects the correct number of guests before booking


⭐ Noise and quiet hours

• Quiet hours are from 10:00 PM to 8:00 AM indoors and outdoors
• Please keep conversations, music, and outdoor activity low during these hours
• A privacy-safe noise monitor is located inside only for property security and house rule support
• If quiet hours are exceeded the noise monitor will alert us and we will reach out before any further action is taken
• Quiet hours violations may result in a $250 fine


⭐ Parties and gatherings

• Parties and unauthorized events are not permitted
• Small group celebrations are welcome with prior approval, please message us before booking
• Violations may result in a $450 fine and possible removal from the property


⭐ Smoking

• Smoking of any kind is permitted outdoors only
Indoor smoking of any kind including cigarettes, cannabis, and vaping is not allowed
• Indoor smoking violations will result in a $500 fine


⭐ Pets

• Pets are permitted only if included in the reservation
• A $50 pet fee applies per pet
• Please clean up after your pets at all times
• Pet waste left behind may result in a $100 fine
• Damage or excessive mess caused by pets may result in additional charges


⭐ Pool, fire pit, BBQ, and outdoor areas

• Pool, pond, and fire pit use are at your own risk
Children must be supervised at all times around water, fire, and all outdoor areas
• Pool hours are from 9:00 AM to 10:00 PM
• Please supervise all fires and fully extinguish them before leaving the area
• Guests are responsible for cleaning the BBQ after each use
• Propane is not provided and must be arranged by guests
• Parking on grass is not permitted and may result in a $200 admin fee plus repair costs


⭐ Property care

• Please treat the property, furniture, and outdoor areas with care
• Stains on beds, couches, or linens may result in a $100 fine
• Makeup towels or interior pillows used for makeup removal may be charged at $20 per item
• Glitter, confetti, sequins, fake snow, party poppers, table scatter, balloon filler, and similar materials are not permitted indoors or outdoors. If found, a $250 cleaning fee will apply
• Towels, linens, and pillows must remain on the property. Missing items will be charged at replacement cost plus a $50 admin fee per item
• Any other missing item will result in a $50 admin fee plus replacement cost


⭐ Security and access

• Please close and lock all doors and windows when leaving the property
• Exterior security cameras are located outside only for property security
• Property staff may need access to outdoor areas during your stay for maintenance or upkeep. We will always give notice when possible


⭐ Temperature and thermostat

• Please message us if you need temperature adjustments. We respond quickly and are happy to help
• Please do not manually override the thermostat settings


⭐ Garbage and recycling

• Please bag all garbage and place it in the designated bins outside
• Recycling and compost should be sorted and placed in the correct containers
• For stays longer than 3 nights please ask us about garbage pickup schedule


⭐ Nature and rural setting

• This is a private rural property surrounded by trees and nature
• Bugs, insects, mosquitoes, wildlife, and seasonal outdoor conditions are a natural part of the setting
• Refunds will not be issued for normal outdoor or rural conditions including insects, wildlife, or seasonal debris
• Please do not leave doors open for extended periods as this may allow insects into the home


⭐ Septic and plumbing

• Please use the septic system properly
• Only toilet paper may be flushed. Do not flush tampons, wipes, paper towels, tissues, or any other items


⭐ Fee summary

• Indoor smoking: $500 fine
• Party or unauthorized event: $450 fine
• Quiet hours violation: $250 fine
• Prohibited decorations (glitter, confetti, etc.): $250 cleaning fee
• Stains on linens, beds, or couches: $100 fine
• Pet waste not cleaned: $100 fine
• Unauthorized late check-out: $100 fee
• Unbooked overnight guests: $100 per guest per night
• Driving or parking on grass: $200 admin fee plus repair costs
• Missing items: $50 admin fee plus replacement cost
• Makeup towels or interior pillows: $20 per item
• Early check-in (approved in advance): $40
• Late check-out (approved in advance): $40

Space Heaters
Space heaters are provided for your comfort. To keep the property safe and the power running properly, please follow these rules:
Do not move the heaters from their designated location. Do not plug more than one space heater into a single outlet — this will blow the breaker. Keep flammable items away from all heaters. Turn heaters off before sleeping or leaving the unit.
A $100 fee may apply if a heater is moved or damaged.
